I highly recommend Ed for your home inspection needs! I recently moved home and started having a lot of allergic symptoms. I contacted Ed and told him I was concerned about mold. He came out quickly, was extremely thorough while trying to keep cost low, and is familiar with biotoxin illness, which was super refreshing! He even recommended a few doctors I could see. We suspected we had mold issues. We contacted Ed and he was very quick to schedule an appointment. He came out and we did a walk around the outside of the house where Ed pointed out a few issues. We walked through the house and not only did Ed perform the testing but he also brought up some areas which could be potential problems. Ed Lampl is a professional of his trade, no doubt about it. Were he fails in my opinion, is he came to my house, did not wear booties, there was debris/ leaves on my inside landing. Pulled my washer out from the wall, left marks on my white tile floor. Could not reset my microwave after he turned the power off downstairs and I am still having issues with my stove, since he was here, and he could not reset it. My suggestion is, stay in the house while he inspects it. read more

Ed inspected two homes I purchased. He is an incredibly thorough and professional inspector. I cannot recommend him enough!

This guy is so rude and most children I have met have better emotional regulation. This is a long review because I wanted to give enough detail rather than just rendering an accusation like that without elaboration. I am a tenant of a building that he was inspecting for a new buyer- a process that is already a pain in the a$$ for tenants on a good day, let alone during a pandemic. I also have health issues that put me at higher risk for covid and a dog that needed to be crated before anyone entering. These were all rules set by the real estate company, not just me. He was informed of the rules and told the building was occupied. -He showed up an hour early, did not knock, was not wearing a mask, and tried to start opening my doors. Luckily he could not find the key and failed. I went to my door and told him he was early and before I could finish, already agitated and unprofessional he said something like "well the sooner I start the sooner I can leave. I can go to the other apartment I don't care." I told him he is not supposed to be an hour early and he got more angry. Saying "I'm SUPPOSED TO BE HERE," even though he was legit breaking the law, not just the rules. -I then asked him to knock before coming in and to wear a mask. He gets super angry and starts yelling, "don't tell me what do to when I'm outside!" Even though he was literally unlocking my door and trying to get in. I tried to tell him the rules and he kept yelling so I shut the door. I called the real estate company who called him to tell him about wearing a mask. All this guy had to say was, "sorry about that, I will put on a mask and knock next time," like an adult and all of this would have been over. Unfortunately... -He did not realize how thin the walls and floors are and I could hear him yelling at someone on the phone saying, "I was outside so it doesn't f***ing matter! That - was SO mad at me..." then he was cut off and in a lower tone kept swearing at them and repeating that he did nothing wrong like a petulant child. I was assertive and direct but polite and didn't get "mad" until he was yelling at me through my door. -For the next several hours I could hear him doing his job at times but then talking on the phone AGAIN and complaining about me daring to say that he was not wearing a mask. I have no idea how many people had to deal with his ridiculous complaints wasting their time. -When he came into my apartment (after 3 hours of all of this) he was acting like slighted kindergartner. He refused to speak to me directly and kept telling the buyers (who apologized to me separately and also seemed uneasy or vicariously embarrassed by his behavior) what happened like I did something TO him by asking him for the most basic level of respect and following of the rules and law. He kept insinuating that I was going to accuse him of taking or breaking things. He made the buyers talk to me when he was right in front of me. He spent hardly any time- maybe 10 minutes?- in here which leads me to believe that he didn't do a proper job. There are multiple issues he never brought up. -This is how a grown man and professional is acting just because he was simply told to obey the very simple rules AND THE LAW before coming in. A man that enters peoples homes every day. I can't speak to his inspection skills on the whole because I'm not the realtor or buyer, but I would never hire someone this immature, disrespectful, and intentionally hazardous for anything even if they had good technical skills especially during a pandemic. If he acts this way over basic courtesy and safety, I can't even imagine what will happen if a more serious conflict were to occur. -To make sure I didn't totally misread him, I briefly checked out his twitter and facebook. They show that he's a far right extremist conspiracy theorist, 2021 coup supporting, anti-vaxxer, anti-masker, with poor computer skills. So, that explains a bit more. Listening to someone talk sh** on you in your basement for 3 hours gives you some time to read a few things. read more

As a first-time homebuyer I chose to hire an independent inspector rather than relying on the one my realtor recommended. I chose Ed Lampl based on his Yelp reviews and I'm extremely glad I did! The house didn't have any major issues, but Ed was extraordinary in going through every detail to find all the minor ones. His use of drone technology set my mind at ease about the older roof, while he found some issues inside the basement that I'd have never known to look for. He even contacted a colleague to do a sewer line camera inspection on the same day. Using a tablet PC and dictating his comments throughout the process, he was able to put the entire inspection report in my hands on a USB stick, including all the photos and videos, before we left the house. Buyers: ask your agent for recommendations on a home inspector. They will NOT recommend Ed Lampl! He is an absolute hack and is doing his customers no favors with his inspection reports that are full of inaccuracies, conjecture and things that don't matter. Can't imagine how a sale of any house he inspects goes to closing, he frightens buyers out of buying perfectly good houses. Do you want to pay $1500+ to remediate a non-existent mold problem? If you do, call Ed. Had another home inspector who is actually respected by agents in the business (Ed is not - agents discourage their clients from using him) saw an inspection report he prepared for a sale of mine and said more than half the items in it were incorrect assessments. He wants you to walk away from buying the home so he doesn't have to risk any liability at any point. If that's how you conduct your business you shouldn't be a home inspector. IN RESPONSE TO THE COMMENTS OF MR LAMPL: First of all, the other inspector DID inspect my property, how else would he know your assessments were incorrect? Also, I am not "disgruntled", I had no problem getting my house sold again. But as an agent, I see inspectors like you wasting people's money all the time and I feel buyers should know you are, in fact, much less knowledgeable than you think you are or lead people to believe. For example: (1) You identified a "mold like substance" in my attic and said it was "likely" also in the insulation. This substance you identified as mold was actually mortar. The inspector I trust who re-evaluated the property for me used to remediate mold for a living and easily identified this, saving me at least $1,300 on an unnecessary mold remediation treatment. You just wanted to find mold because you make money on testing and remediating it. This is a conflict of interest. Especially because in a different situation the buyer might have been responsible for paying that, and that's not helping them at all if you're costing them money for unnecessary treatments. 2) You said the dishwasher in my house wasn't working, but really you just didn't know how to operate it. It was working just fine. 3) You said my water heater needed an expansion tank, but by code a water heater does not need one if it doesn't have a back flow valve. Mine does not. 4) You identified my retaining wall as a "safety hazard" because you did not see a drain pipe? It is not a structural retaining wall, it is holding up a garden bed and had proper drainage for a garden bed. There's more than one way to skin a cat. That's not even the half of the uneducated garbage & complete lack of perspective in this report. While you made some fair points that my 2nd opinion validated, there was 1 fair point for every 5 bogus ones. You took a perfectly good home and made it sound like it was falling apart from the inside out just because it was built in the 1960s, no wonder those poor buyers ran for the hills. I wish them luck if you are their inspector for the next 5 houses they try to buy. They'll spend thousands before they give up and decide to just build new. As an inspector you have a duty to the buyer to give them a fair perspective on the condition of the house they want to buy, not just sit and pick apart every little minor defect - legitimate or not - just to cover your own ass. That's reckless and wastes your customer's money. The seller doesn't always have to agree to fix the things you say, and if the buyer still wants the house they may be spending their own money fixing things that aren't broken because you told them to. So you aren't doing your duty by the buyer either making problems where there aren't any. The only person that walks away scott-free is you. read more

Valerie wrote back within 15 minutes and provided all the info and prices. Scheduling was a breeze and prices were straight forward. Ed Lampl is, without question, the most thorough and experienced home inspector in Western PA. My extended family has had about a half dozen home inspections done by Ed in the past few years. Unlike many inspectors, who simply serve as cheerleaders for terrified home buyers, Ed doesn't mince words when it comes to telling you exactly what shape the home is in. Whatever may look appealing to the naked eye is quickly torn down to reality by Ed: hidden sump pumps, dilapidated roofs, broken windows artfully held open by hidden objects, loose toilets, faulty wiring, gas leaks, black mold, jury-rigged doors, the list could go on. Ed spends at least 25 and sometimes as much as 50% more time per home inspector than is typical. His body of work speaks for itself: right now he is booked 3 weeks out on. So if you got duped and went for the traditional "10 day" window for an inspection if not specified on your sales contract, tough nuts, Ed won't get there in time and you'll be forced to settle for someone who won't even climb up the roof. Consequently he deals with savvy homebuyers and investors. Most of his business is referral only. His equipment is state of the art: do you know anyone else with an infrared scope, to get into nooks and crannies of insulation? Or multiple telescoping ladders to get up to the roof to tell you -- ah ha! -- that the sellers stacked loose bricks on the chimeny to make it appear whole? Ed is also a Sick Building Inspector. It's an additional certification on top of being a general home inspector. Think of it as your primary care doctor also being an internist: few are and the ones that are are always better educated. Sick Building Inspectors are critical for those with allergies and small children: Ed knows how to spot mold and other allergens and can give you a rough idea of how extensive it is. He also knows the companies to best eradicate it with ozone machines, commercial HEPA filters and green cleaners such as hydrogen peroxide (instead of bleach). One more thing -- Ed has epically awful allergies. That's probably why he's a Sick Building Inspector too. Consequently, his eyes are huge, swollen and red. No, he's not high, he's just too busy to get allergy shots. In short, if you can get Ed, count yourself as one of the lucky ones. It typically only takes him 30 minutes for him to find enough damage to the home to pay for his reasonable service fee. read more

One of the worst home inspectors we have every come across. Completely missed many critical items in the house that needed repaired after. Structural items like exterior windows and there was no heat coming out of one of our vents. How could you miss that? We had to repair later. Almost all of the items that he recommended to ask the sellers to fix, checked out to be completely fine. I even ran into one of the contractors the sellers had out for a second opinion and he told me our inspector was "full of $%#@" He simply misses the big ticket items and guesses at the rest. If you have anything that he "thinks" is old, he will recommend that you replace it. Thats was great for us as the buyer because we were getting new equipment, but I kind of feel bad for the sellers. They had to have countless second opinions come back systems were "OK." He definitely gives more power to the buyers during negotiations. I recently asked a couple who sold their house about Ed since he was the buyer's inspector. They said that Ed asks to enter a house for testing at odd hours (sometimes after 11 p.m.) and that he gives same day notice that he is coming to do the inspection. If you have a lock box, he will just come over at any time unannounced. It always seems like he isnt "all there" and really is not professional about his business. If your goal as a buyer is to get as much stuff for free as possible and have the upper hand when negotiating, then Ed is your guy. I cannot say that his recommendations are accurate, though, and probably not very ethical either. By the way - the reason he "spends more time than others" as previous reviews say is because he types out his report on a laptop in your house and takes personal calls the entire time. No other home inspector probably works on your report at the house. Most inspectors want to walk the buyers through the home, Ed will request that you are not there. read more

Sure, maybe he is a little quirky and off the wall, but guess what.....this guy really CARES about you the buyer and really CARES about your well being. He WANTS you to be informed on every little thing that is wrong or can go wrong with your house. He is genuine, he is honest, and he should be the only person you call when you need to know the true nature of the house you are trying to purchase. Drone videos of the house and neighborhood inform you from a birds eye view, a perspective not normally seen but Ed takes the extra effort. Informative tips given throughout the inspection for preventative care of the house don't have to be provided, but Ed takes the extra effort!!! His detailed reports are so comprehensive, that nothing gets overlooked. If every homeowner actually followed Ed's advice...he might put himself out of a job. What I'm trying to hammer home...haha get it?? ...HE IS THAT DAMN GOOD. You will be more than happy with his work, trust me. He really works for you and talks to you in detail while he is on the job and makes sure you understand it as WELL. I had my doubts based on previous experience with another inspector. This was our third time buying a home, and Ed's inspection was by far the most thorough. This does mean that the inspection takes a while - our's lasted six hours. Given that a house is the most important and expensive purchase most of us make, I am perfectly happy having it take as long as it needs to, and that's how Ed thinks about it too - he'll get up on the roof, in the attic, and anywhere else to find hidden defects. The home we bought had a previous inspection that was provided to us, and Ed found a number of issues the other inspector did not (mostly stuff that was cheap to fix, but important from a safety standpoint). Ed also noted numerous maintenance tasks in his report - issues that don't need to be fixed immediately, but which as home-owners it is best to keep up on. I plan to re-read his report once/year to remind myself what I should be doing to keep the home in good shape. Ed is friendly, quirky, persistent, and paranoid; combine these traits and you get a great home inspector! read more

We were under contract on a house in Regent Square and hired Ed to do all of the relevant inspections (house, pest, and radon). Ed was responsive when I called to set up an appointment, and he was able to do the inspection within a week. We found his inspection to be thorough, and it revealed a lot of problems with the house (which ultimately led us to walk away from the deal). While his inspection was thorough, it lasted way too long because he writes the report during the inspection. While it is nice to have a report right away, there were long stretches of time where we had to sit and wait while he dictated the report. We were there for 4+ hours, but the actual inspection probably only took about 1.5 or 2 hours. Also, we found his report to be hard to follow -- there were garbled sentences and lots of "filler" text. It was hard to determine what were the serious issues and what were the minor ones. Ultimately, he got the job done, but I would have preferred a more easy-to-understand, streamlined report, and less time spent waiting at the house while he wrote it. Overall, I'd probably give him 3.5 stars. read more
