All the sites are paved and you have plenty of room. We like the pool and hot tub and the kids liked the clubhouse. They have a nice playground and horseshoes pits. Now for the bad, there are no heaters in the bathhouse which names taking a shower at 48 degrees really fun. I had issues pulling into my spot because a resident likes to park in the road. After that, I noticed the park didn't like to enforce its own rules. Definitely units over 10 years old that look bad, lots of junk or "stuff" stored outside the units and then people parking in the road all day. We didn't have to deal with the noisy neighbor. We did hear the cart racing, but it was during the day so not an issue for us.

I go at 6:30 to do loads of laundry because I have my grand daughter. There was another man doing his laundry as well. My baby is laughing and dancing to Rachel when this big black haired man who I have never seen before and mind you my husband and I have enjoyed this place for over a year. We are never late on any payments we never have company or take company swimming. We power wash our rv when asked. So how should I handle this big black haired man who is staggering around the place griping really loudly. He approaches me and says the place closes at 9 and how dare I still be there. Mind you last I heard the place was open all night. It always has been but either way I can smell the alcohol reaking from his breath and he's talking to me like he would his girlfriend he was verbally assaulting. He talked so ugly that he had my baby crying. I had to leave the place with wet clothes that now stink and 2 ladies approached me and helped me because I was shaking so bad. I suffer from ctptsd and im shaking now writing this. He was so scary and volatile. Should I have called the police. I dont want to move but this man who I dont know cant go around treating women like garbage and scaring babies. Moved my family there knowing it was more expensive then most places but was fooled by the advertising on the website, offering all these "amenities" that were never available or weren't there to begin with. When I asked the management to help find a solution to the lost amenities I got excuses and attitude in response like it was our fault and to later see them driving around golf carts honking and laughing with their friends instead of fixing any of the amenities. I've never left a bad review on any business before, so I'll leave it straight here's a pros and cons list, because there are some pros. Hope my family's experience is a rarity. Pros: -concrete lots -decent size lots -pool/hot tub -dog park -gated Cons: -Little to no fish in "fishing pond" with several dozen+ dead and dying at the bank. -Laundromat isn't functional when there is one machine for 100 lots. -Showers are often locked with nobody in there, never was able to use it. -WiFi never worked during the entirety of our stay. -Directly backs to I-45=very noisy and constant; can't even have a conversation outside. -Rude management. -Expensive

Their values are strongly connected to Family and the nearby BusBusinesses of Old Town Spring. The park is immensely clean, both by the landscape and the Park's Community Center. It's "Furbaby" (pet) Friendly and everyone who resides there is so polite to each other. I highly recommend it to anyone seeking a great opportunity to travel without worries. You have to play Tetris to get to your RV because there's only 1 parking space per RV yet most have 2, or are "regional workers" with work trucks/vans with trailers lined up everywhere. It's supposed to be adults only, but it absolutely isn't. There's many Mexican families here with children, and multiple family households in a single RV. There is no one that lives or works onsite so good luck with issues. If you have a pulse and a check you're welcome. If you care about where you live then absolutely do NOT move there!

The park is safe, quiet, and has great amenities. We love having laundry on site and a place for our doggos to run off leash in the dog park. If we weren't purchasing a house, we would definitely stay longer! It's a great place to call home!
