Don't live here if you are a single woman…read more When I first moved here, I thought this was the perfect starter apt for me. We had 24hr security, and the building/neighborhood was safe. Over the last two years, it's proven to be extremely unsafe. First, someone continues to leave roses at my apt door without a note. This has happened 3 times. When I bring this up to management, they say there's no cameras on the actual building floors and maybe it's someone that I know. I am 100% positive it is not. To get above the 1st floor you need a key fob. I believe it's someone who lives here and is watching me. I fear that this anonymous person can harm me and get away with it. Because management is not taking this matter seriously, I had to buy a ring camera to deter this person from leaving any more roses at my front door. Second my car was stolen from the premesis in May 2025. Management was not helpful at all. They will not release the footage to me to help me better protect myself in the future if I were to buy another car. The cameras outside and far and few between. I was told "they only record when crime occurs".... Whatever that means. I'd say a car being stolen off the premises is an actual crime. There has been 3 other individuals that I know of that have gotten their car stolen overnight from the premises. The latest one in June 2025. There are also multiple car break ins on the premises that I learned about from other residents after my car was stolen. Look. it up on the citizens app. When these car thefts and break ins occur, management does not notify the residents. They sweep it under the rug in hopes that no one finds out. There is a parking garage, and had I known about these break ins, I easily would have paid the additionally fee to have my car safe. There was a murder in our building in June 2025. Management sent an email out to residents saying there was an "incident" and did not address the real occurrence. I had to find out on the news, instagram and family sending me texts about the building I live in. Look it up online on 10 NBC Philadelphia news There has been multiple unsafe lobby incidents where someone trashed the lobby throwing all of the furniture and glass around. That was in 2024. Additionally in 2024 someone broke the front glass door to get in the building. Security went from 24 hours to concierge for 12 hours each day. There is no one maintaining the safety of the property. I have reached out to management given the circumstances and they do not have a solution moving forward. They are "trying" to figure things out. My guess is it is going to take someone being raped, a few more deaths and car thefts before they actually do something about it. I have reached out to management multiple times. Most recently Kristen from corporate 2 weeks ago via phone and email to discuss a plan moving forward. She still has not called me back. These are serious issues that need to be addressed and until they are, I do not recommended anyone move here. Especially a woman. It's just not worth your safety. It's safe and there is plenty of parking. And there is a large, nice pool, that is great in the summer, and grills that are accessible during pool season. You should know that you don't control when the AC is turned on and off, so you may have some warm weeks in September or even October and in early spring. When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh

There have been no crime(s) here that I am aware of since moving in. The management is quick to respond to reported issues and are always friendly. My neighbors have been quiet and people generally keep to themselves. No crazy drama going on outside either. The buildings are well maintained. They plow snow, cut the grass...etc etc...If you have a problem in the apartment, let them know and they will send someone out the next business day. (they have people available for emergencies of course..) It isn't the most fancy place you can find, but I think they are decent enough. They have pay laundry rooms in each building, a bit of room for storage in the basement areas. (Figure about another 20 dollars per month for this..) Heat / hot water is included in the price of rent, this is a good value. You pay for electric. (60-100 a month in my experience...) Traffic in and around the area isn't too bad, but you should learn some back roads during the Christmas time! Mall traffic is crazy on 202. Well worth checking out!

It's located in a quiet and beautiful neighborhood, and it feels rather safe as well. Maintenance is usually quick and easy - all I need to do is to write an email about the issue and couple of days later I come home to find the issue resolved. It's got secured building entrance, but package delivery is right to my door. Staffs are really nice although I don't really find the need to talk to them much. There are more than enough parking spots for both the tenants and guests. The lovely little pool could be an addition, if I loved water (and I don't). Another perk is free heating, not sure if that's standard in the area but there's big savings during Pennsylvania winters. As for downsides, there really isn't anything major to complain about, considering the price. Shared laundry, spotty wireless signal (I'm AT&T), monopoly of Xfinity internet, plain design and decoration, and that's about it. The storage might be a bit tight but for a guy it has been quite enough. So overall, it's totally worth the price. And they allow cats!

Cons: -Noise from the Septa train. -Bugs, centipedes frequently seen in the entranceway / hallway. Overall, this was a decent apartment experience for me and was a good transition while I explored options for purchasing a home in a new city.

Once, I was struggling with a large piece of furniture from Ikea. Victor saw that and helped me carry it to my apartment. But (a) this is not Victor's job, and (b) Victor's shift was already over and he was heading home. A+ Alex has also been very prompt and helpful with the few maintenance issues we have had so far. He typically resolves the issue the same day or the day after we report any issues unless parts need to be ordered. The Station is a 20-minute walk from Manayunk's Main Street, but it is right next to Ivy Ridge station so getting to work is a breeze. The proximity does mean that you can hear the train from the apartment. I had to buy a white noise machine to mask the noise of the train.

The pool, bar, and gym across the street were great and my husband and I used them often. The complex and grounds are well-maintained and clean. It was a wonderful experience living at this complex. Rent is a little high compared to other apartments in the area but I believe it was well worth it for worry-free, convenient living. I highly recommend! A few notes: you will need a snow shovel in the winter to shovel out your car after the parking lot is plowed. Don't wait until there is 2 feet of snow on the ground to purchase one like I did! You will not be able to find one within walking distance and your car will be inaccessible. Also, "emergency maintenance" crew members during off hours (I believe this is run by another company) are not the best. A little rude and rushed. There are no cameras or keys to to enter the building. They require a key to open the door to the laundry room but once you're down there you can actually walk through the hallways and go up into other apartment buildings without a needing a key . I am terrified to go down there by myself , not only that .. why are there 2 washers/ dryers for so many different buildings just unsecurely connected ? .. so this is what happened... I've had several packages from carriers amazon, usps, and UPS be delivered only for them not to be there when I got home. As many of you know Amazon takes pictures when they deliver packages and I have pictures of them being at the mailboxes but they are GONE when i get there . I am so frustrated at the lack of security here , i have Lost so much money because of this issue, I've never had something like this happen before . Have fun where you live ? One of the biggest issues I experienced was that my car was vandalized even though I was paying for parking inside the property. You would expect a paid parking area to provide at least some level of security, but that wasn't my experience. The condition of the building is also disappointing. The hallways are frequently dirty and have an unpleasant smell, making the property feel poorly maintained despite the high rent. Speaking of rent, be aware that the amount you actually pay ends up being higher than the advertised price. Between the additional fees and other charges, the monthly cost is significantly more than what you're initially led to believe. The move-out process was equally frustrating. Management told us it was okay to hang pictures and other items on the walls, but when we moved out, they kept most of our security deposit without providing a clear or reasonable explanation. It felt unfair and inconsistent with what we had been told during our tenancy. Overall, between the lack of security, poor maintenance, hidden costs, and disappointing handling of the security deposit, my experience was far from satisfactory. I would encourage anyone considering this property to read reviews carefully and ask detailed questions before signing a lease. More than that, our dog loves to use the park provided by the complex-she has had many friendly encounters with the other pets on site. Close to the university as well as the bars and restaurants, 15 minute ride into center city, this is a prime location. That being said, finding a gated community with limited parking issues is a gem - rent while you can! My friends and family always like to visit our place and compliment the area when they come out. Always places for people to park. Amazon lockers are a nice feature and keep the lobbies clutter free! Very happy with our time at this property!
