    Nearing the end of my lease at 8221 Mount Vernon Hwy and dreading continued hurdles ahead. This…read morerental is proving to be far more costly than what any reasonable person can expect. Heating oil has become the largest frustration. Chambers claims that the oil tank was full at move in, referencing the previous tenant filling the tank at move out, two months (Mar-Apr) before my occupancy, during which both bathrooms were renovated. There is no fill gauge to verify contents. The 560-gallon tank seems to have ran out after heating the 1480 sq ft house from late Oct - mid Feb. I contacted Chambers after the furnace cut out to let them know I believe it ran out of fuel, and they reminded me that per the lease I'm required to have it filled by TJ Fannon & Sons. TJ Fannon quoted over $2,500 to fill - 33% over market rate per government data and an independent quote. Despite concern over fuel level at move in, furnace efficiency, and potential tank leakage, I offered to have the tank filled by an alternative supplier. Chambers is refusing to allow the tank to be filled by anyone but TJ Fannon due to preference. Chambers is also refusing to provide the supporting documents referenced to TJ Fannon as a basis for the lease requirement. Chambers also failed to provide waste receptacles for established trash service at move in, resulting in weeks of trial and error with different services to have reliable waste service. Otherwise, we have had continuous visits from pest control, property management, maintenance for other services that have been a disruption. Chambers may be an alright management company for residences designed for rent, but they have proven not be a fitting partner elsewhere. We hope sharing our experience prevents others from being expected $750+/mo for heat.

This is especially true if you are selling an inherited property as I was earlier this year. A good real estate agent will know the area, know the laws and rules and will help assess your home and get it listed and sold for a "good price". A great real estate agent is a counselor, a partner in your effort, someone who "has your back" throughout the process in addition to doing all of the real estate work. Philippa Main is an *outstanding* real estate agent and an even better person. My father passed away leaving a home in Woodbridge, Virginia - the home in which I grew up and which contained almost 50 years of possessions. I contacted Philippa in March of 2026 to discuss its potential sale even as the house was in significant disarray while I engaged in the slow process of cleaning it out and sorting through the many things my parents had accumulated over the years. When she visited the home, I looked around and threw up my hands. Philippa looked around and said, "we can make this happen." I sought her out specifically because she mentioned having expertise in sales of homes that are inherited - a particular niche that involves a delicate dance of handling family dynamics, wills, probate laws and determining what, if any, money should be put into renovations or improvements that will get a reasonable return on the investment. From our first conversation over the phone - which she took time to do in the middle of a busy weekend - Philippa was incredibly personable, easy to talk to and anticipated many of my questions and many of my concerns as we talked. By the end of our conversation, I felt like I was chatting with a friend who had expertise I needed. Over the following three months, she was a (rapidly-responded-to) text or phone call away as I navigated getting the house ready for sale. She helped outline a schedule and a plan to list the home. She connected me with a large network of trusted service providers from junk removers to contractors to painters to flooring experts from whom I obtained estimates and some of whom I contracted to help clear out the house and prepare it for sale. While she always reiterated that she would back any decision I made regarding the house, I always sought her counsel when making major decisions such as whether or not to spend money on renovations and, if so, which ones were most important. Of course, there were obstacles - some amusing, some less-so - but Philippa helped me handle each one with a confidence borne of having "seen it before". That is an incredibly valuable thing when dealing with a stressful situation. In the end, the home was listed in June and had nearly seventy showings in three days. The house sold for well over its asking price and after all of it I know some things: The home could have been sold by another agent. But few, if any, others could have been a partner in the process the way Philippa was for me. She was a trusted resource, a confidant, a person who knew when to inject humor into a situation and when helping me vent was what was needed - she understands people and the process of selling an inherited home in addition to being a brilliant real estate agent who knows the area and who knows how to get the job done. I couldn't recommend her more for ANY real estate work but, especially, if you face the task of preparing and selling an inherited property.

    We were tenants for 4 yrs with a property McGrath managed. They were consistent returning our calls…read morewithin 24 hours and answering our questions in a timely manner. When we had billing issues, they were slow to adjust the bill. We had to make follow up calls. They were slower to process our calls when it came down to natural disasters like flooding and high winds where the property needed to be repaired. They weren't good about giving us a heads up when they were coming to look at the property. We have dogs so we were concerned with people entering and not being home. I have looked at the previous negative reviews regarding repairs. We needed repairs done after a flood, over 6 inches of water in the basement causing major repairs/replacement to the dry wall, and carpeting. It was done quickly and with good quality. I think the difference is how the actual owners of the property finance the repairs. McGrath manages the property but only with what the owners approve and are willing to pay. The owners of our property wanted to make sure their house was in good shape when they returned. I can't speak for what other owners do with there properties or what McGrath actually owns and is willing to pay out. I think their hands are tied. But in our owners defense, when we had a tree fall on the fence, McGrath was slow to process their requests for the repair. And we as the renters... had to deal with the he said/she said scenario. When we moved out, we received our entire deposit back. And in 60 days too! I don't know if we will use this company again. Service wasn't bad, they fulfilled a service.

When I decided to break my lease, I met with McGrath at their offices. They were sympathetic and laid out all of the options I had, providing me with the pros and cons for each. I was a little frustrated when they informed me that my issue was not a new one (I gather that previous people had similar issues in this particular unit), that said, I did appreciate the fact that I did not have to fight them tooth and nail. My issues arose during the period of time in which they were showing my unit and seeking a new tenant. They identified a couple that was interested, but had asked if I could move up my move-out date (to which I agreed). (McGrath called me to discuss this) I was informed of this at the end of the week. That weekend I went out and signed a lease on an apartment I was interested in (the moved up date meant, I had less than a month to prepare for my own move). I followed up the following Monday, as I did not receive an addendum to my lease and at this point in time, I was informed that the new tenants changed their mind and wanted to stick to the original move in date listed. When I pointed out that I was not informed of this and therefore, had been placed in a bind with regards to now owing double rent, I received no sympathy, just a terse reminder of what my lease stated (despite the fact that I had been informed otherwise, albeit verbally). This was extremely unprofessional and taught me a tough lesson about this company. Make sure everything is in writing, signed and sealed before you make any moves. Do not take any verbal confirmations seriously, wait until you have actual documentation.

It was always a smooth process. So when it came time to finally sell the final property there was no question in my mind who I would turn to handle the transaction. The sale was made as part of a 1031 Exchange which takes special expertise and Mark brought this and much more to the table making the entire process as efficient and as transparent as possible. His market analysis and subsequent contract negotiation was on the mark - pun intended - and we brought the sale to close in record time. Timing was important because of the Exchange requirements which necessitate closure within some very strict parameters.
