BEWARE My purchase with Ence Homes was contingent on selling my current home within the contract timeline. I paid $25,785 total: $10,000 earnest money deposit (at contract execution) $15,785 paid at the design/selection appointment for upgrades Total: $25,785 When my home did not sell within the required timeframe, I could not move forward. By the time the home was completed, I was pressured (verbally and via text) to cancel, and I was told I needed to list my Ence home or Ence would begin assessing financial penalties/charges. I was also told that the sooner they could list the Ence home, the more money I might recoup from my deposit, and that I would likely receive some money back once it sold. The home was listed and later sold. When I followed up about the refund that was discussed, communication changed and I was told the funds were non-refundable. I did not receive any refund and Ence kept the full $25,785. In my personal opinion, the outcome felt unfair given that the home was resold after I canceled. I'm sharing this so future buyers understand the risk up front. My advice: do not rely on verbal assurances or texts. If a refund is mentioned, get a written agreement stating the amount, timing, and conditions. Also ask for written terms on what is refundable if you cancel and what documentation you will receive. Please do your homework before signing with Ence: ask other buyers, ask independent realtors about their experiences, and get every promised in writing. read more

I went to a Ence model home 3 1/2 years ago. I loved the layouts and was excited to set some goals to be able to build a new home. They wrote my name down saying it "checked me in" and that then takes away all my rights as a buyer to choose my own agent to represent me. When buying and building a home it is 100% my choice who I want as my agent. And I want someone on my side. Not someone who is just on the builders side. Because they don't have my best interest in mind. They have sales, sales, sales on the agenda. My agent now 3 1/2 years later calls to check in on things now that we are ready to buy and they tell him they won't let him be listed as my agent. Well that's not a trustworthy builder. If they are this shady from the start saying that I agreed that I would refuse all my legal rights to my own agent then good bye, you lost a potential customer. I'll go somewhere else. I never would have given you my name if my legal rights were violated. Reading through other reviews looks like others have had issues with the building process as well as the warrantees they say they have and so on. My agent appealed them saying he can't be my agent if I use ence as a builder and they decided against allowing me my own agent. I dodged a bullet with this one. Don't bother with ence homes. Go build with a trusted builder. read more

2 year old house and the ceiling drywall is cracking at the seams, not theIr problem, call sombody else they said. Holes in the grout showing up, again not theIr problem, call somebody else they said. Ence forgot to wire in a Microwave circut, When we called them on it, they did add the socket but tied into am existing circut which has our refridgerator and toaster oven on it. You guessed it, trips the breaker if the fridge comes on while using the microwave (which should have been on it's own circut) Twice lost power in the Master Bedroom due to bad wiring. They did come out for this. House creaks, Patio stucco is cracking all around where it meets the ceiling. Stucco is also cracking by most windows. Windows were not clean on the day we got the keys so after we cleaning them, we saw all the scratches. The special door paint color we paid for comes off just by touching them. Approved Kitchen design was done wrong and we had to accept or wait another 30 days to get the keys. Stucco footprints on the main entrance walkway leading to the front door. Driveway concrete cracking. I could go on but.... read more

We love our new house and the process from start to finish was smooth and seamless. The entire crew at Ence made the process easy and enjoyable and we could not have asked for better support from the sales staff to the construction crew to the "Design Center" to the financing staff. These are nice homes and the plans are great. The sales people we spoke with were very helpful also, BUT be sure to question them thoroughly before you sign the contract. You have 30 days to choose your decor items and to put down 10% which is impossible to get back once you sign. We are happy with the home, but they keep VERY tight control over the process and the "design center" process is extremely lengthy ( 2 days). IMO it is designed to add substantial cost to the price. The advertised price is most likely NOT what you will pay. We were very conservative on our choices, as this was being built as a rental, and we still paid $16K more than the advertised price. There is lots of subtle pressure to sell you up. If you are investor, you need to know up front that you cannot advertise this as a coming soon or do any pre-marketing. That said, this is reputed to be the best builder in the area for an affordable home. Just do your homework before signing to avoid frustration. Be sure to ask about the warranty requirements beforehand also, especially windows and roof. This is the 6th new home we have purchased in our lifetime and their warranty process is not like what we are used to-several caveats for their side of the warranty and feels like they are resistant to questions and complaints. read more

This organization was the best we've ever worked with for the home building and buying process. They are courteous, thoughtful, helpful and knowledgeable. From the Design Center to the walk-through and signing they answered every question and concern in a timely manner. They provided weekly email updates on the progress of the home. the owners of ence decide who will have a home built in their construction area! just because you ask questions about what was told about what comes standard and were told by the worker at the model home was not true!! and when you go to pick out things at the design center and they did not like what you had to say about it and you ask more questions, they turn around and tell you they wont build your home and they are done with you! they tell you that you are not happy! what kind of business owner tell you crap like that? oh yes the model home worker then lies to the owners (her boss) to save her a$$. what a bunch at ence homes. We have a lot of choices in Ivins to purchase our next home. We believe customer service is an important factor when deciding on a development, builder, and lot location. The least a sales associate can do is get up out of their chair to greet us. A handshake is also a considerate approach to greeting potential customers.
