Like many stratas, we have been through the proverbial wringer with property management companies. When we left our last property management company because they were completely useless, they told us "If you go somewhere else, it'll just be the same; this is an industry wide problem." - BUT THEY COULDN'T HAVE BEEN MORE WRONG. Ever since switching to dWell about 2 years ago, it's been a night and day difference. Our property manager, Corneliu, is a godsend. He is organized, efficient, and proactive; he communicates promptly and we never have to ask him twice to get things done. Paying soooo much money for 25 years in strata, yet receive soooo very little in services! 25 years here @ let's say an average of $500(+)dollars a month x 25 years=$150,000+ ....The yard is in such poor condition both lawn & hedges that we would have a hard time listing for sale. read more

Service is so bad it is unbelievable. Jason Gill doesn't respond to emails often, and when he does its after a long delay. And then, if he does respond, the answers are brief, and incomplete. He leaves you hanging for weeks. he guy is useless to the point where it leaves me wonder what he spends his day smoking. If I did this at my job I'd be sacked. Dwell's service is brutal. I'm going to start agitating to change management companies because Mr. Gill is unresponsive. read more

Horrible services. Our PM Florin S never responded on our emails. The only time when he responded is when he needs to make a deal with trade. Financials are full of mistakes; they ignored council requirements to fix mistakes. So many wrong units' charges for late payments. Nightmare of management company. I wish I can rate them with minus star. Be very careful when negotiating with them. Salesperson will promise everything and then disappear. They are late with paying strata invoices, and we are always charged late payment fees because of Dwell. read more

SO BAD. You will spend the better part of a year sending emails and/or voice mails to Karolina, yet will never get a response back. Even if you send a "can you confirm that you ever received my email?" - you will hear nothing. If the rest of us ignored emails and phone calls at our jobs, we'd be long gone. I see they've been sending out "refer Dwell and receive $500" - - this tells me they are struggling for customers. It's very obvious why. Putting it in the simplest of terms - they SUCK. read more

Hi, I live at the Pulse in Kitsilano. Leo Chan is main point of contact through Dwell Property management. It's a open joke with all memebrs of the building as well as contractors that Leo is not competent nor reliable. I would suggest never using Dwell property management nor Leo. If you don't mind waiting longer than a month for a response to an important question, Dwell may be right for you. On the plus side, their excuse game is strong. "Your email went into my spam account." "Our staff are really busy." If the property manager just refuses to respond to your questions and you ask to file a complaint, the office manager won't call you back so you can't file the complaint (problem solved for them, I guess). However if you look at their website, the reviews are spectacular. Compare them to Yelp though and you may notice a discrepancy. read more

5 years on council and 3 of those years were with Dwell. Thank goodness we found them to take over our account. Jason Gill and his team got us in order and in great shape for the future. One star is far too generous. I've had nothing but horrible experiences dealing with this property management company. Dwell is almost impossible to get a hold of and on the rare occasion they do respond it's to quickly absolve themselves of any responsibility. Everyone from Dwell I've delt with comes across as rude and disinterested in the issue at hand and they would rather pawn off the work to someone else rather then giving a direct answer. I would give maximum MINUS STARS if it was posible for their horrible services. Representative Leo that was assigned to us is rude and he wastes everyones time and money. Unfortunately I can only confirm what all negative comments are saying here as I have exact same experience. Must be their trademark - ignore, ignore and ignore customers some more. If he finally hires someone, that company is either wrong for the job or it's only a middle man and it has to go through several more companies and they all want to get paid of course. it's the worst property management company! the building I lived before, the property manager always reply the calls and emails within a couple of days, Dwell Property Management has no-reply emails and phone calls ..... how they handle the situation and made decisions were very unprofessional and inexperienced. when your building chooses the property management company, do more research, don't let this company trap you in. read more

You will be told many many lies and they don't even feel bad about it one bit. Reaching out to the management level will also get you nowhere. I've been experiencing noise issues in my unit for about 3 years now. This noise sounds like someone above me dragging their couch across my roof repeatedly all day and night as late as 4 am every single day. Despite my complaints weekly for 3 years there is still not a single action to attempt to acknowledge or resolve this noise issue. The newest building manager did call me back one time to let me know he saw my email. At this time asked me to write a good review.......I will consider writing a good review once some action has been taken that warrants a positive review. read more

Very poor service. Granted I suffered an issue that ended up being minor, and didn't warrant an after-hour call (my bad), but when the property manager literally says "stop calling" in an unpleasant tone, that displays the epitome of what poor unprofessional service is. And the only reason I had to place a follow up call was because it took them 20 minutes to authorize an on-call technician to contact me. read more

Very good and professional service. I lease a unit in Greystone village plaza. Property is managed by Re/Max dwell property management. Our property manager Gregory is very caring and attentive. If there was an award for the worst property management in BC, I would have to give these folks the title. This management company is extremely good at creating falsehood narrative and failed to deliver many services that I paid through my monthly strata fee. Do your homework diligently before you hire them or contact me personally and I will give you a full tour of how poorly they manage my building from the front to the back of the building. They will take your money but they won't return your call or response to your email when you need them. There are so many negative reviews about them online so therefore one has to ask yourself, is this a coincidence or they really bad? You cannot deny and say that all the reviews here are a bunch of lies because I believe people are telling the truth. People work really hard for their money and they are paying the monthly strata fee to this management company that has a long history of producing bad result. The accounting errors are continuous. Not sure how many are the result of our PM being sloppy and not really looking at things or if they have incompetents' in their accounting department. Our PM (Bryan Balfour) never takes responsibility for the errors. He either says the errors are not the fault of Dwell or he ignores the error or he does everything he can to avoid the two minutes of extra work to correct the error. If I could give 0 stars, I would. Terrible property management at one of the buildings they manage. I have lived in different apartments in downtown for over 5 years and have never had to experience a property manager who doesn't address an issue right away, and has no idea on what's going on in the building. Very poor customer service orientation by our property manager with DWELL. Follow up after follow up and month after month, not a single email reply, demonstrating extreme lack of common courtesy and very poor treatment of clients. I am now relegated to taking time off work to pay them a visit. Portion of our monthly strata fees going to this company should be discontinued. read more

8880 Jones Road If I could give 0 starts, I certainly would. The worst property management company i've ever seen. They (mis)manage the property 8880 Jones road to the best of their ability. The so called 'Property Manager' - John is a rude and unprofessional person, providing incorrect information or not providing them at all. It's very interesting to see how people like this have their jobs for so long while being so irresponsible? That shows the credibility of the D'Well towards their customers. Lived in Windsor Gardens in Richmond, BC for a couple years. The caretaker was great but the strata was non existent and never followed up if I had issues such as leak. Property manager Larry Zhang who no longer is employed there was unprofessional and not attentive to residents in the building. read more

We made the mistake of hiring re/max property management services for our building. The biggest mistake!! Do not hire them, they promise the moon, but never get back to you at all and do not take care of emergency flooding. Alvin Hui, is probably the worst one to get, trust me, the most incompetent person I have ever had to work with on strata and off.
