Office lady has covid they put her on leave for a week- my complain is that no1 wears a masks at the office, no 1 else has got tested to verify no1 else has covid in the office, I haven't seen a actual deep cleaning done since the lady left with covid. I'm paying for an extra parking monthly only for other people to park there. This has been happening multiple times and I told the staff multiple times. All they say is call the Towing Company or they put a warning paper on their window. Really? It takes 45 minutes for the tow truck to get here. My husband has to wait that long to be able to park after a long day from work in the military? If it's happening multiple times, it shows they're not doing anything to fix this problem. Another thing is my neighbor took the leash off the dog and came after this dog came after me trying to attack me. I told the office and told me they could not find the dog I was talking about. They said they would just past reminder flyers to the tenant around my building because it's too many flyers to make if they do that to every unit. Just wow.. Worst year and a half of my life .. starting with us moving in during the holidays, and they had to send us out of the apartment to rip out the foundation and fix the plumbing. What they show in the show room is not the appliances or fixtures that will be in your unit , some sketch stuff started happening with the power , after they switched from eddison to their own fake solor garbage and started upping the charges to pay for it. waters always being turned off and was once off for four days ... then letting drug activity and other "residents" that aren't on the lease start threatening me after they caused property damage , and they even came to my patio threating me and guest for witnessesing it , gates never work , no security, gym closes at five with office ... nothing ... Poorly run management office and horrible place to live. Homeless people would dig through the dumpsters daily and the apartment complex had a broken gate for 8 months! My entire tenure with them. I had to call the cops from my apartment due to unsafe people outside 4 different times. The hot tubs are disgusting. The water is green/yellow and it wasn't fixed when brought up. The tennis court is always broken and just used for dogs. There is never parking due to the construction what was supposed to last a month into our tenure not the whole time. They tried to charge me when moving out and when I called to discuss the unreasonable charge 4 months after moving out no one picked up the phone. I called at least 30 times and no one picked up my call which is clearly screening. I truly hope no one believes the lies on their website and sees the unsafe drivers and people here and how the management office fixes nothing. read more

Everytime we put in request for maintenance they come & don't fix anything. Asked to take wasp nests down the guy told us he was just spraying them with "Bleach toilet cleaner and water" the wasp nests are still up. Asked for water heater to be cleaned out our water isn't hot they come run it for barley a minute "Its hot when I tried it" and said the water is hot so hes not going to clean the sediment on the water heater. We has to wait a month to get our A/C cleaned and working during a heat wave! But they want to charge you for EVERYTHING. The second they get wind that you're planning on leaving (got an offer for three bed house with pool for the same price as a two bed apartment here) they completely treat you different and screw your out of deposit with "cleaning charges for 5 hours" "paint for walls" because that was the only way they could lie about "damages". Do NOT move here !! Find somewhere else thats worth it. This place is draining. Ive been here since November 2019. When i first moved in, i told the office what was broken/missing when i first moved in. The maintenance guys said they fixed/replaced everything. They didn't. I had to wait a while for them to actually come. My rent started at $1500 when i first got here and now they want me to renew my lease for $1850. Its gone up a lot within the 3 years ive lived here. I explained that i thought it went lower and i was told by cecily "yeah no thats not how it works here " They hired construction workers to change the windows and doors. They did a terrible job. My back door isnt sealed all the way. Theres a huge gap and theres concrete from the back patio showing in my bedroom. I collect video games and i have very expensive machines and consoles. They hired the cheapest people possible. They didnt cover a single thing with plastic wrap. Ive lived at a few other apartments and whenever they do construction, they atleast cover furniture with a huge plastic sheet to keep from making a huge mess. They didnt. EVERYTHING was coverer in dirt and sawdust ruining my computers and consoles. Luckily i know how to clean the inside of them. Sadly everything else took days to clean. Not only did they ruin my bedroom, they ruined the entire apartment. It was TERRIBLE. The water pressure sucks (idk if thats their fault or a plumbing issue). Plumbing is always going down for hours every now and then. The neighbors were ok but theres a man next door thats lived here longer than me who has had cops called on him MULTIPLE TIMES. Not only by me but by other neighbors. In my 3 years of living here, he has done nothing but be a male karen who is well over 40 years old living with his mom. The first time i called the cops it was because he was peeing in the front of our apartment while my 13 year old sister was headed inside. She saw him and his response was "dont worry about it it's just nature." Then the second was when he had his pants down in the doorway of his garage and looked like he was touching himself until he heard us heading down the stairs. His pants were down to his thighs. No underwear. The third time someone else called the cops cuz he threw a tantrum and was throwing his furniture around outside and screaming at his mom infront of everybody. The apartment was notified by ALL OF THIS and even the cops didnt understand why they wouldnt throw him out. They kept protecting him through everything. They do not answer their phones. One of the ladies has an attitude, and we wanted her help filling out an application for a family member to take over my lease and she very rudely told us to go somewhere else in the office (the computer room) and to fill it out there. She doesn't like me idk why. My family member has been trying to get in contact and ask them whats going on with his papers because they said he was qualified to do it after making him pay for the application, check his background, and said yes to it. That was a month ago and they completely stopped answering their phones to us. I told him "maybe if you sign into the account you used your email with, youll have the lease". Nope. He signed in and right away someone called saying "were you looking to get an apartment here at edgewater?" At that point he realized how sketchy it all was. Hes been waiting for 2 months for a respond and nothing. My sister lived here and quit her first year. EVERYONE has decorations and grills on their patio/front door. They called her every month and told her she needed to get rid of it. EVERY MONTH. New people moved into her old apartment and they've had theirs out there since they moved in. They left her apartment dirty when she moved in. She complained about it and they never did anything about it. It was disgusting. There were times i was late on rent and i wouldnt get a notice until about 2 weeks later. My sister got a 30 days notice 2-3 days after rent was due. read more

I really didn't wanna to write a review, since they were super nice in the beginning. But honestly i would think twice before coming here. There super shady and tell you everything you wanna hear. We applied here which was $35 each i believe, plus $100 holding deposit to hold the apartment. So we applied on the 5th & didn't hear anything til the 14th. In the meantime we decided to apply for a house which we ended up getting way before we had heard anything back. We let the leasing agent know so she can cancel the application process but now she's claiming that we couldn't get it back after 3 days. Which makes no sense since she didn't get back to us on the 14th? She's claiming that she asked for our id's and we didn't reply til the day after, still makes no sense since it was already past the 3 days. Never once did she say it wasn't refundable after 3 days. She said it was just to hold the apartment. I should of read the paper more clearly, but never once did she bring it up. I was always told if you don't have anything nice to say, say nothing but this apartment complex had a very negative affect on our lives and only want to warn others. We had no hot water for entire first month we lived there. At first glance grounds looked inviting but than you start to notice unsanitary conditions at pool and around ponds. Cars are parked wherever sometimes abandoned. Entry gates often don't work. Rents are different for each unit which was not disclosed upon signing up. We payed prime money only to have rent go up after first six months and our experience was others had to move because it became to costly as did we. Maintenance was helpful but front office is unresponsive and rude. I truly hope if you reside here, you are well and happy and if you are looking to rent.....a home might cost a little more but eventually it will be a wash and you will be happier. We moved in 2021 and January we had a random "apartment inspection" but when the date came they never checked my apartment just changed the filter in the air vent. That was very strange. After that it was just miserable. We had some neighbors on the other side of us always arguing and fighting, throwing shit and we can hear banging on the windows, door, and walls it was miserable. The office SUCKS at answering the phones you have to call like 4 times before someone decides they want to answer the phone, it's so unprofessional. Some of the office girls are rude and rude for what? Like why are you being rude to a person that's giving you money. When it came time to renew are lease we decided not to because a 2 bed 1 bath was not worth 2100 so we declined and sent our 60 day notice the next week we had a move out inspection which is cool. They didn't bother us while moving out. But they did try to get us to stay till January when we declined they got in a pissy mood and hung up. They can't keep office workers it's always someone new every few months so that should say something. The sucky thing was that they didn't allow residents to swim in the pool by the office, we were only allowed on Thursdays which was weird. So if you can afford 2,000 rent be my guest but if not please save your money and move somewhere else. It really put a damper on our stay here. read more

My boyfriend and I lived at Edgewater for 2 years. The 3 bedroom is a great floorplan minus the kitchen which is very outdated and way too small. We had lots of issues with the heater not working, air conditioner not working, outlets not working and power to garage going out daily which left us with a refrigerator of spoiled meat. Our electric bills in the summer ran over 500.00. This is very high for a apartment. The maintenance staff is great as far as reponding. Unfortunately, it takes lots of repair calls for them to replace things that don't work. We had no heat for a week while waiting for a new thermostat. The main issue I have is with the move out policy. You get 2 hours "free cleaing" I cleaned for 5 hours, I was told that the apartment looked fine and I would get all the deposit back. (250.00). I touched up all the nail holes, cleaned the refrigerator to an immaculate state, cleaned the oven, counters, etc. I offered to paint the walls but every time I came to get paint no one was available to give it to me. We scheduled 3 walkthoughs and they kept getting cancelled. The final walkthrough was the day our lease was up. All items were checked OK. A week after the walkthrough, I received a call that we owed 185.00 over and above the deposit of 250.00. I got nothing in the mail (and still have not) to breakdown the charges. I contested the charges. After meeting with staff, it appears that the 2 hours of "free" cleaning is spent on areas that are already clean. My refrigerator, for example, did not need 20 minutes of cleaning. The oven that I cleaned for 1 hour was re-cleaned for 30 minutes and they charged us for supplies such as oven cleaner. So when all is said and done, that eats up the" free time" and then they charge you 40.00 an hour after that. They charge for cleaning the carpet, stretching the carpet and cleaning the windows. These are all things that are considered "normal wear and tear" and are NOT the tenant's responsiblity. I contested the carpet streching and it was removed from our bill. How many people don't contest these items? It is scarry!! We ended up not getting our deposit back and only had to pay a liitle over the deposit. We could have fought it in court but I do not have the time. Just want people to be aware of their rights as tenants. Don't get ripped off by this place!! Do your research and call them on the things they can't legally charge you for!! read more

Moved here back in September 2014, and have had a decent experience. Have to say, though, make sure whatever they tell you over the phone, you get in writing. So far the place where I have been living has been quiet. Seems like I get new neighbors every couple months due to the military usually housing here. Never really had any issues with noise complaints. What troubles me is that I have put in some complaints about the roof potentially leaking, and some of the staff were not particularly helpful. I had asked what they looked at when they checked the roof (because these divots started showing up on one of the walls, evidence of a roof leak). When the staff answered back, they only said they checked the tile, and nothing more was said about it. Other than that, things have been okay here. We took this picture yesterday (the white car is ours) we got home from the store and was about to get our car in the garage and there our neighbor, blocking our driveway again! we stopped counting because we've been having this problem for almost a year now and we never failed to inform the staffs at the housing office about this, but very unfortunate of us that we haven't gotten any concrete action on this matter. We are paying a parking lot fee of $15.00/month for our other car and these people just park wherever and whenever it is convenient to them, so much inconsiderate that they didn't care they are blocking our driveway and the staffs at the housing office is taking this very lightly, so you know, we are so DISAPPOINTED on you, wasn't your duty is to provide nice and healthy neighborhood? does this seem nice or healthy to you? definitely not to us! it upsets us and gives me headache every time! you, staffs at the housing office do not have the will to resolve this problem, obviously, it's been almost a year now. We could no longer take it, we had left no choice but to move out. This place is ridiculous. Let me tell you, there is no shortage of visitor parking spots, especially along the highway, but be aware of the risk you're taking when parking there. Management loves to tow people without any warning for no good reason, even if they are visitors. They also discriminate against cars that aren't as nice looking. My boyfriend comes over a few times a week and spends the night, and was never given a warning. Today, he had his car towed even though he was parked in a visitor spot, AND HES A VISITOR?! Where's the god damn logic there? WHY HAVE VISITOR SPOTS IF YOU CAN'T HAVE VISITORS OVER AND ACTUALLY PARK THERE? I've lived here for a year now and there's so much parking around this whole complex, so why is it even necessary to tow? Especially if they're ACTUALLY A VISITOR? We love the staff here! They are always super friendly and nice. Whenever we have had complaints they are happy to help. They have gone out of their way to make this a nice place for our family. Maintenance is always very responsive as well and very accommodating. We have lived here 2 years and been happy. Now the reason for only 3 stars is because of common areas, kitchens,windows and bathrooms. It is an older property, so much of it is worn out. I think they do the best they can, but there is much to maintain. The kitchen is VERY small, not much cabinet space. The bathroom cabinets and all of the windows are very old and need to be replaced. The jacuzzi(s) have not worked the last 2 years we have lived here and the pool in the summer is often very dirty and sometimes unsanitary. Some of the equipment in the gym was replaced so that is nice, but there is old and non working equipment still in there. Even with all of that, overall it has been a good family-friendly place for us to live and we recommend it to others. read more

Stayed there from May of 2012 through Feb 2015, brought rederrels and was never an issue for their staff. Honestly this place is overpriced for what you are getting. Pools are always closed and gym was out half of the time. They had me on auto payments and took a month out after I left and said they needed it for the carpets. If that was the case then why did they still keep my deposit? I went back to get it and they denied my request. I didn't have time to hassle with it after that. They do not like fixing things properly. Like the jacuzzi; it needs a new motor to bubble and heat up and we have been here 2 years and they don't want to spend the money to fix it. They do not make their staff fix everything to perfection, it is 'just OK' and to the staff expectance. Where to start, this will be a long review but worth the read. I lived here for almost a year and hated every minute of it. They look nice when you move in but everything breaks, and molds and smells soon after. Maintenance thinks taping things fixes it. First month we lived here our dishwasher went out and it took them 3 weeks to fix it! They say they will be there in a hour to fix your stuff and that hour turns into two days almost all the time. I ended up just living with the cracked tile, broken blinds, broken garbage disposal, and everything else that was broken because I was tired of waiting around for them to come and fix my shit! Gates are ALWAYS broken. They will be broken for weeks even months at a time then get fixed and break a week later. Like I said before they fix things the cheap way not the right way. Now to the staff, the staff turnaround is crazy always new people in there. Manager has a bad attitude and resting bitch face. Nicole was the only staff member that cared about making sure the tenants were happy. she was great! Besides that the staff is just as bad as the apartments themselves. Landscaping looks like it hasn't been fixed in years, the front is beautiful then walk in by the back apartments and there is moss, misquotes, and smells coming from the "pond" that you pay extra a month to have the "view" but the waterfall never works and like I said they aren't kept up on. Gardeners will come and leave their mess behind, and the manager will say its her husbands company and he never does that but there the tree shavings are right in front of my walkway. Now to my neighbors we all moved in about the same time and 2 of the three moved out about the same time and they too talked about how horrible it was living there. One said their hot water was out for a month when they first moved in and edgewater refused to give them anything for months until they finally gave up and took a little off the rent. Not to mention my move out, I cleaned and painted for them for 6 hours then I get told by the walk through guy how amazing everything looks then turn around and they said I had 3 hours of cleaning and 4 hours of painting and he used 1 and a half gallons of paint!! We ended up paying 250$ of our deposit because I fought them taking anything else because that was bullshit. I paid 1,024 dollars a month for a one bedroom 650 sq feet shit apartment, I moved to Fresno in a great area and pay 920$ for 2 bed 2 bath and washer and dryer hookups. Edgewater used to be a great apartment complex but they got cocky thinking they were the best in town and it has turned to shit, bad staff, low quality apartments for HIGH prices, horrible landscaping, never working gates, bad maintenance guys, and smelly. DO NOT LIVE HERE. I moved to the area on PCS orders and this place was the only complex in the area with a 1 bead room relatively close to the crap BAH here. The interiors are dirty. Apparently some woman with long black hair lived there before I moved in. I have been in my apartment for a year and am still finding these hairs. The laundry machines are always broken and the people moving into the units do not treat the property well. Throughout my time I have had to file several noise complaints. People let their dogs poop all over the common grass areas and do not pick up after them. Nothing like the smell of fresh dog crap to welcome you home as you walk home from your parking space that is on the other side of the property because the management hasn't figured out how run parking for the apartments. (True story it took me three months before I got a parking place!) Homeless people are always digging in the dumpsters despite it being a "gated" community. (Another true story, I was taking my trash out at night, and tossed it in the dumpster only to have a dumpster diver pop out and start cussing me out because apparently I hit Him in the head with my garbage bag). Trash is always floating in the water features that are died a NASTY blue color. people throw trash on their patios/use their patios for furniture storage. One couple has 2 dogs that they keep chained up on their patio and the dogs poop and pee all over the patio. Instead of the owners cleaning it up, they squirt it off the patio with a hose and let all the dog crap pile up in the gras. One family had a couch that apparently they no longer wanted so they threw it out into the yard.....it has been there for 3 months now and management has done nothing to remove it. It sounds like I am making this crap up--but I promise you this place is horrible. High staff turnover (it's not a great place to live, so I can only imagine it's not a great place to work either) and most of them don't even know how to do their jobs. The apartments are VERY outdated, the grounds look horrible, and the amenities (if you can even call them that) are nothing to write home about. Lived here for at least 7 years, it was good and quiet. Until a couple of months ago, started as having like neighbors living upstairs who are inconsiderate, loud tv and music don't to have the volume on my tv to hear it because I can hear it from upstairs. May 19 at around 4 in the morning we came back from a week vacation, we found the outside lights by the garage and on the side wall busted. The office was notified when they opened that morning via phone. When we checked our mail, our mailbox was busted our mails were gone! So the office was notified spoke with the person who's desk is on the left as you walk in. Said that they're going to replaced the lock, so they did. But it wouldn't keep our mailbox closed. So the office was again notified last Friday and said that they will fix it. Came back Sunday afternoon to check our mail and it's completely open and empty again! Went to the office again and notified them for how many times now? It's pretty frustrating because our bank account has been compromised when our mailbox was tampered the week of May 12 to 19th. Now I'm afraid that it's going to happen again because we still yet to receive our new checks in the mail! What is it going to take for these people to take action? I feel violated and seems that it not secure for us to live here anymore. By the way the outside light by our garage is still not fixed but they fixed the one for the people upstairs. Not too impressed by all the water fountains as I am worried about mosquitos in hot summer... but nonetheless, it will keep the area pretty cool. Edgewater is a very nice and clean apartment complex. The staff is extremely helpful and if you have any problems the maintenance personnel respond quickly. I'm not sure about the bars on the gate missing, which if you ask me doesnt matter anyway, you can walk in the front pedestrian gate. The gates are meant to deter people, if they want to hop the wall and get in, they will. I'm not sure how others are rating this so low.
