This place used to be decent. It has gone downhill badly over the past year. Very trashy looking all around many RV,s. Management ignores important maintenance issues. They offer free WiFi that does not work. They charge a very high electric rate compared to all other RV sites (this they use to hide higher mtly, wkly and daily rents). Many sites flood during medium storms. Power is out multiple times of year even in small storms. The pool is at best OK some of the time. Customer service as of late is very low. Theft and lower caliper tenants that steel, use drugs, drink heavily are filling this place. TIME TO FIND A MORE RESPECTABLE PLACE TO STAY read more

Nice little spot in the lake Conroe area. This little park looks like it's made up of mostly full-time permanent RV residents but super cute. Very nice refreshing clean clear pool. Super friendly staff, Jessica very nice. We got an excellent spot right on the water, and a lot of the people there seem to have had their own boats and able to put in right from their spot. Grandson caught a nice size bass, super thrilling for him. There was a little playground for the kids to play, and they were able to safely ride their bikes around the park. We safely wrote our bikes around the park too. My granddaughter fed the ducks and they saw a dead snake. I'm glad I did not see the dead snake. read more

Nice quiet place on the lake to get away from the city. My husband & I stayed 3 nights. Nice lake view from our window. We literally step out our camper & go fishing (he caught 3 nice size catfish). The ppl around us was friendly (some visiting & some long term). The pool was blue but the weather was too cold to go swimming (Feb). Management was helpful & informative. We don't care for gravel road BUT we will visit this place again bc of the location. read more

Management is rude and unprofessional. Yells at guests instead of talking to them and finds any excuses to do so. Staff hides in the office to avoid tenants regularly closing the office door and staying quiet until you leave unassisted or closes the office early as they feel like it. Mens restroom is disgusting and never stocked. Womens restrooms are rarely cleaned, shower heads were broken spewing more water out of the shower than on you for months, someone cracked a massive hole in one of the shower floors. When they finally did something all they did was replace the shower heads and repaint some of the bathroom and add cheesy decor. Crack on the shower floor will allow your foot to slip through and be cut or pinched- still not fixed. Manager claimed the owners refuse to fix anything unless he forces them or spends his own money. So this crack will just stay. My number was blocked from contacting the office for 2 weeks by the manager when he decided he no longer liked me as I would not allow him to berate me anymore without defending myself, when I addressed this the manager lied and denied it and fixed it while speaking to me, I have it on camera and proof that prior to me coming in to address it I was in fact blocked. Very easy to tell from iPhone to iPhone. Not that it matters either way as staff regularly ignores all calls and texts and tenant concerns. Even if you force them to respond to you you will just get empty promises or poor excuses how they cannot do anything for you. Nothing is their responsibility according to them. Lawn service will break your things and dent your car with rocks, if you tell management they will scream at you that it's not their responsibility and they are not liable. They are supposed to send notice when the lawn service is coming but have only ever sent out an email once in a years time. They claim it's the same time and day each week, but it often changes time of day or even day of the week or may even be skipped some weeks. Lots of evictions then staff spreads many rumors about those asked to leave. Usually the reason is Anthony had a run in with them, not hard to believe the way he goes attacking people very hostile based off of his own assumptions. Speed limit is 5mph but unless you do 1-3mph you'll be accused of speeding, however staff will zip around on their golf cart much faster than the limit. Speed bumps are made by the manager, we've notified him several times they are built far too high and very uneven causing our 4 door sedans and mini suv to scrape and cause damage, he won't correct it and continues to build them up unevenly. These are not low cars, they should never scrape like that. We roll over them stopped and still take damage. Agreement says no temporary fences however many people have them so if you want one it's just a nice $200 extra fee to put it up that you will not get back. That's on top of the $200 deposit that from what I hear from past guests no one gets back despite the agreement saying you will as long as you don't destroy your lot and leave it clean. Many clean perfect lots not getting it back. They allow guests to burn wood fires and refuse to do anything when the smoke is sucked into your home from your neighbors yard. If someone parks their rv 3 ft into your yard space they won't have them move it, you just have to deal with it until they leave. Lots they claim have shade are in the direct sun 90-100% of the day, the trees they claim give shade only shade your driveway not your rv. So expect to run your AC all the time. Lots are very uneven. Ants in all yards, they do not treat for them. If you try to treat your yard they keep coming back as other yards are not treated. Everything is blamed on poor employee Kyle even when it isn't his fault at all. That's the manager's solution to everything, just blame Kyle. Anthony spends more time working on flower beds than he does helping guests. No one cares about your flowers when they need assistance. He will make guests wait hours just to speak to him. And sometimes never comes at all. As he's sooo "busy" riding around his golf cart having a chat or going to get lunch. As far as location, you're looking at over $700+/mo to even see the lake, $500+/mo to see a sad "canal" or $400+/mo to see no water at all. The surrounding neighborhood is not a nice one, I've had officers warn me to be safe near here. For a few months gunshots were an almost everyday thing day and night followed by police in the neighborhood around the "countryside" of the park. There's a home near by with many dogs that bark all hours of the day and night endlessly, they also run the street you drive up on so be careful not to hit them or be hit by the person coming up fast behind you when you have to stop to avoid them. There is no boat access from the park like they claim, they "share" the boat access with someone else off the property. But you can't park your vehicle there. 10/19/22 The Venice lawn service broke my RV window on 6/28/22. Over these last many months, I have spoken and texted to Kyle at Venus over 30+ times and spoken to Anthony at Venus over 20+ times. Now as of 10/18/22; Anthony refuses to answer my telephone calls. The new window cost $350 and the install fee is $187.50. I will continue to escalate this issue as Venus and/or the lawn service pays $537.50. read more

This is a nice quiet RV park. Lots of full timer RV folks that live on site. Overall very nice place to stay. PROs -On site Management was helpful and friendly. -Nice layout for bringing your RV in. -Level sites, good water pressure and hook-ups. -All the full time RVers were really nice people. -Well kept grounds and sites. -Wi Fi was good enough to work remotely while on our stay. CONs -Small fishing area if you do not have a lake access site. -Pool was small and a little dirty. Pool cleaning day is Tuesday, we were there after the pool was cleaned. The dog park and playground were both recently upgraded with added equipment. The park was fully decorated for the 4th of July with lights, large inflatables, and glowing pool balls. Be advised: the photos and videos on their web site are NOT indicative of the actual site. The grounds were unkempt, trash was evident everywhere, and dogs were roaming freely. We made a reservation after visiting their website and immediately wanted a refund due to the deplorable conditions. We were also promised a receipt for our reservation payment; one was not sent. We were told refunds are only given if cancellation is made less than 24 hours after the reservation was made. This is very hard to do when the website is obviously a "bait and switch" advertising scheme. The office staff promised a refund for 3 of the 4 days of our reservation. This is understandable due to a cancellation upon arrival. But not refunding the remaining 3 days to false advertising is deplorable. The staff knows exactly what their product is currently vs the advertised conditions. read more

They advertise open 24 hours but answered the phone at 10pm saying "what's up, it's passed bedtime" and then hung up the phone. They should be receiving a zero star review. My family had an emergency at home and since this place was no help we were forced to stay the night in our rv in a parking lot. read more

Bad Management Period!!!! This place isn't worth 700.00 a month, plus a very high electric bill $176.00. Mudpits and puddles up to your steps... not great drainage at all so Bring Boots to walk in especially when it rains and be prepared for the overly swarmed mosquito birthing grounds of the lake and the stagnant waters too. I'm giving you fair warning... Stay Away from here and find other RV parks to make your reservation at... PS we Moved out a day early but they were notified 2 weeks in advance, and we are still waiting for our 69.00 refund to show up on our card... from Tuesday the 3rd... if it's not there by this Tuesday I will be showing up in their office you can bet on that! We have been camping for years and when we ran into the owner at the Houston Boat Show- she offered us a free weekend. We couldn't pass up a free stay! Reservations were easy. We arrived on the Friday morning of Easter weekend with our 13 yr old son and his best friend. They brought their bikes and were looking looking forward to fishing, horseshoes and swimming in the fabulous pool we had heard about. Our site was by the water. It was clean and level. There was very little room between sites to spread out and set up anything. I had to spend 30 minutes signing a contract which stated we would not sue them for anything being stolen, we would not be loud after 10 pm, we did not bring any of the dog breeds listed (there were at least nine) that were prohibited. I have NEVER had to sign a contract that detailed and pedantic. The pool was small, and not too clean. The pavilion looked about 15 years old, the public fishing section was 12 feet wide and hidden behind someone's site. Our boys stumbled across it by accident: it is not marked. There were no horseshoes, no bingo, nothing that they advertised on their website was offered. When we ran our outdoor fans and the air conditioner at the same time- the electric breaker on the post popped. (We have NEVER had this issue at any facility) The wifi was weak, the cable non-existent. My husband had to take the truck and run an errand at 5:30pm on Saturday and the gate was closed when he got back. The manager was standing there talking to a guest, saw my husband, and continued her conversation. He got the gate code from passing guests that were on a golf cart. If you have kids- do not believe the website. This is NOT a resort. It is an RV park with a lot of permanent really nice friendly people. If you want to fish, relax and be in bed by 9:00pm- this place is perfect. read more

I'm a recent convert to la vida loca in an RV but I'm all over it nowadays. This park is more California Venice than Italy Venice but anything on the water is very cool. For newbies, be aware the spaces are not level, especially right on the lake, but it's worth the effort to step outside in the morning and be thirty feet from the water in a quiet cove. There are no jet skis or boats roaring by, but there's a beautiful boathouse to dock if you've rented either. It has a good mix of Texans on short trips, northerners - mostly from Canada and Colorado when I was there and folks who work 3 - 5 months on seasonal jobs, three of whom came out, leveled my rv, and connected me to everything when they saw my obvious cluelessness! A lot of people rent an rv for a week or two so that really comes in handy. The rates are good for a waterfront park - $40 a night but a good price break for longer stays. My spot was $175 a week but $375 for the whole month. No complaints there. There's a pavilion, several gazebos and a beautiful pool. I recommend it highly, especially for people looking for a small, quiet natural setting that isn't too remote. read more
