    Great place to live. Some neighbors are loud but most are great. The staff is amazing!

    They will send out passive aggressive emails, they strictly control what you're allowed to have on…read moreyour porch/balcony, and they will not treat you with respect. They value the time and money of potential residents much higher than that of current residents no matter how long you've lived there. I was walked in on while asleep and half clothed by maintenance men not once but TWICE without them knocking. This is about as close as you can get to being in an HOA without ever having signed up to be in one. They are strict and often passive aggressive including but not limited to threatening to drain the pools if residents can not "cooperate" with their rules. Children are not allowed in pool areas even with adults. I also frequently had to keep my thermostat around 75 degrees to keep my apartment above a hoodie temp. due to poor insulation. Beware.

    If you care about your money, mental health, and being respected, don't live here…read more Not only did I not get my security and pet deposits back, they CHARGED me a near ADDITIONAL $2,000 for repairs that sure as hell did not equate to A SECURITY DEPOSIT + A PET DEPOSIT + $2,000 DURING COVID. I didn't leave the place in perfect shape but as someone with family in construction and renovation I guarantee you it was NOT worth that much. What the hell is the point of a deposit at that point? Sure it has a lot of nice reviews but interesting that they're all from 8 years ago, around the time the place was nearly done being built. Likely a promotion ran where they gave some perk to people leaving nice reviews. They're nice at first but the moment you're in there it literally feels like you cannot LIVE there. You have passive aggressive management sending rude letters and emails- to the point now where any notice from a landlord sends my anxiety up the roof, even to this day when I live in a HOUSE now. Management, don't even bother responding to this because I'm not reading your responses. I don't trust you enough to give you my real name, because knowing you, you'd be awful. At this point, I don't trust you to actually be genuine in anything you say. Everything is a nice platitude to get the next lease in your roster so you can rip someone else off.

    Copying this back over from my post about butler management:…read moreI have been lucky to only really have positive renting experiences in Madison, well that is minus the time that I spent at Hamilton Plaza (owned by butler management). I guess to start, the problems began on move in day, I was given a key fob that just didn't work, and when I went in to get this problem solved it took roughly 2 weeks for them to get me a working key fob, preventing me from accessing my own apartment without going through the garage. The next unfortunate event took place about a month into living there, my parking pass fell off my mirror on a Saturday night without my noticing, and come Monday morning I awoke to find a blank spot where my car was! $600 and a half day off work later I had my car back and did some digging. The towing company that butler plaza contracts with is less than a mile outside of the towing radius that would've cost around $125 dollars so I was charged around $500 for about a mile tow. When I went in to complain about this (especially since they have my plate and car information) they told me that I was lucky! I'd receive a new parking pass to replace the on that had fallen off without charge, but it was 100% my fault that my car got towed. The final slap in the face came when I transferred my MGOE service over to my new apartment but something happened where I maintained a line of service at Hamilton Plaza. I reached out to them immediately upon noticing this and was told that they would retroactively end my service upon my move out date. Come 6 months later, I'm looking into my electric bill and see a $115 charge for services unpaid that had been accruing interest from my prior apartment. I call back in and they sent me an emailing how it was my responsibility to handle all utilities. Absolute scam artists that have been facetious and rude through every interaction I've had. Thanks for wasting my money!

    I have lived in 9 different apartment buildings over my lifetime, and have lived in some of the…read moreworst and some of the best. After a year and a half (2014-15), I can count Hamilton Place Apartments as one of the best I have lived in. Location, location, location! It is centrally located a block off the "quiet side" of the Square across from the Madison Children's Museum and Bradbury's (see my review for this place - yum!). I consider it the "quiet side" because it is far enough away from campus, bars and stores that it gets very little late night foot traffic - rarely will you be awaken at 2am "woohoo"-screaming kids coming home from the bar or the obscene yellings of the homeless crazies that often wander the square. However, even though it is on the "quiet side", all of the things to love about the Square (Farmer's Market, restaurants, cafes, festivals, etc.) are all within a couple blocks walk. Excellent Management Gaby is an excellent property manager - always available via phone, text or email. She responded to every question I had within a day and took every request seriously. At least 24 hours notice was given anytime they needed access to my apartment for routine maintenance (filters, window cleaning, etc.) and when I needed something replaced or fixed, Ricardo, on-site maintenance guy would address quickly and completely, even if it's at their expense. In my case, Ricardo replaced a toilet shortly after move-in that wouldn't stop running. Hamilton Place is Gaby's only building, so unlike other property companies that manage several properties in Madison, you get very prompt and personal attention from the staff if/when you need their support or help. Right-Sized Building The building itself is older, but has been well-maintained. It has the amenities you would expect from a luxury apartment (penthouse patio & community room w/view of lake mendota, fitness center, secure elevator, storage lockers, etc.). The best thing about the amenities is that they're almost always available, because there are only ~9 apartments per floor of this 6-story building. In other words, the amenities are appropriate for the number of people living there. There are assigned parking spots in the heated garage. Gaby can arrange for a spot if you have guests coming, or there is a city parking garage conveniently located across the street if guest spots are not available. Primo Apartment Since I work from home full-time, I tend to splurge and go big with the apartments I rent... so a disclaimer - I was in #600, which I believe is one of their primo-apartments. If you're looking for an apartment and it's available and within your budget - grab it - you'll be very happy. Stainless steel appliances, built-in space heater in the bathroom, amazing view of the capital (see photo), easy access (elevator, trash chute, stairs). Friendly Neighbors of All Kinds Your fellow neighbors will be of all ages and backgrounds. You never know who may join you on the elevator - from a small family w/kids to a young professional heading out to walk his/her dog to one of the international students that live on the entire 2nd floor. But regardless of who you may run into, you can count on him/her being friendly. If you are considering living at Hamilton Place, feel free to send me a message.     The Lurican apartment building, owned and managed by McCaughey Properties, is an amazing find in…read morethe heart of downtown Madison. The building was constructed in 2008 and I've lived here since it opened. Prior to moving here, I changed apartments every year because of poor management. I would highly recommend renting at the Lurican, it's a pricier place but it's also right in the middle of downtown, just a block away from the grocery store. You're right next to Mifflin, Overture Center, State Street, and in a great spot to catch the bus and to access the university campus. Pat is one of the best building managers I've ever had and the apartments have really nice amenities. Maintenance: Issues are handled within 24 hours, usually less, unless a part is needed but in that case the part is ordered in less than 24 hours. Management: Pat is a fantastic building manager. I see him on-site all the time taking care of things and making sure the property is maintained. Amenities: The apartments have central AC and heating. Trash is put in a trash room on the first floor that can be kind of smelly at times but they try to air it out to keep it from getting too bad. The stove is a flat top stove making it easier to clean, there's an in-unit stacked washer/dryer, and dishwasher. Fridge is the top door/bottom door type and there is an icemaker in the freezer. Sound insulation is pretty good, keeping most of the noise outside of the apartment at a minimum, although loud things like construction across the street or very loud neighbors can sometimes leak through. Lighting in the bathroom and kitchen is very good, floor lamps may be needed in the living room area. Plenty of counter space in the kitchen. Overall the building is well maintained, especially in the winter when the guy who shovels the snow is always on top of things and often the property is the first one shoveled during storms. The underground parking is a little bit tight but also well maintained. The building is a smaller one so no apartments are super far from the elevator. It can be tough for friends to visit because of the parking situation downtown, but the Overture Center ramp is only a block away. I love living at the Lurican and the only reason we're moving out is because we're going to a different city.
