if it was possible to give a company zero stars, I would because one star is too generous. The office staff (specifically Debbie) are rude and incompetent. Bill, the owner of the company, has no sense of urgency and is impossible to actually speak with because he does not take phone calls or return calls. He missed and did not show up to several appointments where he was supposed to be present at. He doesn't have any contact information that they will give out. They do not enforce bylaws or regulations and have zero familiarity with the HOAs they manage. They know of issues and yet do nothing and then attempt to place the blame on other people. Please read this review before you make a tremendous mistake!!! please I promised myself I would try to not let this happen to others. The Owner and management of this terrible property are in my experience the worst type of people. My son was put into a dangerous life threatening situation in this building and to my knowledge the perp still resides there free of rent. This is where it get interesting when the proper parties where made aware of the situation they attacked mt 20 year old son putting himself through college and working to keep a shelter over his head that he isn the one to be evited mind you he has not only never missed a payment his payment is always on time. now they are trying to sue my young smart son and ruin his credit after he was told he is being evited and had to get out without a current balance due. The people here are evil and will trap you and try and ruin your life with their crony lawyers on retainer. Thanks for the quick response and great service over the past 18 years me and my family have been living here.... All sarcasm aside, this has to be the WORST company around. They have never responded to get things done for us when we have send them letters stating our problem with what's been happening. It has come to the point when we had to do minor fix up because they don't bother to send a professional to fix issues for us. A good example is when we were replacing the back door. When the people from Home Depot came by to see what needed to be done to set up the new door, they ended seeing that the wood holding the door up was rotted and barely holding it up. THEY had to contact them to get it repaired so they could mount the door on. This was roughly 10 years ago when we got the new door up, it took another company to get them to actually repair a door that should have been maintained throughout the years it was here. That door could have fallen on us at any given moment from all the molded and rotted wood. We have contacted them and the "supervisor" that lives around here about how water keep dripping down one of the nail holes that the door has (same door that got replaced) when it rains around here. This nail hole is to hold it up of course...not the fault of Home Depot but it shows that there is a lot of wood around the condos that need to get replaced because of how water slips right through them. The gutters never get cleaned throughout the fall time and during the winter it packs in snow and ice. So when the snow melts (just like rain) it goes down the same area... It has come to be a normal now but we are tired of this because of how this door is getting damaged and our floor wooden floor might end up warping because of this water damage being caused because they came seem to get anything done. If you are buying a condo in a community where this property management company services I would reconsider. During many ice storms I had frequent leaks as a result of ice dams on the room. They never responded or raked the roof. Additionally their choice in sub contractors to do plowing and landscaping are poor as well; making a living experience in my town home very stressful Additionally there accounts receivable team are very rude and slow to respond to inquiring owners regarding assessments or general information. They seem to screen phone calls and would rather write you a nasty letter. I once called and left a message on their answering machine that ended with "please call me." Avoid any property owned by this company. They are taking Peoples money and then saying they have no money. They raise condo Fees but then refuse to do any work. They make Up excuses why they can't and would rather the area look in shambles than fix things. They refuse to fix pot holes and repave. They say there is a landscaping budget but then refuse to do any landscaping and hire a landscaping company that makes things worse. Do not hire this company. The manager of this company looked at my leaking roof for three years and denied that it needed to be fixed. After ice dams caused serious bowing, wall, ceiling, and carpet damage, he refused to initiate an insurance claim to fix the damages. They will never provide schedules of repairs in writing and the bookkeeping at the organization is vague at best. Look for a more professional property manager. read more

It is impossible to schedule a rental viewing with a person, and the website they have you use makes you guess when they will be available to show you the place, then 24 hours later tells you the time/days you chose aren't available. I have been trying to just schedule a viewing for a listing for a week now, but every time it says they can't at the times I chose and sends me back to the website to reschedule. read more

The staff at Empire has been incredible to me on so many occasions. I recently experienced a water leak from an adjoining empty condo unit and they had the other owner contacted out of state, arranged for plumbing, extraction, mitigation, within the day. Within 48 hours life was back to normal like there was never a problem. All of their staff and the contractors they brought in were professional and caring. Amazing performance that I have witnessed time and time again. A big change from the other 2 management companies we had in the past. These guys are keepers fro the long haul. read more

This company refused to communicate by email, which to me seems shady, like they are trying to avoid liability. It is also an inconvenience for me since its how I typically communicate when I can. Their have been several times where I didn't receive important notices which they say they mailed out, how convenient an excuse! Their arrogance in not returning my calls or faxes when I have had concerns is just a horrible way to be treated by someone who is supposed to be working for you . Had it not been for other similar reviews, I strongly suspected discrimination and still consider it a possibility. I have owned a condo unit managed by Empire for a couple years, repairs and so called maintenance projects paid for by special assessments have been shoddy and way overpriced. Right now I am asking for their management contract which by law (Chapter 828 Common interest ownership act 47-260b) I am told I am entitled to and they are avoiding giving it to me. In my condo association, there are several older and less construction savvy owners which makes hiring Empire like hiring a fox to guard the chicken coop. Their bio in the condo docs I received, speaks about them adding value to the properties they manage. Well in my Complex they have brought down the value. Their hasn't been a single improvement to make the building more attractive. read more
