I am writing this review, not in the hopes of compensation or a resolution, but in hopes to make future and current tenants aware of the service they are to receive and how best to protect themselves from Emerald. 1: The Ad: The advert for the flat said I would have a garage and an outdoor storage space. When I moved in there was a garage, but no garage for me to use and I was given the key to an outdoor storage space, which also was not for me to use, it was for the owner. I put my gardening items in there and they disappeared. Unfortunately this was during a time when vacancy rates were nil and when I complained, I just got a run around and they were sorry they made a mistake. 2: The Walkthrough: Go through your new residence with a fine tooth comb. Note every (darn) thing about the premises and make sure it is on your walkthrough document. Note how many lightbulbs are burnt out, check if the fire alarm works, check every single kitchen cupboard (are they clean), check if the top of the fridge is clean, check if the windows are clean, check everything. The person doing my walkthrough told me how perfect everything was, everything looked amazing, no problems at all. However the cupboards were dirty, the window were dirty, the closets were dirty, my daughters room had an area of black mold on it (see pic), the fire alarm was broken, the dryer vent was broken, the bathroom grout was full of mold and the living room had spackle marks all over it which needed to be repainted. They expected me to live without a smoke detector for a few days until they could replace it of which I refused, due to the safety of me and my child. I replaced it that day, submitted the receipt, they collected the broken detector and then refused to reimburse me the $15 for the new smoke detector. This was all done over the phone. Never ever deal with them over the phone, get everything in writing. Keep everything. This will protect you when you go to move out. 3: Living there: There was zero soundproofing and I could hear everything the upstairs neighbors did. Everything - even down to their phone vibrating and Emerald could care less. I would also alert them to loose tiles, the perpetual mold in the bathroom, carpets lifting, thermostat whose only setting was HOT but they did nothing. They also took them 5 months to replace the hot water tank and I had to live with fluctuating temperatures from scalding hot to freezing cold. Very frustrating & dangerous when bathing a 3 yr old. When it was serious to them, like the massive leak in my closet, it took them 1 day to look (dumbfounded) at it and then another 3 weeks to come over to fix it. I had water POURING into my closet (see pic) and more black mold. After they sorted out the leak, all they did to fix it was put the rotten moldy door frame back on it. It looked beautiful. The way they tend to the exterior of the building was also shocking - see pic of the wonderful maintenance job they did on the exterior window frame after their maintenance team knocked it off themselves. I love the drippy paint nailed look. 4: Leaving: I wouldn't even bother cleaning, they will find a tiny speck of dirt and charge you $110.25 to hire a cleaner to wipe it off. I spent 4 hours cleaning and was charged a cleaning fee for a dirty counter, top of fridge and to change 2 lightbulbs that burnt out the day I moved. See notes on Walkthrough. It also took them 3 months to return my utility holdback and I still have never received the final utility bill or final statement, just the cheque. I must also warn you to always keep every single utility statement if it goes through them and ask them for the ledger of all your utility payments when you move out. I found that one month they charged me the full amount when I should only pay 50%. They also pay the utility bills late. Guess who pays the late fee....you got it, the tenant! I also had to do my own Utility reconciliation as their accounting department couldn't figure out which month it was I missed a couple payments. You will fight tooth and nail to get your deposit back. Getting a dime back from my deposit was more excruciating than giving birth to my daughter and that really did hurt, trust me. In conclusion - Friends don't refer Friends to Emerald Management. As a home owner that had them look after my property while living overseas i can say in my experience Emerald Management is the worst management company in the city hands down. - 9 Different Property managers in 2 years, each ignoring multiple information requests related to my property. - More than 3 months of emails, in offices meetings & phone calls to get final contract closure details in place. - 5 weeks plus multiple follow ups to get a single work order for activity that i wanted additional details on because of the huge difference in what i was charged by emerald trades personnel and what i was able to get quoted from independent contractors. - When expressing my frustration with the service/lack of service with the "Managing Director of Residential" I was informed that I was "not entitled to the details" and that i would be charged for the time and resources to provide background on my condo and the work done on it. - They lost the condo bylaws, land description details and got this response from the Managing Director of Residential - "Since these documents would have been dated some time ago, your realtor should get new up to date documents for you" email Oct 15/2016, taking no responsibility for loosing them and waiting for me to go away it seems. - Final walk through of the condo missed the fact that the curtain rod in the kitchen was balanced on the top of the cupboard....????? How do you miss this??? as it was pulled from the wall. - Missed the fact that paint was pealing from the walls in the main bathroom...??? response "The paint in the bathroom was peeling because of the moisture conditions in the bathroom. Perhaps the wrong paint was used at the time the bathroom was painted. It was not apparent to us nor did the tenant complain about paint peeling." Really.! Not Apparent to you? Maybe if you did even a half as inspection when collecting rent in the previous months as required as part of management contract this would have caught and could have been dealt with......! - Still waiting on a response for a copy of final move out documents to know if the stains on the carpet, damages to the doors of the bedrooms and damages to the vanity of the 2nd bathroom that were never brought to my attend after the move out were noted as part of the move in walk through. And the list goes on. My advice to you is avoid these people like you bank account and property value depends on it because it does. If i could give a negative score i would be. read more

emerald management is by far the worst company to rent from ever they are even worse and morei gnorant and moronic than capreit and that's really saying something, doors and windows that leak cold air in the winter and do not open and close properly, useless management that does not do anything and does not care, everything from bed bugs to mold to leaky and banging pipes, everything is not properly installed, vents blow out cold air, no matter how many times things are reported they do nothing about it, place was not cleaned or fixed and stains all over the linoleum, the morons went and got gloss stains for the hardwood floor all over the counter tops and the linoleum and did nothing to clean it or replace it or the countertops which are stained and also atrocious, the carpets have stains on them are old looks like they have not been cleaned in ages, trees that could break and should never be trusted ever, someones car got crushed by a falling branch and they still have done nothing to replace it and never will because god forbid they should have to pay a penny, they should be sued and reported to the bb and landlords and tenants act and shut down i cannot believe these people are still in business! they do not deserve any praise or to be in business or anything! vents are not cleaned, an old wasps nest was found! inside the house! holes cut around the pipes and looks sloppy so you can smell the neighbors stinky cooking, walls are paper thin absolutely no insolation or anything, it's freezing in the winter so you have to turn your heat way up enjoy paying for heating during the winter! you can practically hear your neighbors conversations because it's so paper thin and too closely built together and the buildings are all old and run down and no efforts to fix them whatsoever do not rent from emerald do not ever trust them never! they do not care they are greedy slumlords just like capreit! read more

Emerald has been managing our property for the last 10+ years. During this time I have found them very professional, especially during and post 2013 flood! Our condo corporation has had tremendous stress due to the 2013 flood and Emerald has been extremely responsive and helpful during this time. They have been on top of EVERY issue and professional in dealing with members, the corporation's board and numerous third parties who have been involved in the rebuilding and maintenance of the building. They are very knowledgeable in the condominium act and bylaws and they're ALWAYS looking out for our best interest. They are prompt in calling AGMs and we have even had to call an EGM due to flood issues to ensure owners were kept informed and were able to vote on critical issues. I felt compelled to write this review because very few tenants/owners understand how much work and time is involved in coordinating all the moving parts required to get anything done with a building, especially when different levels of bureaucracy are involved. It should be easier, but it's not. We have had extensive experience with Emerald over the years and as a member of the corporation, I can say that we have been extremely lucky to have Emerald with us. They have certainly proven their worth. If you want your property well managed you would be crazy not to hire Emerald! read more

Our family has been working with Emerald for more than 10 years. These guys are great and we've enjoyed everyone that has managed our properties. We own three small rental properties that Emerald looks after for us. They are super-responsive to requests and have gone the extra mile to make sure that our tenants are taken care of while making sure to balance our interests. We've recently purchased a condo in a building they manage in Kensington and the experience has been consistent as they've made sure that no HOA issue goes unaddressed and keeps us informed of whats happening. Always friendly and respectful, if there has been a problem, they've addressed it and we've worked through it. Always fair, both to us in fees for management and repairs, and to the tenants. The quality-of-life improvement after we handed off management duties has been worth every penny, as is the peace-of-mind of knowing that they are protecting our investment (and future retirement pad) while we leave away from Calgary. I'm sure the team at Emerald doesn't hear it often enough with the variety of issues they have to deal with and the number of rules you have to enforce (probably often to people that don't want to hear "no" or follow their lease agreement/rules etc.,.) ... I have served on the condominium board of my building since its redevelopment into a condominium in 2003. Since that time the 1st floor of the building has been severely impacted by floods in 2005 and again in 2013. The last flood is the most challenging. Throughout this entire time Emerald Management has served the board with the upmost care and diligence. They have had to deal with extremely difficult and dishonest individuals who have been on many occasions disrespectful and abusive. I have read comments which are not true and do not reflect the services that Emerald Management is contracted to perform. Emerald has performed their duties with professionalism that is greatly appreciated. They have provided tremendous support throughout and what continues to be a very stressful and difficult situation for all. To Emerald I would like to express my thanks and gratitude. read more

Rental market is definitely different these days in Calgary since there is lots to choose from with high vacancy rates. I met up with Ryan at a property in the SW. He greeted me promptly with a warm welcome. Instantly I felt at home and knew I wanted to work with Emerald. I had a couple of questions for the owner of the house and he followed up right away with them. Once the paperwork was complete, they accepted me as a tenant within a few days of application. The process was easy and fast. After a couple of weeks in my new place, I received a welcome email from them and that really made me feel reassured that they were interested in me and my new place. Chris helped me set up my payments so that I could pay rent by automatically by debit and after explained what tenant insurance was all about. Highly recommended. read more

There seems to be quite a revolving door with property managers at this company, however, they managed a property that I was in (renting) for 10 years and I had, by far, the BEST experience ever with them!! They were always available to call and they returned my calls same day. They were always very quick to send someone out, regardless of the problem. They always gave the appropriate notice for annual entries for inspections etc. They were never intrusive or invasive and were a pleasure to deal with! I'm SHOCKED at some of these negative reviews!! I would recommend them to anyone!! The homeowner stayed with them for for at least the 10 years I rented their house so they must've been happy as well!! Thank you Emerald!! As renters, our experience with Emerald was excellent. We did really appreciate the team's professionalism and responsiveness, especially Tiffany and Kyle who helped a lot with the renting process. They answered our calls, emails and questions in a timely manner. We thought the whole background check process was a bit much and intrusive to just rent an apartment, but I guess this is what the landlord wanted so I don't blame it on them. Emerald made the viewing of the apartment very secure in this pandemic (pre-cleaned and wiped down all surfaces before and after and used personal protective equipment the entire time of the tour). My heart goes out to the poor victims of this absolutely corrupt company!!! I have sought legal advice and the way my husband and I were treated was absolutely deplorable. They have still left a very painful mark on my life and still feeling the effects of the emotional, mental the whole lot of what pain they caused us. Renting from them was a very terrifying experience and when they deal with people who wreck your life forever in a life destroying way it hurts deeply. Emerald, please know that your business STARTS and ENDS with customer service...even if on your side you are lacking for whatever reasons the people on here have been saying...your customer service can make up for it. Get arid of this lady...get a youthful person who is happy with their life...not this lady who treats people very harshly as if we are "inconveniencing," her. My short experience with Emerald Management thus far has been progressing from unsatisfactory to very satisfactory. The Emerald leasing agent found me a nice apartment which needed a few repairs, small in general but one in particular was very important to me. After several weeks of miscommunications and misunderstandings the Building Manager, Mr. C. Pelletier, got finally involved and resolved all the issues satisfactorily and in a timely manner. There are a lot of rentals out there with this economy, so I was overwhelmed with the choice. I decided to use Emerald Property Management after a friend recommended them to me. Best thing I did. they showed me various areas, some sweet deals and were flexible with times to show me. I work kinda weird hours but she always accommodated me. I am loving my new place so far and it is really convenient to the transit. Horrible company! They try to worm their way out of all issues. No real management in this company. Ripped off on return of our DD. They don't want to return money, even with proof of permission for painting a room. They drag issues on and on. DO NOT rent from them. The staff turn over is horrendous!! The people they have managing properties are not honest and have no training. Will be taking to court for return of our DD as they are not acknowledging a complaint lodged with the BBB even with proof and receipts/emails. HORRIBLE company!!! read more

I moved here recently from TO (need to change my YELP to reflect this) and was thrilled to find someone to explain the quadrants of this city, how the transit works, the best bang for my buck in terms of renting and get this worry done quickly and efficiently.
