Expect grossly misleading estimates on surveys. Expect their surveyors to never respond to your emails, either. Finally get a responsive rep? My realtor had to reach out for two days to receive the final ALTA and when she did it was wrong. The night before my closing I finally got the correct final ALTA and it was way off from the one sent weeks back so I asked the other processor if she could go through it with me and she connected me with Scott. He sounded as if I were inconveniencing him by asking about the impactful difference, still no accountability taken for failure of including this debit and no apologies offered. Also, when I signed my closing documents I had to ask if they'd be needing the condo, mailbox, and storage keys. No one even asked! When I emailed about how disappointing this was there was no reply, so now everyone can know how disappointing their lack of communication was and know there are other Title and Escrow companies to use in the Fairfax area for your closing and settlement.

I'm a realtor and I deal with a lot of title companies and Lakeside is hardest one I've ever had to…read morework with. Most title companies try to find a way to accomplish their clients' needs. This one does the opposite and some of the management (not all) are down right mean as hell! As real estate agents, we sometimes put money into properties and get reimbursed at the closing table and can add our expenses to the ALTA. I've done this with over a dozen other title agencies. But Lakeside does not allow reimbursements from the ALTA and sends all the proceeds to the seller (or buyer) and asks them to divvy it up post closing. I get it..it's their prerogative on whether they should have to do extra work or not by adding things to the ALTA, but I just feel like they should make it known in advance. I will say that my processor was great. But please stop hiring mean people in management!

I dont need to shop around rates because I know that they always give the best competitive rates. Trust me, I have called 5 or 6 companies in the past. Its also not all about the rates but the service that is rendered. I never had to chase anyone for anything with Pinnacle title. They were always one step ahead of me, Always one step ahead of everyone. Calls are returned within minutes and they take the time to explain everything and answer any questions you may have. In our last closing 4/26/22, Pinnacle Title stepped up to the plate when there was a problem with the closing. What is surprising is that, it was not even their fault but the fault of the listing agent!!! But Pinnacle Title did everything in their power to amicably settle the disputes at closing and settle the loan on the same day. Where will you find a title and settlement company that will do that?
