Yeager executes her role--which often teeters between ombudsman and enforcer--with exceptional professionalism. She has certainly earned every bonus possible! The maintenance team is prompt and effective, and most tenants are friendly, considerate, and respectful. Like any apartment community, Brookview has its share of challenges. There are occasional issues with vehicles speeding through the parking lot while blasting loud music, groundskeeping debris being blown onto parked cars, tenants leaving garbage bags and pizza boxes in the hallway outside their front doors, and residents leaving emergency exit doors cracked open despite the building's climate-controlled interior. Likewise, the units are not well insulated, and although the building is generally quiet, I can hear nearly every footstep my upstairs neighbor and their pets make. The property is pet-friendly, and most pet owners are responsible. However, some dog owners do not clean up after their pets, and some dogs whine or bark incessantly when their owners are away, sometimes daily. Some cat owners allow their cats to roam the grounds freely and leave cat food and water in the outdoor common areas despite the property bordering a park with abundant wildlife. I have personally encountered red foxes, groundhogs, owls, squirrels, and other wildlife on the property. As someone who is highly allergic to cats, I haven't appreciated unexpected encounters with roaming cats on my terrace and patio furniture. Likewise, I believe leaving cat food outdoors only attracts additional rodents and wildlife. I also experienced rodents entering my apartment through openings behind large appliances. After I reported the issue, maintenance promptly moved the appliances, sealed the openings, and resolved the problem. What stands out most is how professionally management handles these ongoing challenges. They deal with these issues every day while continuing to lease and manage the property effectively. Both Ms. C. Yeager and Ms. A. Baker are outstanding professionals whose responsiveness and dedication make living here a much better experience. They deserve recognition for the work they do.

They will not answer the phones, they do not respond to emails and they will point blank lie to you any chance they get. Upper management is just as bad! You will never get a hold of them, they are never present and to not hold any of their employees accountable. The words "I don't have time for this" were said on multiple occasions, in response to a visible black mold infestation. On top of this the buildings are quite literally rotting away, I had my shower wall fall on me. Nothing is fixed right, they simply glued a thin plastic piece over the hole where the wall fell and called it a day. Hands down a painfully negative experience all around. Would avoid at all costs.

When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh

My wife and I lived here for about 1.5 years and only left because we bought a house. The…read moreapartments are beautiful with high ceilings, wood beams, and exposed brick, and spacious kitchens and bathrooms. We had lived in various buildings throughout Manayunk over the course of about 10 years, and this was the cleanest and safest property by far. There are key fobs to enter the building and security cameras everywhere. (Our previous apartment to this was robbed, so this was a big deal for us.) And we'll really miss the parking lot. It fills up at night, but the security guard (Big John) will make sure you always have a spot. Management was very responsive to emails and calls--and you can submit maintenance requests online, which are promptly replied to.The walls are thin, but, in our experience, neighbors were very courteous. You rarely heard a peep after 10 pm. When we needed to end our lease early (we had planned on paying until the end but an emergency was making that impossible), Jackie was very accommodating and helped us secure new tenants two months early. It's a big complex, but management is understanding and helpful all the way.
