We bought a condo in a building that was already being "proudly managed" by MBM about five years ago, and it became obvious very quickly that they were good at one thing only: collecting monthly fees. Beyond that, the management was consistently poor. Communication was a constant issue. It was incredibly hard to get a response, and emails would often go unanswered for days or even weeks. When we did hear back, it was usually vague or dismissive, with little follow-up. Meanwhile, residents were left dealing with serious problems on their own, including leaks and storm-related damage, with no real communication, urgency, or plan in place. Over time, the situation only got worse. Unpaid bills that Frank allegedly forgot to handle on behalf of the building turned out to be just the beginning, and we are still uncovering issues (the amount involved has reached tens of thousands of dollars!!!). On top of that, there were broader concerns around property mismanagement and mishandling of funds. Our building ultimately decided to move on and hire a new management company. Unfortunately, that still was not the end of it. It has now been months since MBM's contract ended, and we are still trying to get our HOA money transferred back. Frank continues to come up with excuses for why he has not returned funds that belong to the building. And from what I've seen online, our building is far from the only one with this experience. A quick search shows plenty of similar complaints from others. At this point, it is genuinely hard to understand how this company is still operating.

During their time managing our building in Jersey City, there was consistent noncompliance with city requirements, which resulted in multiple penalties and violations assessed by the City of Jersey City. These issues were repeatedly raised and never properly addressed. Additionally, our building suffered from a severely damaged roof, causing ongoing leaks into individual units. A $10,000 deposit was withdrawn from the HOA bank account (which this company managed) and paid to a roofing contractor recommended by Frank. The work was never performed. When we independently contacted the roofing contractor directly, he stated that the $10,000 payment was applied not only as a deposit, but also toward other jobs that Frank allegedly owed him for. Despite this alarming disclosure, Frank was never able to provide any contract, invoice, or proof of payment to justify the withdrawal of HOA funds or explain how they were applied. The funds were never fully returned, and it took months of effort just to recover a portion of the HOA's money and regain proper control of our accounts. Communication was poor, documentation was lacking, and accountability was nonexistent. Based on our experience, this management company demonstrated serious negligence, lack of transparency, and financial mismanagement. We strongly advise other associations to proceed with extreme caution and to do thorough research, including reviewing public records and past complaints, before engaging this company. The "renovations" they make to apartments are the cheapest you can imagine. Holes were left in our walls, the dishwasher was not installed correctly, nor was the kitchen sink. Mice entered the apartment through the spaces left open in the walls behind the new cabinetry. Treetop would not give us the phone number of our super, saying that if we needed something we should call the office and they would call him. Their office hours were 9am-1pm. What a joke.
