Nine years ago, when I sold my house and moved to a townhouse I thought my snow removal and lawncare days were over. I sold/donated all my snow shovels, lawnmower, garden tools, etc. only to repurchase many items over the years. Thank goodness I'm in control of the interior of my unit. I've done extensive work, at my own expense, on snow removal and lawncare. Dues continuously goes up and service declines. Maintenance requests show as completed when nothing has been done. I've even suggested doing my own yard work and snow removal, as I used to, if I didn't have to pay the crazy high dues, which they've now added on an extra fee for auto pay. read more

they are the worst. our condo association was mismanaged by edge all along. the financial books were never maintained. our money had been commingled with other associations they dealt with. they lied, cheated our HOA. never answer phones or emails, keep their office locked all day. these women DO NOT BEGIN TO UNDERSTAND THE ROLE THEY WERE HIRED TO DO. they had attitude they owned our property & we had to do whatever they wanted. nepotism is a huge problem with them hiring family as office staff, contractors, etc. read more

I love the service i got from edge properties! They truly care and I felt their responsiveness was very good.

Prior to hiring them as our property management company, several homeowners had concerns about them. Bad references, reviews and an awful contract led many to believe this was a mistake. Our board hired them anyway. It didn't take them long to prove our suspicions correct. They started off with a 'name your pain' meeting held at their office(which is locked during normal business hours to prevent people from confronting them). They took questions while our board sat idly by doing nothing. Members were told they had 5 minutes to talk. There would be no back and forth questions, and if you were deemed to be troublesome you would be forcibly removed. They were condescending and dismissive and answered no one's questions. Over the next few months, they realized they could control our board. Realizing they didn't want to be confronted, Edge told them they could stop holding monthly meetings(which we had been doing for 30 years). This culminated in telling them they did not have to have elections at our annual meeting(against our Bylaws), because they realized we would have elected enough new board members to fire them. They began sending out communications INSTEAD of our board. It became obvious that they were making all decisions, some of which specifically benefited board members. Homeowners phone calls or emails are rarely returned. When they are, they are condescending. They claim to have fixed problems when indeed they haven't. They are using our monthly fees to pay an attorney to keep us from getting control of our books or money. They ignore our requests to see invoices, statements or books. It is impossible from the monthly financials(which sometimes take months to get) to see how much money they are getting from us each month. They will say this is coming from a homeowner who was told to take down a bird feeder. This is false. They are manipulative and unscrupulous. Short of a lawsuit, it is impossible to regain control. If you are looking to buy a condo or townhouse that has Edge listed as the property management company, LOOK ELSEWHERE! They are essentially the Bernie Madoff of HOA management groups. Dues go up every year but basic maintenance and repairs that they are responsible for go untouched! They are never transparent about the budget. The one that is made public is listed with even numbers - that just isn't how the world works. They have to be rounding up and just taking an extra cut right off the top! Then to hear from former members of the board that at past meetings, the subject of how to spend off budget surplus at the end of the fiscal year on frivolous crap like 10k to put rock around trees(and even if you bought everything retail price at Menards and paid someone $50/hr for labor should have cost a fraction of that) , while the entire property at large falls deeper into disrepair. The final straw happened just recently. They lied to us and cancelled our annual meeting the day before it was supposed to take place because "there weren't enough people to meet quorum" when there was never a head count taken or any request to RSVP attendance in advance. They just flat lied and then told us that we are too needy and that they are dropping us as clients. Just stay away! It would be more satisfying to watch $200 cash burn every month then to give it to them! And would have exactly the same service! read more

Edge has proven to be extremely disappointing on so many levels. I am a homeowner at the Meadowbrook Townhome Association and it wasn't until a couple of months ago when I began to start questioning the financials. When I questioned Edge on a few things, they went on the defense mode right away. Our budget is a disaster-misc fees with no real explanation, etc. Edge has acted as though they are the ones in charge, when in fact, they are the ones who work FOR US. Our by-laws state that we homeowners have access to the books/statements/invoices M-F during regular business hours however, when you call them, they request you make an appointment. It has been 3 weeks and 2 emails to them later and they have been unresponsive to me. This all is extremely suspect and as a homeowner who spends $3K/year on dues, I have a right to know where my money is going and how it's being used. Something is not right here ,..zero communication and zero transparency. They should not be in business. read more

They advertise you are welcome to make office appointment to review financials. That'll never happen. Ask them to see the signed contract between Edge & your HOA Board! Hard to believe the financial reports they publish. All numbers listed are in full thousand dollar increments. That's bogus & I am not stupid. They seem to hand pick board members who then turn over authority for what should be board duty to Edge, who of course is paid extra to do EVERYTHING. Watch for board members to step down & then get APPOINTED to fill board vacancies. No one ever answers the phone first time you call, use this AppFolio program & wonder if anything gets attention. They tried to rework our annual meeting election methods & added an unauthorized voting process, what a mess & waste of paper & printing. They notoriously cancel or postpone or change annual meeting details. When you network with other residents at Edge managed properties you'll be hearing echo of your troubles with them. Last year dues jumped for 3rd yr in a row. Assessment of several hundred dollars instituted for 60 months was added to cover supposed common area redo. After only a building or two was finished, the assessment was reduced & project suspended after a lot of homeowner pushback. Hummm. Maybe improvements truly weren't necessary. There were discrepancies in legal documents regarding whether rentals were allowed or not. Most home owner associations should prefer that rentals not be allowed. If that's not enough, check back here next year and see how much they improved their game. read more

They have NO clue how to manage anything! I got a notice from them saying my stop box wasn't working and they said this is the 2nd notice. I didn't even get the first one! I had 2 plumbers come and tell me they have no clue which one was ours. HOA said to contact the city and the city said to contact the HOA. Someone needs to pull their head out of their asses and quit giving me a run around. They gave me a deadlinesaying I need to get my stop box repaired by April 1st or they are going to backcharge me AND add 10% wtf excuse me? Marcia told me this morning I have to hire a plumber for the 3rd fricking time! And test all the stop boxes to figure out which one is ours. Highly disorganized terrible! I need some damn answers because I am not paying $2,000-6,000 to have my stop box repaired if nothing is wrong with it. Oh and the city had told me they weren't sure why my stop box was on the list last they had a report it was working fine. I think these people are scam artists. Getting really close to finding a lawyer this is stupid. Homeowners don't even own the stop boxes either the city or whoever owns the private property. I got emails upon emails with these useless people. Going to be documenting EVERYTHING now. read more

Nobody ever answers the phone there, or ever replies to emails. The one time I WAS able to get through via phone, the lady was super polite. But it's been 5 days since my call about an illegally parked vehicle at Arbor Chase, and nothing has been done about it. Not even a warning ticket. Not sure who writes the check to Edge, but whoever it is isn't getting their money's worth. read more

Very nice people! Our Homeowners Association is very happy they chose Edge. They have cut our costs saving our association lots of money on capital expenditures. Our last property management company charged us almost twice the amount we are now paying on snow removal. My quarterly dues have actually gone down, and I have never experienced that in any of the communities I have lived in in the past! I personally had an issue with a neighbor and I called them and they took care of it with just one call. They kept it confidential and I am still friends with my neighbor. BIG WIN!!! read more
