The Berns team was a dream to work with on our condo sale. From the very start, Jason and Laura Berns immediately stood out to us for their professionalism, responsiveness, and well thought out plan about how they would sell our property. They also reacted to us touring them around our unit in real time, and I felt more confident as they were honest with what they would do or change from the outset, rather than saying what they thought I might want to hear. They have deep expertise, selling over 100 properties a year, so they have a very good beat on the current market and what works to sell your home to meet your goals (in our case, we hoped to reach a certain price quickly because we already had plans to move out). The team is deep and goes beyond just Jason and Laura. They have several other team members that specialize in different services, as well. We interacted with Alex and Mike who helped us ready our property for the open houses, and were always available to answer questions. If you wish, they will also put together a "transformation contract" where they will pay up front for work to be done to the property (e.g., painting, handyman jobs, staging) and then will take their payment out of escrow after the property sells. Also, the team does not take any percentage of those quotes - all the money goes to the contractors. To me, this not only reflected their confidence in their ability to sell the property, but also was just genuinely helpful from a cash flow perspective, while also supporting local contractors. We went this route, and it was quite amazing, as they managed everything from scheduling, to letting people in the house, payment, etc. It was a seamless process. Then when once we got an offer, their transaction manager, Alma, was super helpful in answering all of our questions about the closing process. I was initially a little concerned after we signed to work with them and I saw all the other properties they were currently selling as pretty much all of them were substantially more expensive than our property as they were luxury single family homes. In other words, I was worried we could be seen as lower priority because we wouldn't make them nearly as much money as sales of these other properties. However, not once during the entire process did I feel that way in practice. Our questions and concerns were always responded to immediately, and above and beyond what I expected. I had a fair bit of anxiety during the process as it was the first time we had sold a property, but Laura was there to sooth my anxieties and help me through every stage of the process. Jason, Laura and the entire team are not only pros, but just great and kind people. I cannot think of any feedback I would provide in a constructive manner as we were very happy, well informed throughout the whole process and ended up with a result we were very happy with. Shortly after moving into our home in Pasadena, we realized that if we ever sold it, we had to get Jason and Laura on our side. The Berns Team are simply the best selling agents in the area, bar none. Their open houses are such an event that I once inadvertently got stuck for 20 minutes in a traffic jam caused by people looking to park for one of them near Bungalow Heaven. If your selling agents need a park n' ride system for their listings they are probably doing something right! So when it came time to sell we asked them to help us out and they did a great job! Our property was a little bit challenging because it was a little bit outside the mainstream but Jason and Laura had the experience to figure out what the market would pay for such a thing. Other realtors might hem and haw and ask you to figure out a price based on their comps but The Berns Team brings data and they have enough volume to understand how the comps will actually fit with your property. They also are much more sophisticated with staging, listings and social media posts than most realtors are. They made a really cute YouTube video that my mother claims made our house look like the Taj Mahal, and they always do a fabulous job on their staging and Matterport walkthroughs. It is important to note that it is the Berns TEAM, so you won't only be dealing with Jason and Laura. This did come with some communication issues when handing off between different team members. Alma, Mike and Melissa were all wonderful, but there were a few rough spots because specific information about the property didn't get passed along, like how to access the attic when one of the inspectors came by. This is the tradeoff you make when you choose to work with a team that does this kind of volume, because they are dealing with multiple houses every day. If you have availability I'd recommend trying to meet every team member when they are at the house to walk through the property with you. The biggest problems we had were pandemic and crazy-housing-market availability issues with the painter. Laura's preferred painter was completely booked and I was not pleased with the job the backup painter did. Laura worked hard to get the issue fixed but ultimately we had to stick to the listing schedule and I had to let it go, but Laura did a good job managing me in that regard because I do tend to fixate on details that wound up not being as important to the buyer. She also was very helpful when it came time for negotiating repairs which I was getting incredibly stressed out about, and she got us a much better result than I was expecting. All in all though, it's hard to imagine that anyone could have done a better job selling our house and helping us navigate this wild real estate market! read more
