    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

    This place both literally and figuratively stinks. As if the air quality in the town of Harrison…read morewasn't stifling enough, you walk into the apartment building seeking shelter from the repulsiveness only to get smacked in the nostrils by the stench of people cooking with their doors open. That's actually a violation in the lease agreement but management doesn't seem to give a crap about rules. Here are a pile of other gems off the top of my head: - Random fire alarms in the middle of the night. I've been stuck outside so many times in freezing temperatures in pajamas for negative alarms that I've actually established a routine for this: Get in my air-conditioned car and drive off to wait it out. I felt so clever doing it only to realize that wait, I shouldn't even have to do this at 3 in the morning. - Dumbasses who don't know how to turn off car alarms. I recall one especially terrible weekend where there was a busted-up vehicle that had its alarm going off every 15 minutes. 48+ straight hours in an apartment facing the open parking deck with an alarm blazing. I'd call it a nightmare but there was no sleep during that entire time. - By the way, pick your poison: Choose an apartment facing the parking deck with people revving their annoying Tokyo-drift vehicles in the middle of the night and people playing that corny, loud-ass game with throwing that 10-pound ball on the ground OR an apartment facing the pool where unauthorized guests scream all day and night throughout the summer months. I can't imagine the outward facing rooms being much better - The Con-Ed gates beep annoyingly throughout the day. - People leaving their patio doors open with their loud-ass dogs barking at everything they see - Poorly insulated walls/ceilings/windows: Neighbors generally don't give a shit about how loudly they play their music, even at night. As for ceiling insulation, I don't know what's worse: the sound of kids running all day or some drunk stumbling into the apartment while wearing heels. Remember, this is also really close to EWR - you're gonna hear airplanes ALL day EVERY day. - Crap parking deck security. In the years I've lived there, my parked car has been hit by someone who doesn't deserve a license and on a separate occasion had the roof vandalized. I've also had two bicycles TIED UP in the garage and were still stolen. The security cameras were useless and management just shrugged it off - Why the hell am I paying a premium for the parking deck then? - The trash chute system is a joke. For those who are environmentally conscious, pressing the recycling button doesn't do anything - everything goes in the trash. I'm deeply regretful that I lived there for years with an entire community that doesn't have the means to recycle. - Other crap that I won't get into since it's giving me a headache just thinking about them: Stolen mail (federal offense that management won't even help you out with), street shutdowns during events at Red Bull, flooding in the area, slow garage doors (Steel Works across the street takes 2 seconds to open, why does this one take 15?!!) Don't fall for the glamor of being next to a station that goes to NYC. I remember about a decade ago when maybe 1 or 2 people would get on the train at the Harrison Station. I left the area last year and often had to wait for less-packed trains to pass before I could get on one. It's gonna get worse: New buildings are sprouting in the area and over a dozen new high-rises have been approved for construction at Grove Street. It'll be near impossible to get on a train. Tip: Look forward to owning a house
