    Had the misfortune of using these guys several years back when I rented a house that Weichert…read moremanaged. During my year there, the manager never addressed any of my requests for issues with the property. Another time, Weichert sent workmen into the house without notifying me. The workmen unplugged the basement fridge, ruining all the frozen meat and other food I had stored there. When I complained, Weichert refused to take responsibility. When I left, I cleaned the house and made sure it was in good condition. A few weeks afterwards, I get a letter from the manager charging me for things like, "re-caulking the master shower," "deep chemical cleaning" (of what, exactly?), "replacing of light bulbs" (when all the light bulbs were working when I left). These were all either made-up charges or typical wear and tear that a tenant should not be responsible for. Horrible experience, stay the hell away.

There is a clearly posted "NO SOLICITING" sign on my door. They refuse to respect my request for no soliciting, but I'm going to list my home for sale with them? Not happening. Incidentally, the listing he has in my neighborhood took longer to sell (it's actually just "under contract" and not officially sold yet) than any other house listed in this neighborhood in the four years we have lived here. In a neighborhood of million dollar homes, he had to reduce the price of the house twice over a period of several months before it finally went under contract. Houses in this neighborhood usually sell in weeks -- not months. Home sell by owner in here faster than they sold this house (and again, it's not officially sold yet). Flyers? Really? What is this -- 1978?

    Would not recommend. Stuck with $25K of hidden water, electrical and HVAC damage. Realtor lied to…read moreme on several occasions, two very important lies that cost me dearly, 1.) No, you can't pull back the rugs, and neither can the inspector; 2.) You can't get out now, you'll get sued, and I will not lose this for a couple thousand dollars. When I confronted realtor with fact and photos his response by email included: "I work very, very hard for my clients for very little money in cases such as yours, barely enough to pay my bills and keep my head above water these days...The very idea that you would ask ME to contribute money to you to help you fix something that a licensed, highly-reputable home inspector ruled acceptable is ludicrous and frankly I consider to be borderline extortion and/or harrasment...I'm really sorry you are not satisfied, but there is nothing more I can say or do, and frankly I am livid that you insinuate I have any blame to share in your purchase decision." You can check out the reviews for the "highly-reputable home inspector" whose reviews have same or similar compaints to mine on my profile. Literally, this awful real estate agent failed me, and it will take me decades to recover at the age of 53. This realtor's relationship with his recommended home inspector caused this issue. As a veteran, the VA inspection process failed me via these companies that work together, and I'm left with extensive damages, financial ruin, and health problems now. The agent stalled on all areas and overcharged me using contractors without asking for my input until a bill that included time for someone to sit and wait for realtor to arrive. Realtor also sent me a bill for work on another client's home and had services in her name to be paid to only then not pay and have the company contact me for payment. The realtor used old photos I had posted myself on Zillow after four months of waiting to list the home. The realtor's main statement was "sorry dear". I accept apologies, but unethical practices by this company is costly and deliberate. The agents are on their own and it appears to be more of a virtual company with multiple agents and no oversight or accountability. The agent was more interested in having me pay for services of "friend contractors" and I fired the agent when the contract ended although the agents practices cost me thousands of dollars. If I could rate in negative stars, I would.

This is especially true if you are selling an inherited property as I was earlier this year. A good real estate agent will know the area, know the laws and rules and will help assess your home and get it listed and sold for a "good price". A great real estate agent is a counselor, a partner in your effort, someone who "has your back" throughout the process in addition to doing all of the real estate work. Philippa Main is an *outstanding* real estate agent and an even better person. My father passed away leaving a home in Woodbridge, Virginia - the home in which I grew up and which contained almost 50 years of possessions. I contacted Philippa in March of 2026 to discuss its potential sale even as the house was in significant disarray while I engaged in the slow process of cleaning it out and sorting through the many things my parents had accumulated over the years. When she visited the home, I looked around and threw up my hands. Philippa looked around and said, "we can make this happen." I sought her out specifically because she mentioned having expertise in sales of homes that are inherited - a particular niche that involves a delicate dance of handling family dynamics, wills, probate laws and determining what, if any, money should be put into renovations or improvements that will get a reasonable return on the investment. From our first conversation over the phone - which she took time to do in the middle of a busy weekend - Philippa was incredibly personable, easy to talk to and anticipated many of my questions and many of my concerns as we talked. By the end of our conversation, I felt like I was chatting with a friend who had expertise I needed. Over the following three months, she was a (rapidly-responded-to) text or phone call away as I navigated getting the house ready for sale. She helped outline a schedule and a plan to list the home. She connected me with a large network of trusted service providers from junk removers to contractors to painters to flooring experts from whom I obtained estimates and some of whom I contracted to help clear out the house and prepare it for sale. While she always reiterated that she would back any decision I made regarding the house, I always sought her counsel when making major decisions such as whether or not to spend money on renovations and, if so, which ones were most important. Of course, there were obstacles - some amusing, some less-so - but Philippa helped me handle each one with a confidence borne of having "seen it before". That is an incredibly valuable thing when dealing with a stressful situation. In the end, the home was listed in June and had nearly seventy showings in three days. The house sold for well over its asking price and after all of it I know some things: The home could have been sold by another agent. But few, if any, others could have been a partner in the process the way Philippa was for me. She was a trusted resource, a confidant, a person who knew when to inject humor into a situation and when helping me vent was what was needed - she understands people and the process of selling an inherited home in addition to being a brilliant real estate agent who knows the area and who knows how to get the job done. I couldn't recommend her more for ANY real estate work but, especially, if you face the task of preparing and selling an inherited property.

    Absolutely steer clear of this brokerage, especially agents Carol Kalinowski and Bob McIntosh! I…read morewish I had read the Yelp reviews before listing my home with Carol in mid-June. She never offered to hold an open house, telling me that "we'll get several offers right away". I foolishly believed that my well-maintained home in a popular neighborhood would sell without effort, because Carol certainly didn't put any effort into it. Two weeks into prime selling season, and I only had two calls. I received a low offer, which increased some after Carol told them I would pay for closing costs, preserving her commission, of course! We should have never accepted the offer, as the contract fell through in three days due to a technicality. The house was back on the market after a week of minor repairs and tweaking, and we received multiple calls. We took an offer that seemed reasonable, after I asked Carol if there were contingencies. Of course not, she said, they love your house so much they'll take money out of savings if they don't sell their house by the agreed closing date! She made a big deal of crossing out the contingency page on the contract. Well, she LIED. There was a "concurrent closing" clause added, fine print in the back of contract, which Carol glossed over when reviewing the papers with me. After five extensions on the closing, my buyers backed out due to financing issues, and the contract fell through. BUT it doesn't end there! Before the final extension on closing date, buyers invoked a limited access addendum, which Carol had also glossed over. It allows buyers to store possessions at the new property. They can "store some stuff in my garage", Carol said, since I had already moved out of the house. Turns out they basically moved in, bringing all their furniture, vehicles, and pets!! They were there for two weeks, and would have stayed there, pending unlimited extensions on the sales contract, had I not put an end to this fiasco. Their agent, Bob McIntosh, who "just happens" to work for the same brokerage, was extremely rude, telling me "good luck selling your house", after I kicked them out. Even refusing to pay for lawn mowing after buyers had enjoyed 15 days living in my house at my expense!! So after stringing me on for TWO months after signing the contract, buyers want their deposit back?! Where is my agent while all of this is happening? Certainly not representing my interests! And to add insult to injury, the brokerage insists that I release the deposit, regardless of costs or damages. Needless to say, I fired Carol and the brokerage, and may need to seek legal action for damages. Bottom line, Coldwell Bankers just cost me three months of prime selling season and related expenses. Stay away from this branch of Coldwell Bankers!! Their grossly incompetent agents are liars, unprofessional, and only interested in getting their commission by hook or crook, regardless of what it cost their client.
