Extremely Disappointed and Deeply Concerned About the Safety of Our New Home at the Mt. Vernon North Community in Fortville, IN. We moved into our newly built D.R. Horton home last weekend. Shortly after moving in, we noticed a faint odor of gas. At first, we assumed it was related to the new gas appliances in the home. Two days later, however, the odor became significantly stronger, and I had an uneasy feeling that something was seriously wrong. I contacted the gas company, and a technician responded immediately. He tested the air inside our home and confirmed the presence of natural gas. He then inspected the furnace and touched the gas line. The gas line collapsed when he touched it. The technician was shocked by what he found and told us that, had the air conditioning system been running and provided a source of ignition, the consequences could have been catastrophic. My wife, our dog, our home, and potentially our neighbors could have been in tremendous danger. The technician immediately capped the gas line and shut off the gas service to our home. Because this occurred around 11:00 p.m., I immediately contacted the D.R. Horton construction supervisor to report what had happened and emphasized that this needed to be addressed immediately. The following morning, the construction supervisor responded and said he would contact the company responsible for installing the gas line. The plumbing company came out and repaired the line. However, what the plumber told us afterward was extremely disturbing. He stated that the gas line currently in our home was not the same gas line his company had installed and that the line appeared to have been tampered with. We immediately relayed this information to the construction supervisor, but he was unable to provide us with an explanation for how or why this could have happened. At that point, we contacted D.R. Horton's corporate office in Texas. We were told that someone would contact us within 48 hours from the Indianapolis office, regarding this extremely serious situation. It has now been 96 hours, and we have received no phone call, no explanation, no apology, and not even an acknowledgment that someone is investigating what happened. That lack of communication is almost as disturbing as the original safety issue. This was not a minor cosmetic defect or a typical new-home punch-list item. We had a potentially dangerous natural-gas leak in a brand-new home. We were fortunate that my family and I recognized something was wrong and that the gas company responded when they did. I am posting this review because prospective D.R. Horton customers need to understand that purchasing a newly constructed home does not mean they should assume everything has been properly installed and inspected. Check everything. Have critical systems independently inspected. If something doesn't seem right, don't ignore it. My greatest concern is not simply what happened to our family. It is the possibility that something similar could happen to another family who may not recognize the warning signs or may not have the same circumstances that led us to call the gas company. A situation involving a natural-gas line should receive an immediate and serious response from the builder. Instead, after reporting what happened, we have been left waiting for answers. We purchased a brand-new home expecting it to be safe for our family. At this point, we are deeply disappointed in both the circumstances that allowed this to happen and D.R. Horton's lack of communication and concern afterward. I would strongly encourage anyone considering building a home with D.R. Horton to do their due diligence, have the home thoroughly inspected, and think very carefully before making that decision. My experience as a D.R. Horton homeowner has been extremely disappointing, particularly when it comes to post-sale accountability. I discovered inaccurate information about my home appearing on major real-estate platforms, including my property being represented as having 2 bathrooms when it actually has 2.5. This inaccurate information appears on Zillow and Trulia and could negatively affect how prospective buyers perceive the home and its value. I have repeatedly contacted D.R. Horton, provided documentation of the discrepancy, and requested assistance correcting or investigating the inaccurate information. Despite being put on notice, D.R. Horton has refused to correct the issue or provide a substantive resolution. For one of the largest purchases most people will ever make, homeowners should reasonably expect a major national builder to take documented property-information concerns seriously--not leave homeowners to resolve them alone. I am preserving my correspondence and documentation and will update this review if D.R. Horton ultimately takes meaningful action to resolve the issue. I purchased my new D R Horton (DRH) home in Saguaro Bloom in Marana, AZ back in 2019. All I can say is this company puts a nice ribbon/bow on their cookie cutter garbage homes. Within 2 weeks of moving in back in June 2019, my AC blower motor burned out because DRH hired Chas Roberts AC Plumbing to install all of their HVAC units and Roberts is clueless how to install, fix, or maintain any HVAC unit. He forgot to tighten the bolt holding the fan blade and it snapped turning my AC off In the AZ summer months. My DRH home has multiple cracks and separations to walls and ceilings because they built these homes on unstable soil. 7 years later and I have had to replace all of my floor tiles because of constant cracking from the shifting foundation. Involved in a class action lawsuit which is one of MANY against DRH. I am on my 3rd AC blower motor and currently, I have an HVAC company replacing my AC compressor that just failed after 7 years when they should last 12-15 years. I have heard that the original founder of DRH used to build quality homes back in the 80s, 90s, and early 2000s. I'm here to tell you that is no longer the case and I'm quite sure he must be turning in his grave because his legacy has been ruined. If you want a garbage home with multiple issues then DRH is the perfect home for you. Take my advice...purchase a home that was built in the early 90s-2000s because it was quality built back then. We had a very disappointing experience with this builder. Our home officially closed on December 29, but it was not completed at the time of closing. We were promised that all remaining work would be finished by December 30, yet as of January 5, multiple issues are still unresolved. What made the situation worse was the repeated failure of the construction team to show up as scheduled. We were told several times that repairs would be made on specific days, but no one arrived and no clear explanation was given. This forced us to repeatedly rearrange our work and personal schedules, wasting a significant amount of time and making it impossible to live and work normally in the home. We also did not receive one of the garage remote controls at closing and are still waiting for it, with no clear timeline provided. We have purchased investment properties from other builders in the past and have never encountered such poor communication, broken promises, and lack of accountability. D.R. Horton is a dishonest, lawless company that cannot be trusted. I was going to buy a new house in Heber City, Utah and I entered into a contract while the house was under construction. After the sales agreement was signed, D.R. Horton started sending me numerous addenda that were mostly senseless, inaccurate, and redundant. I told the sales agent, Joel Ames, that I was not comfortable with the addenda and explained the errors. He changed some items, but kept insisting that I sign the addenda or else D.R. Horton would not "go forward" with the sale. I told him (and he knew I was a lawyer) that we had a fully executed sales agreement and I was not required to sign anything. I explained I had the right of specific performance (meaning I could sue to enforce the fully executed contract). I explained that Jordanelle Ridge's organizing documents had been rendered unlawful by Utah House Bill 217 about a year ago, and yet, Jordanelle Ridge never revised the documents to comport with the law. I also learned that the government and Jordanelle Ridge were disputing terms for the government to fully authorize the Jordanelle Ridge development. D.R. Horton did not seem to want a lawyer with my level of knowledge (including reading the bill that directly affected the development) to be in the area. Behind my back, Joel (or someone) told the D.R. Horton financing agent to stop working on my loan (a D.R.Horton loan agent told me this in a text message). So D.R. Horton insisted that I sign addenda that legally I did not have to sign, then interfered with my financing for so long that I could not meet the financing contingency. I thought of suing but then decided I wanted nothing to do with D.R. Horton after reading about so many new-construction complaints online. Then D.R. Horton sent a letter to me stating that I was unable to obtain financing - this is false and I could easily finance this home as it was way below my means. I corrected this nonsense and I am very glad I did not buy the house. I can only imagine the forthcoming disputes in Jordanelle Ridge, the lawsuits to come, and the very unhappy homeowners who have yet to learn what I know. I will preface this review to say that I was the Director for maintenance for 1200 apartments and over 1 million square feet of office building for over 10 years in Boston. Everything is the cheapest you can buy. I live in a 6 year old Horton house and so far I have had to replace: The roof shingles (as well as 6 other home owners), the siding needed nailing all around the house The stove, the microwave, the kitchen Fawcett, the rug and padding and a couple of light fixtures as well as a couple of light switches. The interior doors are carboard hollow cores that can be purchased at Home depot for $25! Sound proofing is inexistent. The windows (no name brand to be found on them, hence cheapest ones available) come without screens and most of the balances (the springs that aide opening and closing the windows) are already broken! Already a couple are fogging up between the two panes! It is unheard off to have to replace a 6 year old shingle roof! All the siding needed to be nailed down because the were flapping in the wind (as well as most home owners that could afford it) The paint is the cheapest paint Sherwin Williams sells and it is fading in most homes in our 60 House enclave. I have lost count on how many homes have had to repaint their homes already. So don't be fooled into buying a pretty new home from this company. I am now in the process of unloading this house and buying a non cookie cutter stand alone house. read more

I am not an owner of a D R Horton house, but my experience with the builder is anything but positive. D R Horton is building a house across the street from me and I have yet to see a site supervisor. As such, there is no supervision of the subcontractors, who have parked in front of my mailbox, preventing me from getting a time sensitive delivery. Additionally, the subcontractors have left deep ruts in my front yard, as well as damaging my sprinkler system. I have called several times, having to leave messages due to the lack of a direct contact, and have yet to hear back from the builder. **HEADS UP** If you have a DR Horton home, I strongly advise you to check the connections from the tank onto the toilet base as mine went faulty on my DR Horton home and water was continuously draining out of the tank onto my floor for a minimum of 24 hours. I didn't notice until yesterday morning as it's in my guest bedroom bathroom, which is not a place I frequent. It flooded half of my home. I wanted to give people a heads up and realize that this builder is using very cheap and potentially faulty toilets. I will never ever buy a home built by these builders again. Buyer beware‼ * So far DR Horton says I'm out of warranty and they will do nothing. Again, this home is less than three years old. The bones of the home appear to be solid... framing and foundation, but beware of the lost finish work they do.For this, they are a Terrible company. This is well known. If you miss anything on the final walkthrough, they will not stand by anything not caught at that time. For example, all my windows were scratched badly but you can't tell until the sun hits it. My walkthrough was not at that time so I missed it. It was obviously scratched by the cleaning crew when they cleaned the windows and rubbed in whatever overspray was on the window. I caught this the day after the walkthrough but because it wasn't the day if, they would not fix. Many other issue like this... they wouldn't stand by their product. Advice. Do NOT sign off on the final walkthrough until you are sure every inch of the home was checked. Otherwise you will have to fix it yourself even when it's obviously a builder related problem. Do not close until they take care of everything. Live in a hotel if need be. Otherwise you may not get everything fixed. Someone else advised this before I bought my home, and unfortunately, I didn't listen to that advice. read more

I would say for anyone who decides to purchase a house from Dr. Horton to explore other options, and don't let your realtor talk you into buying a house from them, most likely they have a great commission from the sales agent at the builders sales office . The value of the house is not what they sell it for . We recently purchased a home from them , and I see so many flaws for what we paid , then I see houses that cost the same price and are much better equipped and better designed / built. If you decide to purchase a house make sure to check the cabinets of the restrooms to have drawers , since my house only came with 1 drawer from all 3 restrooms. 6 living room spaces sometimes is useless if your queen/king size furniture doesn't fit . I will never purchase from this builder again. Spent the day with "joe" the superintendent at the woods at Lindsey place. He spent the afternoon baffling us with BS. Lines like we don't have to follow the building code in Anna. Explaining they don't need to follow the 2017 IBC adopted by Anna. He doesn't need to install gfci's or he doesn't need to Installed kickout diverters on roof to wall surfaces. When the driveway was poured 2" lower than the garage floor joe says it's ok. The hvac drain pan was full of standing water but it's no problem. Recently bought a place in TX. They are great at selling you a home and trying to get you to close but terrible once you move in. The finishings are super cheap. You pretty much will have to replace everything once you move in since things start falling apart even on your first day. They will cut corners anyway they can and once you move in, they pretty much don't care about they buyer once they move in. They don't tell you about everything you need to know either. Yes, it was an opportunity to purchase an affordable home in a great neighborhood. The house WAS great and all was well during the closing walk-thru. However, a week later, I notice that the concrete on the patio had been chipped. I knew it had to have happened while they were building the house next door, especially since I had not moved in yet. I immediately brought this to their attention and was told that they would not fix it because I had to be living in my house and not renting it out; I had voided my warranty. WHAT?!!!! No one was in the house and it was purchased by ME, so it was a blatant excuse to not fix the problem they caused. A week later, I noticed that the back door threshold was beginning to warp into a C-shape. It had not been put down correctly. Again, they would not fix it. Later that same week, I noticed a hole in my lawn! Without my permission, knowledge, or consent, they had come and moved my fence! They were completing build on the house next door and apparently wanted the fence to match up. I was able to get in touch with Mike who informed me that they were just bought out by D.R. Horton and maybe things would be better. Mike said he'd fill the hole, but I think he just moved a piece of sod and placed over it. By this time, I was just frustrated. To make matters worse, every time it rained, water was coming in through the back door due to the warped threshold! I contacted D.R. Horton and they agreed to fix it. Cory met me at the house and said he'd get a new threshold. Four days later he brings a threshold that does not match or fit. He claimed they ordered the wrong one. Three days later, Jacob contacts me. Apparently Cory resigned. Jacob says he'll replace the threshold. However, when he shows up, he's carrying a freaking door sweep! He didn't know what the hell was going on! He claimed that he'd place an order for the correct threshold. While he was there, I showed him a cabinet door in the bathroom that just fell apart after being opened. The next day I get a text stating that they will NOT replace the threshold nor fix the cabinet. To add insult to injury, they accused me of pulling up the threshold and ripping off the cabinet door! What idiots! Who in their right mind would buy a new home and start ripping off doors and pulling up thresholds? Make it make sense!!!! Mind you that no one had been living in the house AT ALL! The bottom line is that this company and their so-called warranty is horrible! You get people in these homes made with shotty materials and you don't follow through on making sure your customers are taken care of afterwards. For months I complained about the threshold and water coming into the house and your excuse to not repair it was to blame me! 10/10/22 Reentered Home Warranty Stuff that wasn't completed. My first warranty submission was submitted at 8:42 on 11/2/2020. This was the work for my one year warranty. They started to come in December of 2020 to do work. Warranty work for my home was switched to Austin from Konner and still nothing was getting completely finished, the work that was done was done incorrectly. Here is a more consolidated post of my experience that isn't necessarily bashing D. R. Horton I will post every two weeks so all who come here know what there getting into and if you choose to deal with D. R. Horton or another production builder so you get the best deal. Bottom line in the high interest rate market the best time to buy is October-November to take advantage of them buying the debt and giving interest rates in the 3% range for reducing their inventory to avoid taxes on assets. I had a negative experience with D. R. Horton's Lafayette Office. I'm a mentally disabled retire Naval Officer who the Lafayette Office was very interested in my buying from them even though I was exhibiting erratic and irrational behavior but still competent enough to buy. When they put the close date the day before my birthday I got suspicious and looked into them a bit. The business model sell itself so why the amateur sales tactics. After a deal fell apart and I lost significant potential gains in the stock market after the 2024 election we reach a deal on a future build where I would have three structural engineer inspections and an open wall inspection with inspectors of my choosing to inspect critical system or so I thought. They were very professional in terminating their association with me on that deal then they just stop answering or returning my calls. D. R. Horton's business model as a production builder builds at 15-20% below market build cost and sells preconstructions for 6% under market build cost. In the secondary market, since these are new construction D. R. Horton prices homes a slightly above market rate or 33% above cost of build. This gives D. R. Horton a gross profit margin of 44% (assuming perfect build-sale compounding of 2.4 times yearly) and 33% +/- 3% in the secondary market in which they own all the homes in that market but just selling through real estate agents. If you buy in the secondary market your getting ripped off if you don't knock 10% off the market price per sq ft. You're the buyer and they make 13% profit a year with this model or rather 4.8 billion dollars. Don't you want your piece of that pie. D. R. also engages in rental properties (I would imagine likely some low income ie. guaranteed government money), this is an additional revenue stream that can offset Accumulated Earnings Taxes and provide a revenue stream that results in a return on investment of 6% which is better than the financing arm of the end of year buydown not including the tax advantage of getting the inventory off the books. I am on my 2nd DR Horton home and have always been an advocate for them. However, that is now changing. Had an AC issue, 2.5 years after being built, AC dripping into my hallway causing significant damage to the ceiling, walls and baseboards. I called a Lennox dealer since this is a Lennox unit. Lennox came out and stated improper installation, they recommended I call the builder. I called the DR Horton who was very dismissive. I simply asked them to send someone out to take a look, which they refused to do. While for the most part, I have been happy with DR Horton over the years, but this has put such a bad taste in my mouth I will no longer advocate for them nor will I purchase from them again. IF they had simply come out and taken a look, that would have made it better even if they did not accept responsibility. Let me start by saying the purchasing process was abysmal. Once I moved in, there was a missing HVAC vent in the master bathroom. The contractor stated on the checklist that the home would be power washed and the fence fixed, as a picket was broken. This has NOT been rectified. I was given a voucher for a free paint can from Sherwin Williams, but I have yet to get the paint color schemes used in the home and was given the runaround constantly. Do you want to talk about cutting corners? Well, I'm still finding issues within the first couple of weeks. A 220 power cable was LIVE and not capped in the attic. Nothing that I was promised ever came to fruition. I would HIGHLY advise NOBODY to purchase a home from D.R. Horton, as they are a terrible company. I'm not sure if this is common for the area, but my house is only about 2 yrs old. It was built by D.R. Horton. Yesterday I had the shower handle break off in the shower. I went to turn it off and the handle wouldn't shut the water off and it broke. Went outside to turn it off. Called D.R. Horton after hrs emergency number. When the plumber called me back he stated that my home is no longer covered for that and that I was on my own. Ok fine. Had a plumber come out and he fixed it for me. He stated that because my house didn't have a water softener it ruined the part inside the handle that turns the water on and off. It's only been 2 yrs. The next morning D.R. Horton calls back to see if I solved the problem, very considerate. I explained what happened and why. She asked if we were taking care of the handle properly. I don't even know what that means. How do you take care of a shower handle properly? When I asked why the builder doesn't install water softeners when building the house, she stated it was because not everyone in AZ wants one. Really?!? They didn't even have a loop installed for a watersoftner. Then she said that if the builders built the house with a water softener we wouldn't be able to afford the house? Um ok that doesn't make sense. If the builder knows the water is bad and damages piping why wouldn't a water softener be a requirement? STAY CLEAR OF THIS BUILDER!! In November of 2020, we built a brand new DR Horton home. Throughout the past 2.5 years, we have been battling high humidity, ranging from the high 60's to low 70's. As a result of the high humidity, we now have toxic mold that was found throughout the home, in almost every wall. We spent close to $8,300 in mold inspections and numerous builder defects were found throughout the home, such as unsealed ducts and insufficient insulation. Our home has such high, toxic levels of mold, that it was deemed uninhabitable and we had to leave the premises. We not only lost all of our furniture and contents due to mycotoxins from the mold, but our health was also affected. After DR Horton refused to acknowledge our concerns about the situation, we were forced to sell the home to an investor and became upside down on our mortgage. We simply could not afford to remediate the significant damages, on top of having to pay our mortgage and rent on a safe place to live, being our home was uninhabitable. After weeks of not hearing from them and selling our home, I began leaving complaints and reviews on the internet, to warn others of their terrible homes and business practices. In order to cover theirselves, they quickly reached out to us, suddenly wanting to "inspect" the home, after weeks of no communication - but it was already too late. They offered no apology or remorse for the damage and havoc they caused. We lost everything, at the hands of DR Horton. My house still doesn't have shutters on 3 of my 5 windows. They patched holes and still have not finished painting my house. Today my lawn guy showed me a small sink hole out back. They said it was from THEM watering to much but it's only in one area. Worst experience ever. I bought a new build thinking less maintenance and it's just been horrible. While the initial process was good, better hope you have no issues after. I have a mud pit in my backyard due to grading issues leading to horrible water drainage. I did try to do a warranty claim when it first became an issue and they said "it's drying up in the required amount of time". This was my first home purchase so I didn't know better and just let it go. My neighbor is retired and was able to go to the actual DR Horton office daily until his backyard had a French drain put in. I did not have the time for all that, so I'm left with a mosquito breeding pit. Lesson learned. read more

I cannot express enough how horrible of an experience working with DR Horton is. They insist they will take care of you and once you pay them, they completely leave you out to dry. I could write pages on pages on how poor DR Horton's organization, communication, and ethics are. They truly are a corporation only out for their gain and their gain only. They DO NOT CARE ABOUT THEIR CUSTOMERS. I bought a town home 2-3 months ago and it was an awful experience. They made things more difficult than necessary every step of the way. It all began when I did not want to use their lender. Their lender was very poor in communication as well and their customer service was lacking compared to all other lending options I had pursued. After this, DR Horton did everything they could to make life difficult. Even after the home was closed on, the nightmare did not stop there. I have been working with their warranty department for months now and none of my major items I've requested have been fixed. At this rate I do not expect them to finish anything until end of year. My walk through rep, Mr Ewer, insisted they would not leave me to dry after closing. Experience shows that was a blatant lie. DR Horton hides behind the veil of outsourced vendors to avoid the responsibility & liability of the repairs on their sloppy build. I've been waiting for months now for a cabinet to get fixed. I'm still waiting for squeaky floorboards to be replaced. The list goes on. I truly regret my decision to work with DR Horton. Even my lender and realtor have now sworn off working with them. Can't get any of the warranty items fixed. Back yard looks like a construction zone. A/C pad crumbling and just moved in January. Bathroom fixtures don't match and several other things. I'm a 100% disabled veteran and 100% disappointed. If you live in Anna, TX buy from someone else read more

After much communication with MANY DRH employees, we finally got a reply from one that we would be reimbursed for ALL of our expenses. We picked the check up and signed a document stating this warranty issue had been resolved. My advice: Be a very squeaky wheel! read more

We have purchased a new home from DR Horton a little over a year ago. We are dealing with water damage in kitchen area laminate. They denied the 1 year warranty. We hired flooring professional. Upon removal of the laminate, it is clear there is a small leak of water from somewhere. We submitted another ticket. We got this call back from Marysville WA Area Manager, Shannon O'Neil. While trying to explain the situation, she keep talking over me. I asked to let me speak, she responded "You are talking over me". In midst of handling bad situation, it'd great if company such as DR Horton can educate their employees to have a little compassion. She was very combative after that - further blaming us neglecting issue. Huh, the water damage is under the floor. When asked for her supervisor, she didn't pass the phone. We are shocked to deal with such person at that level of position. After repeating the situation multiple times, she realized she needs to send someone to look at the problem. That is what we asked in the first place. I have written perhaps a couple of bad reviews in my life, this one calls for one. read more

Dr Horton builds cheap homes of very low quality. I've owned 2 dr Horton homes in the past and they are poor in quality and not built to last. The HOA of one of the communities is suing dr Horton because the roofs and sidings have been leaking damaging the interiors of the condos. This is a multi million dollar litigation against the builder. The outside of their homes look good. But the insides are of very poor materials. read more

Read all that negative reviews before you buy house from this builder. They build house too quickly makes too much problem after move in your new house. You want to fix the house you have to fight over with Warrenty department everytime. Most likely warrenty department says this is cosmetics it's not cover by warrenty or this common problem with new house. So it's not cover. I'm sick and tired deal with warranty department. Look pictures of my garage floor. It's only 10 months old. They said it's cosmetic not cover. Do not by this builder house. They don't care after you sign. read more
