Over the past couple years, my mother has been trying to sell her property in Los Angeles - it was converted into a daycare facility. She listed the property three times with other agents, but none of them could sell the property. Douglas called me when the listing expired and explained what he would do differently in his marketing plan with a clause that stated that we could cancel the agreement at anytime with a two week written notice. This was sufficient enough for me to give him a chance. There was a lot of preparation work upfront. Douglas recommended that we complete all the inspection reports so that the repairs would be more transparent. When we finally hit the market, Douglas got five offers after one week of open houses and we had a cash offer with a short close, just under the appraised value. I was impressed! Even with the necessary repairs and tenant situation, Douglas had a plan on how we could structure the deal, so that my mother would net the maximum amount. Ultimately, my mother decided to walk away from the offers because she wanted to postpone retirement for another year. My husband and I both met Douglas a while back at an open house in 2014 and we I kept his business card. We loved his attitude, definitely a get it done kind of guy! So, this past year (2016), my husband and I decided to sell our home in July, and we reached out to Douglas and one other agent. Initially, I did not want to pay anything over 5% for the sale, but agreed to Doug's 6% commission fixed rate, I knew he was worth it. What really set him apart from the other agent was that he was the one that was going to host the open house(s); we felt confident that he could sell our home for a bit more than the asking price. My parcel is 1,306,800 square feet (30 Acres) and Agent Douglas is the first agent to walk and view the property corners. I want to make it clear that walking my property isn't easy. It was a 25 minute hike to the mountaintop and it was in the middle of summer, so we were cooking. Doug did the hike like a champ. I've bought and sold real estate for over 10 years and NONE of the agents came to my property and walked it. NONE. That was just the beginning, Douglas also provided additional marketing tools by having my Parcel Certified Appraised and put together an excellent Drone Video with Photos. He had a great strategy to use the appraisal as a tool to direct the buyers with his pricing strategy. I really do not know what to say, except he did it. He really sold my place. For a moment there, I was starting to feel hopeless that my condo in Monterey Park was never going to sell. It was on the market for over a year with another agent, so I switched. Doug cold called me and convinced me he could do it that in less than 3 hours, I sent back the signed listing paperwork. Doug really made things super easy for me throughout the entire transaction. You have to understand that I live in Portland, Oregon and all I had to do was docusign (electronically sign) the paperwork. He did everything else. From marketing, getting rid of the tenant, to even getting in the contractors to make the repairs, and even duplicating the missing mailbox keys. He did it all. While he may come off as a bit aggressive, I think it really is more his dogged determination to get his clients the best deal and to close deals effectively. Douglas is a knowledgeable realtor who manages his clients' expectations and leads the way for a successful real estate transaction. Furthermore, he's fun and easy to work with. His leadership helped me sell my mom's property in San Joaquin County, California (i.e. middle of nowhere) at 4% above appraised value. My mom, an elderly lady, needed to sell her property. Unfortunately she was lured by an incompetent, predatory, and lazy agent who used false promise tactics such as multiple bids at outrageous price. I felt something was amiss, when this agent overpromised result for a property in the middle of nowhere and pushing my mom to sell her house. Another sign of incompetence is that agent's "strategy" of lowering marketing costs and reducing the price. I knew I had to help my mom because she worked so hard to earn her money, and I'm not going to let a predator rob her of the value she had created in her house. The contract was pretty tight, so my mom can't back out, but I've been seeing Douglas' posts on my Facebook account. I've known Douglas for many years; I first met him in Middle School, and we ended up going to the same University. Seeing his posts on successful transactions / results representing both buyers and sellers, I knew that I should talk to Douglas because he seems to know what he's doing, and I really don't want to reinvent the wheel. Contacting Douglas was one of the best decision I made in regards to this situation. Douglas walked me through the entire process from the beginning to the end. The first thing he did was how to determine the price. Douglas has an objective and impartial way of determining the price, which he explained, logically makes sense, data driven, and I strongly feel it's correct. That was such a huge surprise to my mom's agent since the agent has no method whatsoever. Douglas also told me things the seller need to do to make it easier for the buyer to make the decision to buy (i.e. no surprises) such as doing some of the inspections, which my agent didn't really do. Marketing is by far an important lever to encourage buyer to come: Of course it was Douglas who advised me how to manage my agent. With Douglas' help, I help the agent perform competitive analysis, stage the house, write the brochure content, who needs to be contacted, and how to manage an open house for maximum exposure. And you know what? Douglas does all of these with me without using industry jargon, which shows me he's connected to the client. With all of Douglas' advices and leadership, I was able to sell my mom's property 4% above appraised value in a market that's in the middle of nowhere. What's even impressive is that this market is more than 300 miles away from Douglas' primary area, but with his systematic method and leadership, he's able to help me make lemonade out of the lemons. That tells me that he's the top 1%, the real deal, the Big Kahuna, the real McCoy or whatever you want to call it. I was searching for real estate agents that knew the Pasadena area well, and called multiple people. Doug was the only one who picked up immediately. He was warm, friendly, and seemed genuinely interested to help and learn more. Dedicated. Professional. Responsible. Straightforward. Thorough. These are only a few traits that describe Doug. We found a property in the SGV that we wanted to look at and had to call the Realtor to come unlock it so we could take a look around. Next thing we knew, Doug appeared and he showed us around. During the walkthrough, I asked Doug three very simple questions that 99% of Realtors that I have met (I have been searching for about a year at this point) cannot answer: 1) Where is the condenser for the AC, 2) Where is the heater, and 3) Do you take VA loans? Doug responded to the first two by SHOWING me where they were and responded to the third question by calling his Finance Officer right then and there to introduce me to her. To make this short, we walked away from the property not interested, but that night we agreed to call Doug back to represent us. For the next year and a half, Doug stood by us until we found our current residence (he didn't have to and most other realtors would have vanished within a month in).
