It nearly always seems that he lacks follow-through on promises made to our community, and I frequently had to chase down updates or resolutions that I was told would happen. He has literally sabotage projects getting done because of his lack of understanding of the core issues and ways to handle things. He has also caused major property damage and interpersonal conflict because of his major shortcomings. This is the wrong position for him. In my opinion, he does not demonstrate a strong understanding of many HOA processes, which create unnecessary confusion and delays. Meetings and conversations often just go in circles without reaching a clear point or solution, and I rarely felt like concerns were actually being addressed. I also feel that he does not work collaboratively with homeowners or others involved in resolving community issues. My interactions with him always leave me feeling dismissed and unheard, and I ultimately have lost complete confidence in both his communication and his ability to effectively manage our community. Based on my personal experience, I would not recommend working with Carlos Fernandez or relying on him to manage an HOA. This is not isolated to my opinion nearly every single HOA member that works with him, nearly every vendor that works with him on behalf of the communities he serves, and many of the community homeowners that he interacts with have the same complaints. He is impossible to get a hold of. He doesn't understand the point and he does whatever he feels like in terms of projects. He sabotages and destroys based on his attitude and his lack of understanding. He is a detriment far beyond what he helps as far as property manager to date. This is the real truth.

That web site, developed by Matt's team is called Naples Golf Guy (www.Naples GolfGuy.com). While our friend does not know Matt, he stated it is a great site to start our search. Our mission was to buy a second home in SWFL that was in a golf community. From that point, we started to zero in on various communities that we know from our several years of winter renting in SWFL. We used the Naples Golf Guy web site extensively during our remote research. Our search expanded to communities we did not even know existed. The Naples Golf Guy (ie: Matt) web site is a great tool as it is sorted by city (Naples, Bonita Springs, Estero and Ft Myers), and is sorted by bundled and unbundled golf communities. Full explanation for each type of golf community is explained and then the specifics of each individual golf community is detailed. Costs of communities are also listed (initiation fees, HOA fees, taxes, etc). When we got closer to our next winter in SWFL, we contacted Matt by telephone (we are from OHIO - - OH.....IO) about a month before we travelled South to the house we rented for that year. Matt asked specific questions on what type of home (House, Condominium, Veranda home, Carriage home or Coach home) we envisioned. He gave definitive differences in the five home styles. We then discussed what amenities in a community we were looking for. We then discussed what our weekly golfing vision were to match that with various community courses. Next, we discussed SWFL location areas. And finally, what price point range was appropriate. All of the above paragraph details were part of the all encompassing education offered by Matt.  I utilized a phrase during this time:  buying real estate property as an EDUCATED BUYER brings comfort to the buyer (ie: for us) side of the transaction. After these discussions, Matt went to work on our behalf. He gave a link to 12 to 15 "For Sale" homes for our review. We whittled the list down to 7 for site visits. During the site visits, Matt would give us a a hard copy of the MLS listing and a brief verbal synopsis. Upon entering the home, Matt would go to the Lanai and let us tour the home unaccompanied. A recap discussion/question period would follow the tour.  All LOW PRESSURE discussions - like having a discussion with a friend. After we selected a home site for a purchase offer, Matt's SKILLS SHINED even more. We had a competitive bid situation that Matt guided us through effortlessly. His feedback, market knowledge, knowledge of our vision all came through during this time. Our bid on the Coach Home was accepted. I had the lease for one year, I stayed in the apartment for 11 months, but I had to move due to new job opportunity, I gave the guy who I signed the lease with (Perry) a notice of one month and two weeks that I was leaving and if he could give me the last month and the security deposit back. So on June 31st I gave him the keys and he was happy with how I left the apartment and told me that he will send me a check for last month and deposit ( I have a text to prove this), so I trusted what he said. two weeks later as I keep checking my mail for the check, it was never sent and it was that he had switched the numbers on my new address and the postal returned the letter back. I waited a third week and finally, I got the check but it was only for the deposit. I contacted Signal Real Estate office and sent them the text saying I was going to get the full amount, they couldn't say anything and told me to talk to Perry, so I did that and I was calls and texts are ignored and his voicemail isn't excepting messages......... I guess prayers work, a month later I received the check for that last month. If it wasn't for this money hassle I would've given them a 5 star for the cleanness of the place and how I was kindly treated when I was signing the contract and when I was leaving lol.
