He is not available Saturday and will go on unreachable vacations without telling you. After 100 days with little traction we asked to mutually agree to part ways, offering 2000 to cover pictures and time. He refused, demanding way more money than he deserves. When we finally gave him what he wanted he sent over a unilateral release telling us "it's the same as a mutual agreement." IT IS NOT! If we had let him get away with that we would have owed him 1% when our house sold with an agent who actually put work in. This is the 5th home we have sold and have never experienced an agent like this. There are good agents out there do not choose David.

Having never lived in an HOA community before I didn't know how strict rules were here. The property owner received notices from the HOA about garbage cans and parking- rules I was unaware of due to their negligence. Spalding Brokers then labeled me as a bad tenant and have harassed me since then. I also received a notice to vacate at the end of my lease term (June 30 2019) in December 2018 because I disagreed with the HOA issues being my fault when I was fully unaware of the rules until October. I have a friend over that I allow to hang up shirts in a closet so he doesnt have to live out of a suitcase and they entered the property, took photos and are trying to use them against me stating I have another person living here and am in default of my lease. A house guest I gave them 2 months+ notice about that they deny receiving....I have all texts and emails saved. This type of property management drives away great tenants and doesn't allow you to have a long term person. I suggest going elsewhere where your tenants will feel safe living in your rental homes and not attacked or harassed. Regarding their response: the "handicapped" space wasn't a handicapped space. It is now that an ADA complaint was made and the complex had to make it a legitimate space and repaved /repainted the entire lot. The offer to call and discuss anything with this company is a joke! I have done this multiple times with no response. Also, they are now demanding a property inspection and it's on a day I work all day and they want to be there at 1:30pm and will not budge on time to be accommodating so I may be there with them to work this out. So, what exactly is there to discuss? You do nothing to properly assist your tenants. You are hands down the WORST management company and I cannot wait to be free from you. I can't really do a comparison when it comes to Lenders. I had Phillip Oh as my main contact first since my mother knew him fairly well. He was pretty good at getting back to me via email, text, call. Response time was probably within 45 mins? Pretty good for a busy guy. You should always see how long a Lendor takes in response time because some take 24 hours to get back to you. I HATE that time frame. At first Phillip didn't really send me an email introducing himself - I felt kind of miffed. But once my realtor told him to do so, he quickly sent me an email. Apparently, he prefers to gather all data and then send an email. I guess that's fine for some folks, but not me. Once the first part of getting info for my home was done - I worked with his employee Don. Don was fine. I think I was tougher on Don since I panicked probably like 4-5x before signing on the dotted line. Hey - buying a home for the first time can be stressful. I think I lit a fire under Don a few times, but he was more than happy to make sure I felt better. Sorry Don! Oh - Phillip and Don used a secure email account for all my personal documents. Phillip & Don were able to get all my docs together quickly, make it very painless to sign papers (electronically), answered all questions, and kept me in the loop of the process. Overall - I barely felt stressed when it came to papers. My main stress - which was questions - was put at ease quickly.
