I purchased a brand-new home in the Stone's Throw community, and I genuinely wish someone had warned me before I made this decision. Buying a new home should bring peace of mind. Instead, it has been months of frustration, warranty claims, and excuses. My biggest disappointment isn't that defects exist--every new home can have issues. It's how Holt Homes treats homeowners after closing. Once they have your signature and your money, the attitude changes. Instead of fixing problems, they repeatedly explain why they don't have to. Here are just some of the issues I have experienced: * Poor front porch design. The porch sits on a 20-24 inch concrete foundation, and when a vehicle is parked in the driveway there is only 12-16 inches left to squeeze between the car and the porch to reach the entrance. The concrete is so high that vehicle doors can hit it. The sharp edges have repeatedly injured my child and scratched our vehicles. Holt Homes' solution was to give me the phone number of a contractor so I could pay to fix their design myself. * The interior stairs have squeaked since day one. A brand-new home should not sound like an old house every time someone walks upstairs. * Four large tree stumps were hidden under bark dust and gravel in my backyard. I only discovered them after beginning site preparation for a concrete project. Holt Homes refused to remove them, claiming they had been cut to final grade, even though they still protrude above the ground and interfere with normal use of my property. * The sliding patio door is defective. Parr Lumber inspected it and confirmed the frame is bent. The door requires excessive force to open, yet the issue remains unresolved. * Fence posts started leaning within the first month, and I was told this wasn't covered under warranty. * Poor insulation workmanship and HVAC design problems. Rooms with raised ceilings don't receive enough airflow, and the proposed solution was simply to close vents in other rooms instead of correcting the system. * No emergency backup heat was installed with the heat pump, leaving the home without a secondary heating source if the heat pump fails. * The hot-water recirculation system creates a loud water hammer every morning, waking my entire family. Construction also continued with very little respect for residents already living in the neighborhood. Heavy equipment created massive dust clouds that covered nearby homes, vehicles, and yards. I spent more than 1.5 hours cleaning construction dust from my own property after one day of work. My advice to anyone considering Holt Homes: hire your own inspectors, verify everything yourself, and don't assume problems will be resolved after closing. Test every door, every window, every system, and inspect every inch of your property before signing the final paperwork. If I could go back in time, I would choose a different builder. Based on my experience, I cannot recommend Holt Homes.

They had pre approved us for more than the sale price and we'd gone through the whole process of negotiation and appraisal and inspections etc., only to have the rug pulled out from under us! We thought that was it - we were done, our dream was finished and we'd never be able to buy a house. THEN, someone gave us Tim's phone number and in TWO weeks he got us a mortgage and we signed our closing papers!! He went the extra mile when he didn't have to.
