Let's be clear--this was not caused by one weekend of rain. The roof was damaged before I ever moved into this apartment, and I have photos to prove it. Your company failed to properly address an existing problem, and now my daughter and I are paying the price for that negligence. I am currently without a place to live while this situation remains unresolved. Rather than addressing the full extent of the damage, your company appears to be focused on simply replacing drywall. That is not an adequate repair when water poured through light fixtures, kitchen cabinets, bathroom vents, balcony doors, and completely soaked the carpet before the ceiling ultimately collapsed. This isn't a cosmetic issue that can simply be patched together--it raises serious concerns about the safety and structural integrity of the unit. Please stop blaming one weekend of rain. There was no tree damage or sudden event that caused this. I have photographs documenting the pre-existing roof damage, as well as a report from the Fire Department confirming the condition of the apartment. At some point, doing the right thing should matter more than saving money. I am disgusted by the way I have been treated throughout this entire process. No tenant should have to fight this hard for a safe, habitable home or basic communication. I hope others carefully consider this experience before deciding to rent from Beacon Management. Service requests are constantly ignored; I have several open requests that no one has followed up on. For example, maintenance removed my closet doors saying they needed to be replaced--that was months ago, and no one ever returned. They also hired a company to paint my bathtub, which had no issues to begin with, and now the paint is peeling. I've raised this with management multiple times, and nothing has been done. I have a 1-year-old daughter, and I can't even properly bathe her because of the condition of the tub. You never reach a real person when you call--just third-party answering services that claim to pass on the message, but there's no actual follow-up. It's extremely frustrating. I wouldn't recommend this place to my worst enemy. It's clear that many of the positive reviews are incentivized or submitted by staff--so I wanted to give a real, honest perspective to save others the frustration. She called the management for Harlo Apartments and told them that my daughter did not want the apartment and wanted to see the all-white updated unit like the one in the office. They said they would get back to us on Monday and try to find a suitable apartment for her. I hope they do because this is not good business to give someone something you would not want to live in yourself. About three 5 months into my lease I discovered a leak in my ceiling (I had a top floor apartment) and I brought it to her attention that the actual dry wall was falling off of the ceiling. She had the maintanence guy come in and he tore a huge hole in my ceiling revealing BLACK MOLD. Now, I know that it may not actually be black mood that there are different kinds of molds that look black or whatever.... But did she ever test it to see if it was? No! Mind you I was Pregnant and have a 2 year old daughter. She told me she took a class on mold and is very positive that it's not black mold. Did she ever actually look at it herself? No! So was my daughter an myself's health out at risk not knowing? YES! I went to the city and they said that they do not send out inspectors for black mold because of the health risk... Ironic. So I allowed the to take their sweet time to fix it and went on with life. Now I am dealing with an eviction case with them because I was late on my rent. Lest me remind you that I'm now almost 10 months pregnant. Yes 10, and have a 2 year old. I am a single mother and I work for a living but seeing as my current health condition tends to wear me out, I have not been able to work the same hours i usually do. I know that I should've told her prior to paying the rent late about this situation, but being a tipped employee at my job I was one busy night away from making my rent and it just didn't happen. So I paid the late fees and paid it by the 18th. Now that they took me to court I have to not only pay Decembers rent, in addition 210$ in court fees... Okay, fair enough Char I will pay for you to take me to court for the November rent I already paid... FINE. But then yesterday when I found this fairly unprofessional, unofficial "eviction notice" on my door I pondered wtf? I told your attourney I would pay the Decembers rent plus the court fees on the 13th (which was ordered by the judge) so why am I getting an eviction notice? So I called Char to let her know in advance that I am getting paid Friday and will be paying the rent then. So what does she say? Oh btw it's not $910 anymore it's $1010. Haha! Are you kidding me for what? She says well there is a late fee for November you still owe (false I paid 2 late fees in November and I have proof) and the lawyer didn't include your 20$ pet fee in the December rent (not my fault, but okay) and now that you're paying the December rent late there's another $25 late fee incurred (oh really? So because you decided to take me to court, and the judge ordered me to pay the rent by the 13th it's late? How the hell is that?). Still... Do the math, does that add up to $100? Nope. Maintenance entered my apartment without my presence or consent, despite me explicitly stating this was not allowed. I allowed it once because I was told scheduling a specific time was not possible--but this will never happen again. During this entry, a maintenance employee used a code that was not mine to access my apartment. When I returned, my personal code no longer worked. After multiple calls to the leasing office, a maintenance guy arrived (very nice I didnt get his name) and said the new code would work temporarily--but when I returned later, it still didn't work. I attempted to use the SmartRent app to avoid emergency calls, only to find I did not even have access, something the leasing office should have granted me. I was locked out until 7:44 PM, repeatedly calling maintenance with no response. The on-call staff, Keith (or Key), was shockingly unprofessional, dismissively saying "GEEZ" before hanging up. I had to leave my door unlocked overnight, creating a serious safety risk. The next day, I tried repeatedly during office hours to resolve the issue, again receiving no response. I called emergency maintenance 14 times, only to learn staff were at a trunk or treat event. I had to track someone down in person. Darrell eventually helped (Thank you Darrell) and confirmed this entire fiasco was caused by the leasing office never granting proper access to the SmartRent app. This level of mismanagement caused extreme inconvenience, stress, and serious safety risks. I have been locked out of my apartment three times, which is completely unacceptable for someone paying rent. I cannot recommend this property due to the unprofessionalism, lack of communication, and unsafe handling of resident access. The 2.2 star rating speaks for itself. update- Despite explicitly requesting that all communication be via email, I received an inappropriate phone call from Tina, the property manager for maintenance. During the call, she blamed me for not setting up my SmartRent password, even though the issue stems entirely from the leasing office failing to grant me access. Tina also claimed that Kyle came to my apartment at 4:00 PM to assist me, which is completely false, as I was not home at that time. Throughout the call, her tone and stateme nts were unprofessional, and I repeatedly expressed my dissatisfaction. I am also confused as to why bianca the property manager who I emailed --forwarded my email to Tina instead of adressing the issue, creating even more frustration. This mishandling has caused significant stress and inconvenience, and the lack of accountability and communication from management is unacceptable.

Countertops are painted white, everything stains them and they chip very easily. I have to use trivets and cutting boards so the crock pot, toaster oven, bread machine don't melt the paint any further. Cheaply done finish. Stove doesn't work properly. Burners go out while cooking. Oven seal is burned and doesn't seal the door when cooking. Refrigerator is a mess. Cracked seals, cracked lower shelf (this was a replacement for one that was worse). Whoever painted must have an eyesight problem because there are many place that were not painted. (edges of doors, corners of walls, baseboards, hit and mis all over the apartment). Basement storage is full of mold and stinks. I refuse to use my storage area. Washers and dryers need to be cleaned. They are not in good shape. There are only 2 washers and 2 dryers for 24 apartments. Carpet is new but after less that a year it is already showing wear from foot traffic at the sofa. Very cheap and must not have much if any padding. The water stinks. I cannot drink it. I have heard a lot of complaints about the water. Bad pipes, sinks run slow, takes 2 flushes in the toilet, more if you have a hefty BM. My lease comes up for renewal soon and I have already recieved my rent increase. Even with all the faults it is cheaper for me to stay than move and that is a sad situation. Landlords have priced apartments so high retired people have to live in cheap, poor kept, housing just to survive.
