Property management company that goes beyond just renting units out. Provide services to tenants like dog walking, cleaners, mediation, and many other services / perks. Everything is very integrated with technology so can do almost everything right from the phone or computer and get all the info and documents right away. A property management company doing more than just renting units. read more

Please do not use this company it is a waste of your money. They had a damage deposit from the tenants and did not use it to properly to clean out the condo which the tenants left in a terrible condition and did not even stay for the inspection. I asked to refund me the owner the remainder and they advised me it was against the law. Do you believe that? The tenants moved out early knowing that they left the place in a terrible state. Would they be expecting any money back. I do not think so. They kept over $800. and did not use money for professional cleaning of the condo. I spent a week cleaning myself. Their portals are terrible. Someone replies to your request but you do not know who it is. So you go back and forth. Terrible. read more

Onboarding was simple. They were extremely slow to address our single request for an extra key (2+ months) for the property. To be fair they were apologetic as they were also changing their request system at the time. Future requests were addressed in a more timely fashion. Though one request that is now 4 months old remains completely unaddressed. We renewed the lease and went through a seamless process of a repeat home inspection via a mutual booking system. Things were just fine for nearly 2 years. Moving out however has been an absolute nightmare. First, when the lease was set to expire they offered to increase the rent less than 365 days after the last rent increase, which we pointed out was illegal. They conceded but we decided not to renew our lease. They then posted the property for less than the proposed rent increase to us, which speaks volumes as to how underhanded they are. Second their process for showings while the property is still actively being rented is archaic. We work in health care and have a dog, and do not have flexibility on 2 days of the week to remove the dog for showings. We contacted one team member to indicate this, but they could not bother to forward our request to another team member. We unsurprisingly began to receive automated showing notifications at random times of the day, often with ~ 24h notice and somewhat consistently on the 1 of the days of the week that we could not accommodate. There was no direct contact information in the automated showing notifications and they were not responsive to our email requests to have them cancelled. It took a full 2 weeks to have the issue responded too, and then an additional 3rd week before they finally cancelled them all and then finally block the requested days from being booked. Third they then provided 27 hours notice of a home inspection, when by law 24 hours is required both by email and by placing a physical sign on our door which we returned to with less than 24h from the showing. Not surprisingly they book this on one of the two days that we cannot remove our dog. When we try to offer alternate times (later that same day) or literally any other day of that week they refuse to consider this. I am not sure what happened to the previous system that they utilized to book these, but I suppose since we intend to move out they no longer offer that degree of common courtesy. Overall they have really messed up the move-out process. I've never had to work with such unprofessional, unreliable and unresponsive people. Also why are so many reviews from San Francisco when this is a Calgary-based company (that's not suspicious at all). read more

There is no option for less than one stars choosing these people to manage your property is your biggest mistake.They never make up to their words and on top of tha while remitting your rental payout .they apply all kind of hidden charges and when you ask for explanation they try to avoid you and say its utilities.How the fuck is landlord supposed to pay for utilities for rented out units and still payout is always shortfall on what they calculate.They have that ridiculous portal where you submit your request and no body gets back for days. read more

This company is a complete rip off. If you need something fixed it takes weeks for anything to happen. Their accounting team does not how to properly apply payments. They charge way to much money for increases in rent and as a single person living in the basement, I had no control of the heat and the skanky girl and nerd boyfriend who lived upstairs constantly had the heat cranked and I had to open windows all the time. I had to pay 40% of the utilities which in my mind should have been 30% for a single person. I suggest not renting from this shady company! read more

Nothing but great things to say about Alexes and Ripple PM. I have lived in a downtown condo for the last 3 years managed by them and have really enjoyed my time there. There were never any concerns I had that weren't attended to quickly. The few times there were issues with the condo unit/building, I always had quick responses and notifications of what would be done. read more

I've been with Ripple Property Management for 8+ years now, dealing exclusively with Alexes H. I have nothing bad to say about the firm and time and time again, Alexes and Ripple have treated me the upmost professionalism and have never failed to fill the vacancies for my two condo units. Thinking back, I don't think there's ever been a lapse in vacancies for either units. GlenF is completely useless and in order for any maintenance to be completed you have to keep calling and bothering him/the company in order for anything to be done. 1 star rating iS WAY too high.

I have been doing some research for property management companies in Calgary. For the most part when you send an enquiry to a general email address it could be weeks to months to never before you receive a response back. I am the type of person who prefers to do most of my dealings through email, I like having things in writing that I can refer back to you. I was blown away at how quickly Alexes responded to my email. Not only did I receive a response back the same day, my follow up questions were also answered on the same day. If you are a renter or a property owner communication is vital. Getting information and answers out quickly can be the difference in getting the apartment of your dreams or missing out on the best tenant an owner could ever have. Had to unclog the bathroom drains and cut the storage lock shortly after moving in and i was impressed by how fast this was handled.
