We used Down Home Properties to manage our rental starting in 2018. They were great the first year, then the cleaning service started doing a poor job. We would call with our concerns but the cleaning services were no better. At one point we had a renter email us and told us the house was filthy when they arrived. They will rent to anyone. We had one couple rent for 3 months in the summer. We asked DHP who would rent in the summer? They told us they had a son who was looking at schools in the area for the next school year. We found out from neighbors that the parents just dropped the son off and they never stayed there. We had damages that were taken care of. We had renters after that, that were 3 men that were in the area for work. Their company had rented the house for them for one month. When we went to the house later that year we found that a recliner was damaged and there was different color paint on the wall behind it. I noticed that the wall was damaged and poorly repaired. I moved the painting on the wall above the chair and the wall paint behind it was the original color. Who ever tried to repair it didn't know what they were doing. We contacted DHP about this and the girl said they were trying find someone to repair the recliner, it had been over 2 months. It took me 5 minutes to go on line and find someone who repairs recliners. We knew something wasn't right. After moving here in 2024 we were talking to the neighbors and a conversation came up and they mentioned "The Party". Apparently someone from DHP had a party at our house and the time line was after the 3 men stayed there. We believe they're the ones that made the damages to the recliner and the wall. They're very lucky we didn't find out about this till much later. We would have sued Down Home Properties. DO NOT USE THIS RENTAL MANAGEMENT CO. read more

They manage a rental behind me. I called to ask them to remove patio furniture prior to a hurricane. Multiple neighbors had reached out to whomever was renting but they wouldn't open the door. Called mgmt comp and asked nicely to have it removed. Lady was so nasty! It's a freaking hurricane those chairs can easily go flying through the air and damage property or god forbid kill someone if they are struck with it. That women was a total witch! read more

This rental is VRBO through Down Home Properties. 1880 Poppy Circle, The Villages Florida. All of the appliances are 25+ years old, the pool will not be heated and we paid almost $7,000 for a one month stay without one cleaning visit. It took days to get repairs and people came into the home when we weren't there without permission. When I brought this up to VRBO and DHP it all fell on deaf ears. Pre CoVid we rented a property through Down Home Properties; while there we experienced a few problems with the home, but everything was dealt with professionally and to our satisfaction. On our recent return to The Villages we chose to return to Down Home, gave details of what we needed and were told there were several properties matching our needs. We asked that details of the properties were emailed to us; our details were taken by both an agent and a trainee. No contact and no emails have been received after twelve days, during which time we have found a suitable property elsewhere. There will be many home owners putting their trust in this company; If we were those owners we would feel betrayed by their lack of effort to rent our property and use an alternative company. We will not be using the company when we return for a few months next year read more

VRBO and Down Home Properties management may be toxic to your health It is with regret and sadness I need to write this review, but know it is necessary for those who put their trust in property management integrity. We came for the sun and to enjoy the beauty of Florida, arriving 2 weeks late. We understood that we could not ask for any refund for that time. The place we rented from Down Home was nice and we were very satisfied, initially. The televisions were set properly, and it was evident whoever cleaned did so with others needs in mind. Then we discovered a shower was clogged. Down Home Properties dispatched a plumber to take care of this issue- however, we had to wait for 4 days before it was corrected. I noticed an ugly smell in the other bathroom afterwards for a while. It left, then the toilet filled properly. Then, roaches were found running around on the countertops . Ok this is Florida and you will be hard pressed to not see any bugs, but to have them suddenly appear after the above sanitation issue during covid 19 makes one wonder. Down Home Properties sent an exterminator but we continued to see live very active roaches 2 days later. We felt we needed a partial refund-at least the cleaning charge. Down Home Properties disagrees, and says they dealt with the issues. We went 4 days with a nonfunctional shower and endured many days of seeing roaches in bathrooms and kitchen. A staff person at Down Home told us that a prior renter had encountered roach problems also. They had 2 weeks to deal with this prior to our arrival. Their reluctance to give any partial compensation speaks very poorly for their lack of customer concern. read more

We were interested in a certain property that Down Home is renting out for the owner. Can't ever get a hold of Lisa the agent and calls are never returned. It's a shame that they have the listing. We contracted with Down Home to provide a home watch for our property. It is no exaggeration to say they did absolutely nothing the first six weeks. Finally I called Lisa, the manager to report the neigbors called to tell me there are multiple deliveries stacked by my front door and the golf cart has been in the drive way with keys for 3 days. After many attempts to contact them, those issues were taken care of, but proved to me that they had not done the contracted walk throughs. The icing on the cake was when I arrived at the home after midnight one night and the water was not turned on, the thermostat wasn't adjusted and other packages waiting by the door. This was after repeated contact notifying them of our travel plans. We changed the locks (we had planned to do that anyway) and didn't contact Down Home again. Eleven weeks later, we received an email asking if our locks had been changed because they were unable to enter the home. This makes it obvious that they were not doing what they said they would do. Find someone else to take care of your home. Down Home Property Management tells a good story about their service, but no follow through whatsoever. read more

If I could give a negative number rating for this company, I would. Let me start by saying I am from California and I have never, NEVER dealt with a real estate agent as underhanded as Mike Joy. We had a property sale agreement with his buyer (before it went to market), signed all the docs by his timeline, then went behind our backs and he took other offers to his client! We did not have representation, and in California, that means if it's a single realtor, they represent both sides. Apparently not in Florida - but of course Mike didn't tell us this. We tried calling the active broker to complain and force the sale of the agreed (by both parties) upon price, stayed on hold for 30 minutes, and NO ONE ever answered or called us back. Buyers BEWARE! we wondered if there weren't a vrbo connection,,, maybe they're decent enough for owners but,,,,,,,,,,,,,,,,,,,,,,,,, we showed up for a 1 mo rental @ the villages - 2405 tatum terrace. their cleaning crew needs ( education - supervision - attention ),,, after calling for 3 days, they finally got it acceptably cleaned,,, pots/pans couldn't be scrubbed clean so they bought new set for the house,,, wife tripped & fell over a misplaced transition strip (tile/carpet) which their maint guy fixed by reinstalling it the same way it was before ( that's how we do it down here ! ),,, handle on microwave was broken so they installed new unit,,, never did resolve washing machine 'walking' on the spin cycle obviously we'd look for another rental agent in the future read more

Beware and be careful with these guys. Check your reservations. My first, and last, time dealing wtih them was not good. Several days after confirmation by VRBO/HomeAway, Down Home Properties cancelled the reservation with reason that I did not book January with a February reservation and this policy was not clearly detailed on VRBO. read more

We have had our vacation home in The Villages rented thru down home properties for almost three years. They are very professional and have been very good to work with. They make renting out our home very easy- taking care of reservations, rent, taxes, cleaning, etc, and even fix small repairs that may occur. The staff has always taken care any requests we have made and are very good about getting hold of us if their is something that needs attention. We are so incredibly pleased and thankful for their efforts to not only help us find a rental (we're in town helping to care for someone) but to make sure everything was perfect when we arrived as well. They have been extraordinarily quick to answer/return calls and go several extra miles to accommodate our current and future needs (kudos Kim and Lisa!).
