This property overcharges for old units. My unit had an AC unit pouring out water each night during the summer. It took over a year for their maintenance staff to figure it out. Not great living with rusty water in your carpet and management telling you to sleep with your window open if you're hot. Renters beware!! We were living at this mismanaged nightmare for just over 5 years. In five years, our rent was increased a total of $724 per month. It Started at $1,811, when we left it was $2,535. In addition to your rent they will add additional charges monthly, and those charges also increase annually. Fees started at $140.00 a month, when we left it was $200.00. A/C unit was underpowered for the size of our apartment, and with the lack of good insulation your summer electric bills will run anywhere from 600-1,000 month. It may be better for downstairs units. The pool was a constant problem keeping it properly maintained. The city closed to pool multiple times for unhealthy conditions. One July 4th weekend it was well into the triple digits and they closed the pool, because it was filthy and green. Parking is very difficult to find in the complex and they have a very aggressive towing company patrolling the property. They rented out apartments to solar company worker during the summer which turn the barbecue area and pool into a frat House atmosphere. They seem to rent to anyone with a pulse, so including section 8. This has increased police presence at the property in the past couple years. When you move out don't expect much of your security deposit back at all. We gave them the two month notice. They require April 6, we were moved out mid May, I asked if we could just change my ending date at the end of May, they refused and prorated me for the six days in June. That was an extra $660 for six days of June. Do yourself a favor and keep looking for a better place to live, it may look nice on the outside, but they will bleed you for every dollar they can get. Update 5/9/2026: I would like to clarify that in addition to the filthy, moldy, rusty, dishwasher replacement #1 that was installed a second replacement dishwasher was brought out. It also had filth in the bottom of the tub and the racks were covered in rust. The heating element appeared rusted as well. DH was unable to provide a dishwasher unit that they said "met my standards" as they were offering "the best unit available on the property." The dilapidated condition of replacement #2 was completely unacceptable. Rust is known to flake off racks causing damage to dishes, pots and pans, glassware, cutlery and silverware. DH declined to replace my belongings if they became ruined by the rusty "best available dishwasher" offered. Absolutely, "my preference" is to have NO DISHWASER in my unit at this time as I do not want a repeat flood, damaging my personal belongings in the closet by another faulty leaking dishwasher or subsequent damage to my cookware from an old rusty machine. I would happily take a used unit that does not have rust or mold or filth. These dishwashers were certainly not "upgrades" in the way most people would define an upgrade. Expecting a working appliance in good condition is not a "preference" or "upgrade". It is a requirement of the lease. It is true that the water damaged baseboards were treated for mold and repainted. The beige carpet, now stained brown from water damage, in the closet had zero repairs done. A request for cleaning and or installation of new carpet was requested verbally and in writing. I was told it would be taken care of. To date, it has still not been addressed. Thank goodness DH is in the process of upgrading the mailboxes. The DH slogan is "Seeing is Believing" and we are standing by patiently. There has been rampant mail theft 2-3 times a week for at least five years. I now make other arrangements for mail delivery. The mailboxes near the front office were updated and replaced in 2023. Tenants in the back of the complex were promised the installation of secure mailboxes in 2023 as well. Three years later, this issue has yet to be rectified. I sincerely hope this is not another empty promise. On good faith, I look forward to having a basic right of secure mail delivery on the premises. I would be happy to discuss this further if management is willing to address the maintenance issues noted, not just my complaint about it. read more

Update: as you can see I got a reply in regard to the following. I never said the additional fees are not in the lease. The additional fees and utilities should be verbally disclosed and itemized as well !!! I would not recommend living at Dominion Heights Apartments. After moving out, I was charged nearly $150 for cleaning and another $150 for paint, even though the walls and cabinets were left in the same condition as when I moved in. I took care of the apartment and kept it clean, so these charges felt unfair and excessive. Not only will you pay your own separate utilities but you will also help them pay property water , electricity, HOA fees which should all be calculated with the rent !!! During my time there, I was also notified of a rent increase of about $180, which did not reflect any improvements in the property or living conditions. The overall environment was not pleasant. The trash area was often overflowing and poorly maintained, with garbage sometimes spilling into the driveway. Noise was a constant issue--neighbors would play loud music late into the night, and there were frequent disturbances, including arguments in the parking lot. My upstairs neighbor regularly yelled, creating an uncomfortable and disruptive atmosphere. Overall, this did not feel like a well-managed or peaceful community, and I would strongly encourage others to consider these factors before signing a lease. read more

Staff is friendly. Unfortunately given the amount of mold found not only in the kitchen, but the bathroom, seems to be not in compliance with HSC 17920.3 Ventilation in these apartments for the bathroom is not nearly enough to even help reduce the growth of mold. Leaks are never repaired correctly, though maintenance staff has always been very kind and responsive. Until there is an actual remedy for the constant mold and leaks, I wouldn't recommend renting in this facility. Sadly this is not a staffing issue, this is an owner of the complex issue. read more

Don't call back when they say they will, best chance is to wait in lobby until you are helped. -Fees that go up every month for no apparent reason (Environmental Fee, Rent) Do with that what you will, I was there for 1 year and just turned in my keys today. The office staff fails to respond to emails or phone calls, they always have some sort of excuse. Their corporate office ain't no different. Unfortunately, I had to move out because they failed to fix my AC in a timely manner. They kept making excuses or stating they are waiting for "approval". I was a resident for about 4 years and felt mistreated. Felt like we were forced out and left us with no choice. You know every time I looked up this place I couldn't believe why the reviews were so low. I mean after all DH is one of the nicer apartments in Fresno. Well it wasn't until I actually applied that I learned why the reviews are so bad. I got a tour, applied (completed the application and sent pictures of my documents including my drivers license). I was verbally told I had been approved. Then, a couple days later I received an email where I was being told I was being denied due to a criminal records (!!!?!!!?). I immediately disputed the allegations. Their background check company told me that they had maybe pulled up the wrong person perhaps someone with a middle name.. how could that be possible if I sent a picture of my drivers license and I clearly don't have a middle name!? Anyways I called DH and they told me that once my background check was resolved a new report would be sent to DH and that they would contact me to continue with the application. A few days passed, no one had contacted me and the apartment that I had applied to was back online for rent! It wasn't until a week later where I was finally able to speak to Doreen from the front desk. She had no answered to give me and asked if I had been emailing the manager to with my concerns? Ummm yes I had! And I had not received any response back. I was finally able to speak to someone from management (this person actually manages The Cascades, the other apartment complex in the area). They told me that the person who had messed up on my application had already been fired? Regardless still didn't justify the lack of communication and follow through on my application. It wasn't until about a week and half later that I finally received my "holding deposit" back. Yeah, at the time you apply you don't only pay an application fee you also pay $400 as a holding deposit. If this is how this place is while you apply I can't even imagine actually living there. By far, the worst place I have ever lived. If I could give 0 stars, I would. The amenities were always broken, the management is rude (there were 3 different managers while I lived there for 2+ years), the grounds are not kept up, but worst of all, they charge you unbelievable amounts for rent and will keep your entire deposit. Broken amenities included the barbecues, jacuzzi, gym equipment (treadmills), gates and fences, and key fobs. They advertise it being gated community. It is NOT. Homeless people sort through the trash on almost a weekly basis. Nothing is locked or safe. My garage that I paid for was broken into and management did nothing about it and told me to call my insurance. The garage door constantly broke and at times I could not secure my car or the things I had in my garage because maintenance takes their sweet time responding to anything. You are told on the website that maintenance requests are done within 48 and it's a guarantee!! LIES. They have so much false advertisement it's ridiculous. The pool was consistently dirty and green. Every time I said something or asked about it, the manager said they were working on it. Months will go by while they feed you that crap. They switched managers at least 3 times while I lived there, not sure why. Each one seemed to be worse than the previous. They are extremely rude and don't give two sh*ts about the tenants. The grounds upkeep is a joke. It is constantly flooded YEAR ROUND, even in the summer because they over water everything. The trees are not taken care of and you will have to endure trees falling on fences and cars while living there. MANY times this happened. So I would advise not parking in any uncovered spots. My rent was increased to ridiculous amounts. I feel like I should have lived on Copper ave for those prices. My advice, choose a different location, they will rip you off and not blink twice. Dominion Heights has done good job of creating curb appeal. But ultimately it has been a very poor living experience. Seems the water mains break every other month and you will go without water for half the day and evening. The electronic gates never work. Do not get an upstairs apartment unless you love running the A/C the entire time you are home to keep it under 90 degrees inside. Oh and kiss your deposit good bye. No matter leaving the property in better condition than you found it in, you will not get a penny back. Worst thing is parking every curb space is taken at night including the fire lanes. For the price you can do much better just about anywhere else. read more

#1: My wife was sexually harassed by an employee of the groundskeeping company DH employs. He followed her from her car to our apartment while commenting about how attractive she was. While detailing these events to DH management, they admitted that they have fired other employees (plural) due to drinking on the job. They told us not to worry because the other employees would surely tell them who harassed my wife out of fear of losing their own jobs. I was told the offending employee was fired, but to have my wife live in fear of her environment was frustrating to say the least. And they still raised our rent. #2: I was a frequent user of the fitness facility. For over a year, the facility was inaccessible due to remodeling. Also during this time, their trash compactor was apparently broken, which prevented trash from being picked up, and left us living in an unsanitary environment. So two of the services I was *paying for* were unavailable for at least several months and the complex placed all of its tenants' health at risk. And they still raised our rent. #3: While living here, management shifted from individual utility costs to shared costs among the entire facility based on occupancy. Which makes total sense right? If a family of five's water use is triple that of my wife and mine's and raises the average cost per tenant, I should be totally content paying more money for water I'm not using. And speaking of utilities... #4: One month they asked all residents to pay whatever utility charge they received, even if it was excessive. They claimed they would then figure out who owed more or less and request additional funds or refund the difference. So the same facility who refuses to figure out how much each unit owes for utilities wants me to trust that they can figure out if I overpaid? Umm, no. We paid the exact amount we were supposed to (not what they suggested) and never heard from them about additional moneys owed. #5: I was contacted for several months about a supposed outstanding rent balance. However, I kept track of my payments and knew I owed nothing. They sent multiple letters to request payment, and I finally called their office asking to clarify the charge. After several days, they finally left me a voicemail stating that they made a mistake and there was no outstanding balance. But I guarantee they would not have refunded me if I'd paid. #6: Anyone considering this complex should note that the only positive review is from someone still living there. Things go downhill in a hurry when you start moving out. They provide a guide that is meant to help you clean up and maximize your returned deposit. The form also says that carpet cleaning charges are waived for tenants with 2+ years of continuous residency. But none of that apparently matters to management. We cleaned our apartment to the best of our ability and were promptly told that we would receive a whole $96 out of our initial $1125 deposit, over $600 of which was related to complete repainting and another $200+ due to...you guessed it, carpet cleaning. We were initially told that this was because of "dark marks" on the walls, then we were told that these marks were caused by furniture, then we were told these marks were "floor to ceiling," then we were told these marks were caused by smoke damage due to burning candles. I assume here is where someone from management will respond to say "we have pictures!," to which I retort that we never burned candles in the areas these dark marks appear. Some of these marks are also curiously around the vents of the apartment. So after an extended back and forth with Kate (whose professionalism has been accurately described in other reviews), we elevated the issue to her supervisor. That netted us another $200, which we were told we should find "fair." TL;DR: if you want to live in a place that feels safe, provides the actual services you pay for, does not attempt to weasel more money out of you, and actually honors your tenancy with respect, then another complex is for you. Stay far away. ***In response to the business's comment*** This is the problem with this management team. In response to one of your contractors harassing one of your tenants, you can't say, "We apologize and are working diligently to ensure this does not reoccur." That would be too humbling. So you describe the incident as an inaccurate reflection of DH. How dare you try to displace responsibility. That tells me you feel the incident does not represent the company, so you have not taken it seriously, and future tenants are in danger. It happened on your property, under your watch, by people you have employed. It is a reflection of your business. Maybe you should spend time evaluating why that happened at all and why multiple tenants leave such poor reviews rather than challenging them. Current resident till april 2022. Been here for almost a year, got a notice on my door stating my lease is almost up, my rent currently is $1795. On the notice they said their raising it to $1954 for 12 month lease if I wanna stay. However this is the hilarious part, if i move out and reapply (Which I wont now) the rent would be under $1800. On their website the rent is $1650 plus 83 other charges. Called the manager today 2/3/2022, basically said they dont care is what I got from them. How does that make sense, never once been late on rent. their basically price gouging and punishing me for being a current resident. Avoid. I moved out at the end of May after living here for 1.5 years. I had no issues at first. I loved the location and amenities, especially the ice maker. I liked how pet friendly they are. No real complaints. That changed when new ownership JRK took over. Communication plummeted. My apartment began to become overrun with cockroaches. It started with the light fixture in the kitchen. The problem got increasingly worse with no help from management. They did come by a few times to clear out the cockroach mess from the light but this was not a solution as the cockroaches kept coming back, often times within a day. I would wake up to 3-4 huge cockroaches once again scurrying in the fixture. This then turned into 15+ within a couple of days. After the third time of maintence coming out, they left a note that stated to call management so have someome spray. Calls to the office were never returned. The roach infestation continued and I began to notice them in other areas of the apartment. It was disgusting and unacceptable considering the amount of rent they charge. Speaking of the rent, the proposed increases for lease renewal are insane, particularly if you want to renew for less than one year. I renewed my lease for an additional six months and my rent increased $200 per month. Not worth it. Apartments are old as are appliances. My sink and dishwasher broke several times. Thankfully, these issues were always resolved but it was annoying to have to deal with the same issues constantly. Apparently they are remodeling and updating the apartments. Hopefully this upgrade includes an intensive pest control plan. If you do decide to move in, be ready to kiss your deposit goodbye. I hired a professional who left the apartment spotless but was charged $150 for cleaning dust off my refrigerator, which was a complete joke. I was also charged for replacement of the carpets but acknowledge that my dog did damage the carpet so this was reasonable and expected. But other charges including the one mentioned above were not. Upon receipt of these charges I attempted to contact the front office and JRK several times to discuss but none of my calls/voicemails were ever returned. Lastly, my car was broken into twice during my time here. No support from management aside from some flyers listing safety tips. Real helpful! I wish that I could give 0 stars as a rating for this apartment complex. I lived here for 4 months and got out of my lease early. First, the apartment they let you view is nothing like the apartment you will be living in. My carpets smelt like animal urine when moving and the apartment was fifthly. The washer, dryer and appliances are outdated and when they show you the model of what you will get they have all new appliances claiming you will have the same. The paint was worn and the worst part about all of this is after my move out date the racked up charges to deduct from my deposit. They claimed I made all of the damages to the paint even after I left a gallon of paint in the apartment from painting over nail holes. They claimed I didn't return all of my keys when that wasn't the truth. They also claimed they will hire professional cleaners and charged for that plus many other things, but when I moved in the apartment was filthy like I said. Please don't waste your time. read more

I read the reviews before moving in and thought there's no way management can be this bad, BOY let me tell you THEY'RE WORSE. Lived in this complex for a year with normal wear and tear (spilt drink here, dropped something there etc.) but NO PETS. Moved out last month and just received a letter stating that we OWE them almost $1,000 for damages, most of them for "pet damages" (which is a such an unfathomable joke as my boyfriend is highly allergic to both cats and dogs) charging us for remotes for the gates we never even got, this list goes on. The apartments are cheaply built, cheaply renovated, and extremely overpriced. They are crooks trying to make up for a complex that was built in 1995 by screwing over every resident and making as much money as possible off each individual, they are money hungry. Never answer the phone. Every time a work order was submitted it took multiple days to complete. The worst possible choice on this side of Fresno guaranteed. So unless you'd like to be accused of lies, never helped out by office staff, and then royally screwed over upon moving out; I would recommend renting a cardboard box over this unorganized mess. read more

Zero stars but yelp won't let me post without the stars. Do yourself a favor and RUN! Nice area, but this place is horrible, especially the property manager. They do not tell you and it is not listed in the lease but you have to pay an extra HOA fee. When you call them out on it, they claim "they mentioned it" but they never did. They constantly say they're "understaffed" but the real problem is the property manager herself, that is why they cannot keep their staff. If you submit a work order, they will provide some excuse about being understaffed but focusing on non urgent things like emptying out the trash cans here. If you ask the property manager for help or a question they will give you the run around. If the property manager feels a sense of push back from you, they will try to provide a push back or TRY to "threaten" you about your lease. Our upstairs neighbors flooded their unit and leaked down to our unit. It took us FOREVER to contact the emergency maintenance line when all of this was happening. A couple of times the phone call went straight to voicemail. We tried calling the security to contact the emergency line but they couldn't get a hold of them either. The flood situation was poorly handled. Maintenance issue was poorly handled and to top it off, the HORRIBLE management service was the last straw. We bought out of our lease. I asked a few people around me because I wanted to make sure I wasn't the only person who felt this way, and there are a handful of people here who feel the same way. Fairly surprised by all of the negative reviews. I've lived here for about one year now, and have not had any issues. My biggest quip is that parking can be hard to find for a guest/people with more than one car, but you get an assigned carport included with your lease, which is more than my old apartment had in SoCal for sure. Facilities are always clean, quiet, and I've never felt unsafe. When I've needed maintenance, the team is always prompt to fix my issue. After moving out we recently received in the mail charges in excess of $1,183. We had pre-inspection two weeks in and final walk out inspection when turning our keys in. We wanted to be aware of any serious issues and fix any problems. We left the apartment in good conditions, nothing beyond normal wear and tear. We cleaned best we could. The apartment had multiple opportunity during two inspections to raise any major issues but didn't . I have a feeling management is trying to retaliate against my family for raising concerns about other issues during our tenancy. -Firstly, they charged me for rent and utility that I already paid for. Told them several times. It is in my bank statements and forms I signed -charged for carpet replacement. We already noted the carpet was damaged and old when we moved in 2years ago to old management. This is not our responsibility but yours. -They charged us for heavy paint. charged. This is not beyond normal wear and tear. Again this is not our responsibility. - they charged for ozone treatment for food odor?? How ridiculous, I have never heard of such things. We cook family dinners use ventilator and open window. No pets and no smokers there. They never mentioned any issues about odor before we left. They had not one but two opportunities during inspection. Instead they mail something completely different. UPDATED: After posting this review my spouse was called by the front office. They have my number, but chose to call him instead. That night we received a letter on our door stating that our renters insurance was incorrect and we had 48 hours to fix it before we received a fee. The issue was something that should have been addressed at our lease signing since we had to bring in our proof of insurance in order to sign the lease. After now getting a response from the company it is clear that they will not take a customer service approach and even apologize for the poor experiences we have had since we have been here. At this point I feel that we will only be targeted for the rest of our duration here because of my review. Hopefully they will take me off the list to receive text asking for us to review them because it seems it will only make things worse for us here. A little advice....owning up to your issues and providing a sincere apology goes a long way for businesses. unfortunately I have lived here for six months now, and we are counting down the days until our lease is up. We moved here because of how pet friendly they are, but it's been nothing but issue after issue. To start things off for about 4 months we were overcharged anywhere from $50-$100. These charges they kept claiming were a "glitch" The one time we didn't pay the extra charge and just have it credited to us ended up in absolute chaos. For starters, you can only pay online or through a cashiers check. Here's the catch though...you can't make only a partial payment online, so we couldn't pay online because we refused to pay the extra mystery charge. We spoke to management about it since we are active duty and stationed here we use USAA banking, so going to get a cashiers check isn't a timely option. They wouldn't take the additional charge off so that we could pay the rent, and wouldn't accept a money order....then on top of that they tried to add on $150 late fee on the 3rd and put a notice on our door. I had to leave work early and lose hours that I needed to pay their expensive ass rent to go open a bank account and get a cashiers check. I wish that was the only issues we've had...but sadly no. I want to start off by saying that the maintenance guys are awesome. They are so helpful and polite and are the hidden gems of this place, but one man that apparently only works Tuesdays and Thursdays needs some major attitude adjustment. We needed work done on our washer, and after a very rude conversation with him and a call to the front office I assumed everyone was on the same page that my boyfriend wanted to be home when he came by and scheduled his appointments around the day he was supposed to show. I woke up from a nap with my newborn to this guy IN MY APARTMENT. I am a very light sleeper, so I have a hard time believing his claims that he knocked and yelled out. I feel like he just didn't want to deal with us being there while he did the repairs because he was already so rude the first time he came to the door. The fact that we communicated to him and the front office that he wanted to be present shows they have no clear communication skills or follow up. The parking is horrible and landscaping workers will block you in so you have to walk around the complex to find them and get them to move. Everything has been under renovation for months so the gates, gym, and office are a mess. Don't expect any follow through, calls back from the office, or help with corporate. We could be renting a house in Harlan Ranch for cheaper than what we pay to live here. read more

I have been living here for the past 8 months and I love it here. The girls in the front office help me with anything I need. The second I put a maintenance request in someone is here to fix it within 24 hours. All of my neighbors are so nice and welcoming. I'm so glad I ended up here wouldn't want to be anywhere else! read more

As a resident here for over a year the location is a great location the property itself could be very nice however the landscaping is run down the parking lots are filthy sidewalks are filthy and the management is the worst I've ever dealt with. They are without a doubt very unprofessional unfriendly and inconsiderate to say the least! And you have to ask repeatedly to get anything done. And they act like they're put out !when you asked for anything very sad situation. something truly needs to be done about it. read more

Do not move here the prices are ridiculous! The new manager seems like she hates her job and is very rude! Lived here for a little over two years and they recently sold last year to a new company the old employees were very helpful and nice. These apartments are going downhill apart from dealing with a crappy manager the parking is horrible if you like having guest over there's never anywhere for them to park there's roaches in the light fixtures a few months back cars kept getting broken into even though there's cameras facing the front gate of the apartments the cops could never see anyone coming in or leaving that looked suspicious the complex did nothing about the incidents that happened on several occasions for about two months on and off save yourself the headache and find somewhere else to live that's nicer and cheaper with a manager who actually cares about her tenants read more

Move out fees are ridiculous after cleaning every single spot. Touch up paint job $80 for when I never put anything on the walls. Parking is also horrible when you have even just one guest. read more
