When we arrived at 11:30, the inspector, Ricky Davis, was sitting in his car. He exited the…read morevehicle on our approach. I identified myself and asked about the results of the inspection of the home I was interested in purchasing. Mr. Davis said that the only issues were just "a few little things" - just too few three-prong outlets in the house, except for the kitchen. My friend witnessed this same statement as we talked at length about it. He told me also about some kind of issue with the fireplace. Finally, he told me that the gutters were full and overflowing. That would have been all I would ever know. That's all that would have made it into the report. My friend, however, asked permission to walk around the property. Mr. Davis invited him to do so. I followed. As the three of us rounded the property I immediately spied that both windows in the garage were quite broken. The inspector admitted that he missed that. He took a picture and I took a picture. As we continued outside the property, I noticed another window with a bullet hole on the inside. As we continued around, I noticed clear patches of rust and water build up on a window outside the kitchen. The inspector admitted he hadn't noticed that. It was even more obvious to spot than the cracked garage window. I took pictures, so he took pictures. (It turned out that this was a leak in the wall behind the kitchen sink!) We went inside the property. I observed numerous three-pronged outlets throughout the house. I also noticed a cracked windowpane on one of the doors leading to the sun room. I pointed it out and took pictures, so he took a picture. The inspector was asked if he looked up in the attic. He said that he only "poked his head up there." I cannot say whether this was even the case, what I can say is that I went up into the attic myself, and together with my friend, we found three leaks. They were wet (we felt them). We invited the inspector to see, he finally came up. I took pictures so he took pictures. While he was up there, he finally noticed that the kitchen exhaust was venting into the attic, not all the way out of the house. He took a picture. I didn't bother. A professional home inspector would have certainly found these things and probably more.
