Lease Termination Due to Unsafe Conditions and Staff Misconduct - Chadwick Manor Townhomes I am writing to formally escalate ongoing issues I've experienced as a resident at Chadwick Manor Townhomes, and to document the legal basis for my lease termination effective August 1st, 2025. Despite repeated attempts to request necessary repairs, I have endured: * Ongoing leaks and ceiling damage, with water visibly collecting in an active light fixture * Delayed or incomplete repairs, spanning multiple days after initial reporting * No licensed electrical inspection, despite known water/electrical exposure * Verbal hostility, retaliation, and inappropriate behavior from office and maintenance staff when I sought resolution * Fear for my safety and structural integrity of the unit Under Maryland Real Property Code § 8-211, the failure to repair serious conditions that threaten health and safety -- especially involving electrical risk and water intrusion -- constitutes a violation of habitability laws and justifies lease termination. I have already submitted written termination notice to Property Manager Jed Beech on July 21, 2025, which he acknowledged. I am reiterating this here as a courtesy and to ensure transparency at the management level. At this time, I am simply requesting to exit this lease without penalty, and to receive the timely return of my security deposit in accordance with Maryland law. Zero transparency. Bought our property, turned around and flipped it. Very hard to contact, and I would look elsewhere, if I expected responsive management. read more

These people are the worst! They have overpriced substandard apartments that are roach infested. When I lived there I constantly requested that they spray for bugs. They charge nonrefundable pet deposit and pet rent for nothing in return. My carpet was flooded TWICE by raw sewage from the sewer drain backing up. When I moved out they attempted to collect an exorbitant amount for carpet damages. When I disputed the claim they blew me off and immediately turned me over to collections. They are guilty of discrimination. I know this because they discriminated against me. STAY AWAY, do not get sucked in. Any place will be better than this one. They deserve ZERO stars! read more

Update: ive stayed in 3 apts managed by this company and they all were roach infected. The last one was the worst,Montecito with bonnie. I went all the way up to the mgr in home office bc i had bugs in my bed and transulucent spiders that would bite me and my family. They agreed to let me out of my lease. But i had to fit the bill to move out after only 5months into my lease. To make a long story short they charged me alot of fees, took me to court, headaches for my school age kids, and wouldn't give me another apt and said they didnt want me to rent from df even though each apt i moved in was always issues they brought to me as a resident. They don't even deserve the one star rating. Managment sucks! they manage Waterman's Crossing Arpartments and it was a nice place to live until they took over. I have lived there for nearly 7 years and never had issues. I am quiet, clean and pay the rent on time. They have maintenance come to "change the vents" (which they do) but it is actually a ploy to spy on you and they report to the manager about you. For instance, I pet sit sometimes, and now I am being told I have to give the documentation of every pet I sit and how long they will be over blah blah blah. We have people with ankle bracelets living here and a halfway house across from me and they worry about a stupid pet. Last summer I spent 2 months with a broken AC unit and the maintenance guy Mike (the WORST!) told management it's bc I have too much light coming into the apartment. Mind you, I have every blind and every curtain closed and it was above 80 degrees inside for 2 months. DO NOT MOVE HERE! Drucker and Faulk are the worst managment company ever! They should leave the tenants like me who have been there for years ALONE and worry about the people who commit the robberies, rapes, and just got out of jail types. They probably are tyring to get me to move out so they can renovate the apartment and get more rent for it. Hate this place. read more

This company manages the apartment complex where I live. They are very strict and non forgiving about everything. Renters beware!!

Carolina Woods in Greensboro, NC has had numerous property managers. They have been rude and each one doing their own thing. The managers are not consistent not professional. They need to get it together and learn how to do their job efficiently and professionally. read more
