His detailed analysis saved us thousands of dollars and the realtor & owner of the property were impressed by his excellent report. I'm sure Victor's background in construction and work as a certified government electrical inspector and overall heads-up style and excellent communication skills helped us make a good decision in letting go of a problematic property that we had "fallen in love with". Victor is experienced enough to have seen many situations but young enough and fit enough to crawl into the attic, the basement, and on the roof. He knew all the many things an excellent home inspector needs to know. And he could communicate to a lay person like myself. He knew all about the H-VAC system; the well; the odd roofing; the stucco deterioration; the exterior leaks; the limitations of the old plaster walls; and the rebuilt electrical system. The only reason it got slightly cooler was because I opened the door and it cooled down slightly. They could of died, then when I turned on my air conditioner it wouldn't turn on! After 45 minute of me checking and trouble shooting I finally found they flipped off the air conditioner fuses. If I didn't have knowledge to fix a unit I would of had to stay in a hotel in the 110 degree days were having. Also they broke one of my wall decorations to top my terrible experience. A senior inspector named Chad promptly came out to my property as scheduled at 9 AM last Wednesday to comprehensively inspect the functionality of my property. He took a lot of detailed photos and meticulously pointed out areas of my home that needed immediate attention, including the master bathroom tub that still needed to be properly anchored and secured to the floor. We always recommend Hector to our friends because he is very thorough and really knows what he is doing. Case in point, we were under contract for a house that we absolutely loved, but Hector found some hail damage on the roof among many other defects. We had to pull out of the deal due to the deficiencies that were found. It ended up being okay because we found another home we loved. Hector once again took his time to do the inspection, and even told us about small things that I wouldn't have noticed, such as escutcheon rings... what are those?! I am very happy we chose to hire H & R Inspections because he had the report ready for us to send over to our builder for any corrections within 24 hours. His report included pictures, descriptions, and many details that are relevant to any home buying experience.
