I am currently without a place to live while this situation remains unresolved. Rather than addressing the full extent of the damage, your company appears to be focused on simply replacing drywall. That is not an adequate repair when water poured through light fixtures, kitchen cabinets, bathroom vents, balcony doors, and completely soaked the carpet before the ceiling ultimately collapsed. This isn't a cosmetic issue that can simply be patched together--it raises serious concerns about the safety and structural integrity of the unit. Please stop blaming one weekend of rain. There was no tree damage or sudden event that caused this. I have photographs documenting the pre-existing roof damage, as well as a report from the Fire Department confirming the condition of the apartment. At some point, doing the right thing should matter more than saving money. I am disgusted by the way I have been treated throughout this entire process. I have a 1-year-old daughter, and I can't even properly bathe her because of the condition of the tub. I wouldn't recommend this place to my worst enemy. She called the management for Harlo Apartments and told them that my daughter did not want the apartment and wanted to see the all-white updated unit like the one in the office. They said they would get back to us on Monday and try to find a suitable apartment for her. I hope they do because this is not good business to give someone something you would not want to live in yourself. When we did a total walk through of the townhome we put in about 7 total work orders (nothing to serious all little fixes) on Friday, the maintenance men came Monday morning. They got a little freaked cause of my dog lol but i put her in her cage and they were ready to go. (We pay $60 extra for dog rent) Chris the maintenance man was very honest on what he could fix & how it could be fixed, we chatted for a few while he fixed everything up, he was nice and super quick. I didn't catch the name of the other guy who was with him but he was also kind and got things rolling! So far the staff has been wonderful and the place is nice. The only thing we don't like is our little backyard patio it needs some serious gardening work but we will handle all that in the spring :)!

I usually do…read morethorough research of a property before moving but somehow I missed all the red flags at Kings Pointe Apartments and Townhomes. My father and I inquired about a 2 bed 1.5 bath town home on November 24th. We came to view the property on the 28th and during that visit we were shown an "updated" 2 bed 1.5 townhouse that we absolutely fell in love with: new appliances, carpet, counters, floors, finishes, backsplash etc. Latrice, the leasing consultant, explained that the property was going through extensive renovations and this is the "new look" they're going for, I was impressed. I asked how much more for the updated unit and she told me between $1010-1025, she also told me that she had someone moving in that unit in January but others would be available. The initial move in date was December 12th got pushed back to December 16th because "carpets were still wet and my basement still needed to be painted" as if those were the only issues that needed to be resolved before we could occupy the unit, HA! On December 16th, we made our way to the leasing office excited to get started on the paperwork and move in process, I was sure to specify we wanted the updated unit during the entire process only to be greeted with news that we would not be able to rent the updated unit, that the basement in the unit we'd be getting still hadn't been painted, and that we wouldn't be able to move in until Monday which was a huge inconvenience. Since I was sold on the updated unit (BAIT AND SWITCH) I requested to see the "regular" 2 bed 1.5 bath townhouse before any paperwork was signed, needless to say it was not as nice as the updated unit but it was the same layout. I noticed some issues immediately upon walking through and was told to just put it on my move in checklist and they'll take care of it "with no problem!" So Korrene* the property manager and Latrice agreed we could begin moving our things in that day just as long as having painters in the unit the next day was okay with us. The next day (Saturday) came and went, no painters, no communication. We didn't move in until December 21st and on this day we went to the leasing office to address all of our concerns with the unit from top to bottom with photos and videos with Korrene. The basement didn't get painted until December 23rd because "the painters went to the wrong unit and we have to see when they can come back out." All they had to do was communicate any hang ups with us but they didn't and they don't. The move in checklist they gave us was cute but by no means sufficient enough space to write down ALL of the issues wrong with this unit, so I attached a loose leaf paper with 30+ issues. To the naked eye this place came off as move in ready but upon inspection this place was a dump. From the center-block glass window being busted out in the basement, bar soap full of hair being left in the soap dish of the full bath, plumbing issues, debris and food left in the cabinets, visible dirt along the woodwork, spiderwebs and dead bugs in corners this place was DISGUSTING! We spent days cleaning this place before we ever even occupied it and do you think the property manager cares? Hell no. On January 3rd we went to pay rent and this really hit a nerve because we were paying for this place and we couldn't even use the dishwasher or shower. We spoke with Korrene again and she does a good job pretending to care. She assured us that Dave, the maintenance man, would be out tomorrow to take care of everything. Finally! Some course of action. HA! January 4th no call, no show. The next Dave and Mike showed up to my door at 3:30pm ready to fix all the issues, they worked quickly and got a chunk of things on my list taken care of, I was thankful and I felt things might not be so bad after all. Dave told me he'd come back the next day to paint the bathroom and fix the rest of the things on our list and I believed him! HA! I called Korrene on Saturday the 14th and she reassured me Dave would be out on Tuesday. It's January 18th and maintenance still hasn't come back. Honestly, I think they just need a few more maintenance men to carry the load. We've officially been here one month and it's been nothing but a runaround, the unit is STILL not move-in ready. They simply do not care. They are unprofessional, unorganized, and it's unacceptable. I call continuously and make appearances in the leasing office hoping to get issues resolved and still nothing gets fixed. Save yourself the headache. We work hard for our money and as tenants expect to be valued and treated as such. 1 month down, 11 months to move.

Maintenance entered my apartment without my presence or consent, despite me explicitly stating this was not allowed. I allowed it once because I was told scheduling a specific time was not possible--but this will never happen again. During this entry, a maintenance employee used a code that was not mine to access my apartment. When I returned, my personal code no longer worked. After multiple calls to the leasing office, a maintenance guy arrived (very nice I didnt get his name) and said the new code would work temporarily--but when I returned later, it still didn't work. I attempted to use the SmartRent app to avoid emergency calls, only to find I did not even have access, something the leasing office should have granted me. I was locked out until 7:44 PM, repeatedly calling maintenance with no response. The on-call staff, Keith (or Key), was shockingly unprofessional, dismissively saying "GEEZ" before hanging up. I had to leave my door unlocked overnight, creating a serious safety risk. The next day, I tried repeatedly during office hours to resolve the issue, again receiving no response. I called emergency maintenance 14 times, only to learn staff were at a trunk or treat event. I had to track someone down in person. Darrell eventually helped (Thank you Darrell) and confirmed this entire fiasco was caused by the leasing office never granting proper access to the SmartRent app. This level of mismanagement caused extreme inconvenience, stress, and serious safety risks. I have been locked out of my apartment three times, which is completely unacceptable for someone paying rent. I cannot recommend this property due to the unprofessionalism, lack of communication, and unsafe handling of resident access. The 2.2 star rating speaks for itself. update- Despite explicitly requesting that all communication be via email, I received an inappropriate phone call from Tina, the property manager for maintenance. During the call, she blamed me for not setting up my SmartRent password, even though the issue stems entirely from the leasing office failing to grant me access. Tina also claimed that Kyle came to my apartment at 4:00 PM to assist me, which is completely false, as I was not home at that time. Throughout the call, her tone and stateme nts were unprofessional, and I repeatedly expressed my dissatisfaction. I am also confused as to why bianca the property manager who I emailed --forwarded my email to Tina instead of adressing the issue, creating even more frustration. Burners go out while cooking. Oven seal is burned and doesn't seal the door when cooking. Refrigerator is a mess. Cracked seals, cracked lower shelf (this was a replacement for one that was worse). Whoever painted must have an eyesight problem because there are many place that were not painted. (edges of doors, corners of walls, baseboards, hit and mis all over the apartment). Basement storage is full of mold and stinks. I refuse to use my storage area. Washers and dryers need to be cleaned. They are not in good shape. There are only 2 washers and 2 dryers for 24 apartments. Carpet is new but after less that a year it is already showing wear from foot traffic at the sofa. Very cheap and must not have much if any padding. The water stinks. I cannot drink it. I have heard a lot of complaints about the water. Bad pipes, sinks run slow, takes 2 flushes in the toilet, more if you have a hefty BM. My lease comes up for renewal soon and I have already recieved my rent increase. Even with all the faults it is cheaper for me to stay than move and that is a sad situation. Landlords have priced apartments so high retired people have to live in cheap, poor kept, housing just to survive.
