This has been the worst experience I have ever had with a realtor (worst part at end). I contacted…read moreElena and I explained to her that I was in Kentucky and that she needed to be my eyes for my Florida property I wanted to sell. I asked her if my house was too far away for her to be my realtor and she said no. She went out to review my house, which my renter was still in, to see what kind of damages we were dealing with. Elena told me that the renter had coverings all over the walls and would not let Elena take pictures. Only one drywall repair necessary was reported by Elena, and she felt that we could sell the house pretty quickly. When my renter left, Elena visited the house and said it was a nightmare. There was over $8,000 in total damage and the renter turned off the water and left the toilets filled with crap. I told her I can get this house fixed up rather quickly and she recommended some people to clean up the trash the renter left. The following occurred: 1. Elena recommended people that did not perform properly, yet I paid them $1100 total. a. One took my dryer as garbage, when on our agreement it states "Washer and Dryer." Yet, still I was not upset, but disappointed. b. They left trash in the yard and cigarette butts, which was excluded from their photos. After paying them, I had to pay someone to finish the work. c. She did not take the time to oversee their work, even though she knew I was in Kentucky and could not be there. 2. She did not send me light fixtures to review, as she said she would, while my contractor was on location. She had five days. 3. Elena did not show up for an appointment with the contractor to make sure the house was ready for pictures, after multiple reminders. The last straw was when she sent me a text saying why do I even need to meet the contractor, I can just go over the weekend? So I fired her as my realtor. Now, she is claiming I owe her $1000 for her time, which was never agreed to, in her contract (see images). I offered $375 plus any expenses she has accrued, as per her contract. Four times over a week I asked for "her" receipts and still have not received any. The house had not been listed yet. After several negotiation emails, she showed up unannounced at my property demanding "her lockbox" back and asked my contractor to let her inside. My contractor gave her a brand new lockbox, but she disputed that it was not hers. I had already paid her for the lock box and lock changes when I sent her $200 via Zelle. I paid the extra $100 for the lockbox, that she did not request compensation for, because I don't like to owe people. She sat outside my home and my contractor was afraid to leave for fear she may do something rash. He left before she left because she was on the phone with me arguing for over an hour. The day before she harassed me via text for several hours while I was trying to enjoy a Saturday with friends. Now, she is delaying the sale of my home and I have to go to court over a few hundred dollars because she feels that she deserves it, and won't release me from the contract. I believe the definition of extortion is "the practice of obtaining something, especially money, through force or threats." Other realtors will not work with me until this is resolved so I am losing out on $1790 per month (rent fees) plus the loss of home value as I may be selling after the busy season. The worst part: I was dealing with a destroyed house and the death of a good friend when I reviewed her contract. I didn't notice her percentage of the sale. Her rate was listed at 5.5% (2.5% more than the normal). My house is worth around $300,000. If I was about to make over $15,000, I would make sure to be at my appointments and do what I said I would do! If I am incorrect on any of this review, I will update it. I do not like to lie and I want to be fair on all accounts, I am too old to care much about the little things. I rarely post negative reviews but I am getting fed up with entitled people who destroy your home, demand money for not doing their job, and harm others without recourse.

She did return to our home after we contacted our realtor, and then after the showing was complete she stayed parked outside our home for long enough that it felt like attempted intimidation. At every point through signings we were extremely careful because many contracts from her seemed to have "mistakes" on it that benefitted her clients. One document even had a name of a person that doesn't exist, listed as a third seller. During the inspection process there were completely fabricated issues listed and after almost every document was signed, it would come back again with another edit that was either incorrect or unfavorable to us, often just before a deadline. It felt like she was intentionally trying to take advantage of us every single step of the way, or retaliating against us for calling her out and protecting our home. I would never allow her to be a part of another transaction of mine.

Worst purchase agreement I've ever seen. Lowball offer for less than a third of market value…read more If you sign with them, be prepared for this: 1. Buyer: "The Dude Who Could Ruin Your Life" and/or assigns" That "and/or assigns". He can flip the contract to another buyer or investor "without your consent". You think you're selling to "This Bad Dude", but it may close under a completely different name, or not at all. This is how wholesalers make money by reselling your contract. 2. 21 Business Days + Optional 30-Day Extension "Seller and Buyer ... on or before (within 21 Business Days)... Both Buyer and Seller agree to extend the closing date up to an additional 30 days..." That's up to 10+ weeks! with zero penalty if they delay. They can stall endlessly, usually to find someone else to buy your house. Meanwhile, your property is off the market. 3. Buyer Pays All Closing Costs "Buyer is to pay for all closing costs, including title company fees for the seller..." Sounds good but... The tittle company they use is commonly used by flippers/"investors" in Florida, It gives them control over the title company. They use a title agent who works for them, not you. That can mean slow communication, delays, or games with escrow funds. 4. "Management Approval" Clause "Offer subject to Management approval to be determined within 7 business days of acceptance." It means the deal isn't binding even after you sign. "We'll decide later if we actually want to buy." They can walk away during those 7 days with no penalty. 5. "Seller agrees to allow Buyer to market the property... to other potential buyers." They're openly asking permission to resell your property before they own it. They'll list your house online or show it to other investors to flip the contract. 6. "Buyer has the right to assign the contract (in lieu of assignment fee)." They're reselling the contract. "In lieu of assignment fee" means they can profit inside the price difference instead of charging a visible fee. You'll never see how much they made reselling your deal. 7. "Offer valid for 3 business days". Their way of rushing you, pushing sellers into signing quickly before they get legal advice. 8. "Buyer is purchasing as-is, no repairs required." Combined with all their outs, it means they can cancel at will if they find anything inconvenient. 9. "Buyer has a real estate license." Legal disclosure (required by law). This is a professional, not an ordinary buyer, and they know how to write the contract heavily in their favor. 10. "Possession to be given within 21 business days..." "Possession" isn't tied to a firm closing date. They could argue for access or marketing rights before closing. 11. No Seller Protections or Default Remedies. There's no penalty if they don't close after management approval or title clearing. You can't keep their deposit, sue, or relist freely without risk of dispute. 12. "Force Majeure" Extension "If an event constituting 'Force Majeure', Closing Date shall be extended." Force Majeure is normally for disasters, but vague wording means they can claim "delays" for almost anything and stall further. 13. "Cash, no contingencies for financing." Seems strong, but with all their built-in delays and outs, "cash" doesn't guarantee fast or certain closing. 14. "Offer subject to one inspection walkthrough during management approval period." Red flag: That means they'll bring in their "buyers" (other investors) for walk-throughs -- not inspectors. It's how they shop your home to others before closing. No written permission for them to file a lien, but the way the contract is written, they could cloud your title using a memorandum -- which is exactly what some predatory investors do if you back out. Summary: Purchase agreement written to trap your house while giving the "buyer" every possible way to: assign it to someone else for profit, back out without losing money, delay closing indefinitely, use your property to advertise for other investors. You could be stuck for months. The "Bad Dude" might never close. You might lose other real offers while they flip yours. Definitely stay very far away from these people.
