So, you're looking for a realtor? I'll try to share a few of the things that stood out to me as above and beyond with Jeremy. Jeremy represented me as a first-time homebuyer's agent, and was with me through a terminated escrow and a successful purchase after that.
1. I interviewed 3 agents to start. Jeremy was the only one who didn't seem frustrated with a grilling that lasted longer than 60 minutes, and as far as the DTLA market is concerned it was clear to me that he had insider/tribal knowledge on things like litigation, deferred maintenance on specific buildings, and yet-unrevealed construction projects that may gentrify/increase a particular building's property values. Important stuff.
2. We looked at a property that I had concerns about the noise with; double pane windows in DTLA are critical as you can really suffer from unblocked noise in the wrong place. He made an appointment to sit in the unit at 11pm on a Saturday with me, while the local watering hole downstairs was going crazy. I was really grateful and impressed.
3. Jeremy has specific relationships with other DTLA-focused brokers, especially those in brokerage offices he has worked in previously. The DTLA-specific realtor world is a small one, and it was clear to me that he was able to make phone calls and get intel on seller preferences that wasn't generally available. Again, super helpful.
4. Jeremy was super efficient with scheduling--he had us back to back scheduled on exactly the windows of time we wanted to, and was patient and detail-oriented. This made the time-to-offer period short as we knew which buildings were non-starters etc.
5. Jeremy knew the situation with specific HOAs. Did you know Bunker Hill Condos doesn't allow dogs? Did you know Barker Block is super OCD on security protocols? Me neither, but Jeremy did.
6. We terminated escrow due to mold found in a building (protip: pay for the expensive mold inspections, use "The Mold Guy", and also hire an independent HVAC inspector, general inspectors are insufficient). The seller didn't appreciate the termination, and they dragged their feet on releasing our deposit. Jeremy had a few words with them, and trust me I saw Bad Cop Jeremy, who you might need in a pinch.
7. Once we got done with MoldGate, we decided to bid on a property on the westside that was highly competitive. I was a first time buyer and knew we would have to be above market, but not sure how much. Jeremy made the right moves with the seller to find out what they really wanted on terms, and got our offer accepted next day even though it wasn't the highest, on a property that had several rabid bidders after it. Believe me, that was seriously professional and well done and if nothing else, this is why you want Jeremy on your side at offer time.
Last but not least, Jeremy is a great human, has a strong sense of integrity, always returns phone calls promptly, never drops a detail, and is the snappiest dressed realtor in LA to boot.
