Renting from Dodson Properties has been the most traumatic experience I've had as a renter. Dodson is the epitome of a slumlord with 525 E Grace St apartments. Pros- Close proximity to work and school, access to GRTC/Pulse, supermarkets, great restaurants and entertainment, units have sizable square footage at below market rent for Richmond city. Cons - 1. Poor maintenance - Pet urine, feces and blood can be found any given day in the lobby, elevator or hallways. Elevator smells like piss daily. Subpar maintenance cleaning schedule - was 2x monthly for a fully occupied building of 30+ units, now it's inconsistent 1x a week and they do a pisspoor job. Rat infested alley with garbage left to pile up and spew into the street. Tenants go months without heating/cooling due to broken or faulty HVAC systems. Duke Dodson simply doesn't care if families with newborns or young children are left in a cold apt in the winter or the sweltering heat in the summer. 2. Safety/Security is an issue - stolen packages (complain to mgmnt often, no response or told to have items delivered to work/PO Box, no security cameras at entry door, frequently broken entry door, homeless sleeping in alley door exit or front entry steps. Parking below the building is provided at a cost but your car is broken into repeatedly and you may get stuck in the garage because the gate is faulty and doesn't always work. 3. Maintenance will enter your apt without notice even when there's no emergency or appointment. 4. High turnover of Property Managers - no one stays more than a year, tenants never know who handles property, no response/delayed response to requests/questions. It's nothing short of a miracle if anyone answers the office phones. Frankly, there's an issue with poor maintenance of the property and incompetent management from the owner down to staff. Less than one star is probably more accurate. They are rude, incompetent, and never follow up unless you are the owner. I know the owner of the house I live in, and have lived here for more than three years. We had no issues until Dodson became the property manager. I have seen the way they respond to me and how they respond to the owner. Completely different tones. They make false promises over email and phone, and then forget to follow up and in some cases even blamed ME for their lack of follow through. Additionally, it seems consistent that the houses they manage are covered in black mold, dead trees in the yards, and plumbing issues (there's a literal tree root growing into the plumbing below the basement). I rarely leave reviews but this is the worst property management company in Richmond and I 100% do not recommend them. read more

I went to see a Dodson property and the leasing agent wasn't on time. The tenant showed me the property instead. The tenant said "Don't rent from Dodson." A cabinet came off the wall three weeks ago and she said she had gotten zero response about getting it fixed. I actually did sign a lease for a property. After I signed, they told me renter's insurance was required. I was moving in 7 days, which they said was fine. The agent made it much harder than it needed to be by not giving me all the information I needed up front so I had to run around needlessly and hustle to get it all done. I found out that they charged me more than just the deposit and first month's rent. For the second month, they also added some fees. I have no idea what. So I am already in arrears, but can't get anyone to give me an itemized bill. I've tried to get in touch with Dodson by my initial agent changed to an intern (which they told me upfront). The intern was temporary until the permanent person got up to speed. I have contacted all 3 and never got a response. I am crossing my fingers that I don't have any problems with this house because I don't expect any help whatsoever. This experience has been very one sided. I feel like I BOUGHT a house. Everything is on me. I would never do this again. Edited to add: The reply posted below again makes it all seem like I am just stupid or it's all just a misunderstanding. No, it's as I stated. Let me start this review off my saying that I did rent from Dodson for two years previously, and during that time I didn't have any serious issues. Since I had already been renting with Dodson, I chose to rent another property in Manchester once my lease ran out. I assumed I would have a similar experience, but I was so wrong. I rented the apartment without seeing the actual unit (my dumb mistake). I had seen a downstairs unit in the same building a month ago, and didn't see anything immediately wrong with the place so I decided to jump on it when I saw a new listing for $100 cheaper. There were immediate red flags. The apartment advertised a half off first months rent special when I signed the lease, which they promptly forgot about and it took about two weeks of screenshots of reminders to get them to honor. Then I actually get the keys. I was a little put off because I immediately noticed three sets of blinds that were in pieces, and that the smoke detectors were just chillin' on the counter, but they did not make the extra effort to install them. This was annoying but minor. There was also an abandoned washer dryer just hanging out in the back porch collecting dust. It didn't make fit a nice view, but I was still getting a good deal so I wasn't going to complain. I tried setting up a small twin bed in the smaller bedroom and -CRACK- a prong of the bed just goes through the floor. I wasn't even putting weight on it! This concerns me greatly and I put in a work order. At my previous property, stuff was taken care of and acknowledged within three days. I was still hopeful that they would be as responsive in this unit. I was wrong Not only was my floor collapsing, but I noticed a few days later that my washer dryer was leaking. I hadn't used it yet. I stopped bringing my belongings in on the second day due to the floor fiasco, and I had not even spent the night in the apartment. I set up property melds and followed up by emailing my property manager, but nothing was getting fixed. They would send someone from maitenence to look at the place but they would call at 5pm and say they couldn't fix it today but they would get to it next week, or the next day. This happened like three times. Water is still seeping on to the kitchen floor. I notice there is some mold in the kitchen and the corner of the cabinet new to the washer has rotted due to water damage, so it had obviously been an issue for a long time. There is also visible patches of mold on the entryway to the building upstairs, and a hole in the wall of my bathroom by the shower. I realize that this place has serious issues, and has not been maintained in a long time. The kicker was when I got my security deposit back for my old place, and they charged me $253 for a cleaning service for a place that I already scrubbed clean. I asked for a detailed list of what they charged for and received the most nitpicky, passive aggressive document full of pictures of rooms that still looked clean. At this point, I have come to expect landlords to deduct unnecessary charges, but I was furious that they charged me for minor details in my old place, but did not display the same attention to detail when I was moving in to my new place. Again, I had broken blinds and abandoned appliances and holes in the wall (and now floor!) I gave up. I sent a certified letter asking to terminate the lease and threatened to get the building inspected. They let me out- the one nice thing they did in this whole experience. Mind you, my letter stated that I am requesting the security deposit in full. The document I signed to let me out of the lease said I would receive my security deposit back in full, minus any damages. I never spent one night in this place, and the amount of things I moved in was less then the amount to fill a small car when leaving. Dodson has been proven incompetent again, because it is now exactly 45 days since the end of my lease (10/31) and I have still not received my deposit, despite sending them my forwarding address the day they asked for it. It will be submitting another certified letter to them demanding my deposit, taking them to small claims court, and submitting a complaint with the BBB (by the way, they are not an accredited business on BBB and already have 19 complaints against them! read more

We lost our heat Wednesday. A repair order was place upon that time. We spent thanksgiving elsewhere and put another request in Friday. Then I called another 3 times Saturday. Saturday night, the power in a room went out and hasn't turned back on. Throughout the day Sunday I called another 3 times. All for "emergency maintenance". This morning I called another two times. Telling them we've been out of heat for 5 days now while it is below freezing out. They kept telling me someone would call me. No calls came, FINALLY after being a bit rude and telling them it needs to be fixed today, I got a call within 15 minutes. Someone then came out within 30 minutes. He stated to me that he was working all weekend and never got a call to come out. He felt really bad about it and I could tell. But, he was a technician. He couldn't even fix the problem. He made some calls and said that someone should be contacting me soon. No one did. After 5 more calls to our property manager, I decided to call the technician to see if he heard anything. He was shocked to hear that no one called me at that point. He called the electrician and they came out within 30 minutes and fixed the issue in about 20 minutes. We waited 5 days. UNACCEPTABLE. I'm so disappointed with the customer service and lies. We've blown fuses and have stacked up a high bill by having to rely on space heaters and staying elsewhere. I will never recommend Dodson to anyone. Why even have emergency maintenance if you don't consider it an emergency and wait 5 days and 10 calls made to attempt to fix the issue? Five years. Five long years we rented in Brandermill. We loved the house and the owner and took excellent care of the home.            Dodson was wonderful when Dave Ott was our property manager. When he left it was no- show appointments and service calls unanswered. Not to mention the endless property managers we had. We spent our own money fixing small things. It was easier than trying to deal with a work order.     When we gave our moving notice they would make appointments to show the house and not notify us if they canceled. They had an appointment once with at least 20+ people. People roamed around and stayed as if we weren't even there. For over an hour! Its a rental ...not for sale . It was extremely rude and the agent should have taken control and kept the showing shorter. But wait ! She didnt show up and sent a new employee who was completely overwhelmed. And he actually thanked ME and apologized for the crowd and the time they stayed because I directed them out the door. Appointments would show up before the agent who was always late. There was such a lack of professionalism. There is so much more but I'm tired even thinking about Dodson.       Their high turnover in employees speaks volumes for this company. After 3 phone calls, 4 emails, and texting the phone number Ashley gave me, I still haven't heard so much as a peep about when, where, and how to get the keys to enter the apartment we've already paying rent & fees for. To put the cherry on top, they've listed the building for sale and are conducting tours without giving any prior notice. If this isn't illegal negligence and mismanagement, it should be. I would first start by saying that the level of communication with the property managers is just terrible. They will never respond to you but as soon as they need something from you they are all over your back. Just about everything is a mess. There have been numerous pests living here including roaches and mice. The trash situation is a mess. When you put in a request for something to be fixed it rarely happens. That is after the two weeks it takes to send anyone out to take a look. The worst part might be the fact that you can hear literally everything from the neighboring apartments as if the place is made out of paper. The property manager assigned to us has very little experience. The living experience was adequate. Some responses were answered quickly. We rented another place through them. We were charged for non-existent damages. Their dispute process is non - existent. We had no opportunity to review damages that existed when we moved in, or see what they were referring to. An absolutely horrible management property. We ended up not even going with one of their properties and they still tried to swindled $400 out of us claiming they don't do refunds. I would've believed it if not for the fact that the papers we signed and went over specifically stated all fees would be refundable minus the application fee IF application was processed. Our application was never processed, so we were entitled to the $50 per application back. After getting in contact with the apartment complex, we were ensured that we would be receiving the FULL, COMPLETE $400 back as the application was not processed. We were told that the refund was requested on 11/16/18 and sent to the main office to the accounting department. The check would be in my mailbox in 4-5 weeks. I waited 4 weeks, called to check status as $400 is a lot of money. I was told "More time is needed since it was only sent in on 11/16/18." I said okay to that and then proceeded to be ignored for four more calls and tossed around. I threatened lawyers on a voicemail as they never -NEVER- call back. No call back. I gave them a few more days. Sent a notarized debt collection. INSTANTLY CONTACTED THE NEXT DAY. Was told bs about "no refunds but for some reason gave you one" (lies) and that they just cut my check and it would be waiting for me or they could mail it. I went and picked it up and guess what was inside it?? THE INFORMATION FOR THE FULL REFUND AND WHY IT WAS BEING FULLY REFUNDED DATED 11/16/18. I HAD TO WAIT WEEKS EXTRA FOR MY MONEY. Honestly, the wait time was never the issue the unprofessional attitude of the people, being ignored, thrown about between corporate and the complex, and just the "scam" feeling of the while situation really put such a horrendous taste in my mouth I will NEVER rent property from Dodson. I should not have to threaten court and debt collection in order to get a phone call. Obviously it was easily for them to call me twice and text me repeatedly afterwards so why couldn't they respond and be decent during the entire situation?? I could not sing Dodson's praises any more highly and would recommend them over and over again to anyone looking for a management company. I'm on the Board for a condominium building in Richmond City and after years of trying to self-manage, we were referred to Dodson. We work specifically with an Association Manager named Foster. Foster has worked tirelessly to help our building when we've had emergencies (on or off the clock), to schedule a reserve study and attend our work/planning session, to organize our financials/ vendor contracts, and to maintain regular communication with the building's residents. While these points are written into our contract as expectations, I feel as though Foster goes over and beyond with the highest levels of professionalism and attention. Dodson has highly reliable companies that they've referred us to for varying needs. I was skeptical at first that there may have been some sort of "kick back" for referrals they give, but our contract with them clearly states that they accept nothing in exchange for their referrals,and at any point we can always select our own vendors outside of their recommendations; the irony is - their recommendations have actually outperformed our own previous selections! Their rates are affordable and I feel like we really get every penny out of what we pay. Last but not least, Dodson has a wonderful handy man, Knox, who is truly a jack of all trades. He's quite accessible, very reliable and trustworthy, and consistently does good work for everyone in our building. I wish that I could give less than a one star review, but alas I can't. Where do I even begin with this horrible company? We have rented for years and are great tenants. We moved into a Dodson Property in Stafford and the nightmare started in 2018. Let's get one thing straight, in our experience, Dodson is NOT tenant friendly, it's all about the owners of the properties that bring the money in for them. I get it to an extent, it's a business, but your tenants are your customers too. Dodson representatives have said this owner has another property and is a nightmare to deal with. My partner and I have disabilities; he is a disabled Marine and I am profoundly hearing impaired. The trouble started when we provided medical documentation of our ESAs that is protected under HUD's Fair Housing Act and that is when the property owner (who lives down the road) lost her marbles (again my opinion and experience). She stepped up the harassment because she "hates" cats and my two just bothered her to no end. We had to have an "emergency" inspection done a couple days prior to Thanksgiving with family staying with us because the owner demanded it. Ironically we took excellent care of her home over the two years we were there, having it professionally cleaned biweekly and carpets cleaned every couple months. They came, everything looked great and they apologized. I made the wonderful D.Sibert open every single cabinet and door and he is the only great thing about the company. Keep in mind this is an extra inspection on top of the ones that are built into the lease that are excessive as they are basically coming into your house every three months and taking invasive photos to send back to the landlord of the "condition" of the house. COVID: We told S.Rill and D. Chittum we weren't comfortable doing tenant showings due to being immune compromised and also having a potential exposure. Corporate said showings were "back on" and after consulting with an attorney, he said while it was pretty poor form to risk a tenant's health, we were obligated by the lease so we complied. Hey, who cares about tenants, need to hurry up and flip the house to make money right? One prospective tenant ran out of house sputtering in anger because D.Chittum never told her about the potential COVID exposure and promptly threw her sweater in the garbage outside. I am trying to schedule the showing of a rental property, but the current tenant refuses to allow it based on health concerns. What do we do? A. During this time, it is advisable to look at other options. Perhaps a video walk-through of the property could be used to show to prospective tenants to decrease the amount of people walking through the occupied unit. D.Chittum asked us for a video of the property before showings began and we happily complied. Then a short time later she said the landlord is demanding access under the guise of bringing a "painter" in to look at the property. We were trying to pack and move in peace and this was right when COVID was breaking out in Virginia and we had to deal with the added stress of this. MOVE OUT INSPECTION: We let D.Chittum and S.Rill know that we wanted to be present at the walkthrough, but a day or so before the agreed upon time, D.Chittum said to just leave the keys and she wasn't sure what time she would get there, complete disregard for our time. She further stated we couldn't be present at the walkthrough due to COVID concerns. First of all, the Virginia Landlord Tenant Act (see below) is clear on this, tenants have the right to be present. You can't have it both ways, you can't force us to parade prospective new tenants through our house and risk exposure, yet not allow us our VLTA right to be present at the move out inspection. Second of all, we were still legally the tenants when she did the walk through, so how is that even correct? My partner had to wait in the car while she did the inspection and then we were forced to provide receipts of the professional carpet and home cleaning we did in order to get the inspection report. In the lease, it doesn't say this has to be done, we did it for our convenience, so forcing us to turn those receipts in wasn't right. VLTA § 55.1-1226. Security Deposits "Upon request by the landlord to a tenant to vacate, or within five days after receipt of notice by the landlord of the tenant's intent to vacate, the landlord shall provide written notice to the tenant of the tenant's right to be present at the landlord's inspection of the dwelling unit for the purpose of determining the amount of security deposit to be returned. read more

Provided us with two 20-year old space heaters and warned us they may catch fire or cause a fuse to blow leaving us without power. They are in every sense of the word slumlords. They will raise your rent upon renewal far beyond market rates. Check apartments for rent in your area and see that your place rented through them is still listed even with you having a lease! Don't do it... Dodson Property Management is trash and if I could give zero stars I would. I tried multiple times to get in contact with someone from Dodson since January 2022. It is now May 2022! This is ridiculous. Dodson owns a lot of the property in downtown Richmond and the fact that someone is refusing to do their job is preventing people from finding housing, and it's preventing the company from making money. If this is how the employees act when you are trying to find an apartment and give them your money, I can't imagine what happens when you have a maintenance request. Luckily for me, I had a flexible move-in date. I feel like people are being forced to apply for apartments that they have not toured because Ashley Lusich refuses to do her job. Ashley Lusich is the Dodson Property Leasing Agent that you are supposed to tour units with, but she never responds. I have contacted her via the information provided on the Dodson website: calling her directly, email, I used the "schedule a viewing" button and the "contact us" tab on the Dodson website, and I also sent her a text. I have contacted this company so many times over the last 5 months that I lost track. After two months of trying to reach Ashley Lusich, Christopher Johnson responded to one of my inquiries in March 2022. Instead of helping me get in contact with the leasing agent, he sent me a copy of their "Frequently Asked Question", which didn't answer my questions or help me schedule a tour of their properties. I continued reaching out to Ashley Lusich and the Dodson headquarters to schedule a tour by submitting inquiries weekly. On May 10, 2022, Kiki Baxter from the main office contacted me and said someone would reach out. She also told me to schedule viewing on the website as if I hadn't been doing that since January. Ashley Lusich finally contacted me on May 10th and said she would give 24-hr notice to the tenants so I could tour the units the following week. It has now been 8 days without a response. I messaged her three times in an attempt to follow up and of course, she has not answered. My friend told me she had the same experience with Ashley Lusich last year and she kept trying until Ashley responded two months later. Dodson is not the only all-inclusive apartment company in town. If you are looking for an all-inclusive place, or a place that includes the majority of the utilities like cable and internet in the rent, try another company first. Literally the worst company you could rent from in Richmond. Only cares about money. I'm afraid to even say too much on this review because they LOVE to hand out violations to tenants for the smallest things, all while never even apologizing for having our entire building infested with roaches twice in the time I've lived in it, letting people steal your packages, and so much more that again, I'm afraid to even go into too much detail with. I live right beside one of their properties. If they did even the bare minimum this place would be wonderful but instead they let the house fall into disarray. The roof was leaking on tenants for months and they would not fix it and now the siding is peeling off and rotting and falling into my yard. I am asking them to fix this if they do I will change my rating, if they do not I will continue posting here about not renting from this property management group. Horrible!!! read more

Upon move in the property wasnt completely clean but I was charged excess cleaning and painting fees after I complained about verbal abuse from an agent. I was called a bltch and he (Garrett) then said "calm your fukin tits", it was recorded on the ring camera. He apologized but they retailiated by not allowing me to get expensive alarm equipment and a basketball arcade AND charge me cleanup for leaving it. The listing states that lawn care was included and it still says that but bc it wasnt in the lease they charged me for lawn care. Beware of this company. I will provide pics of peeling paint and dirt behind fridge upon move in. read more
