He said that on several occasions before I sent the money that if he could NOT help me find a house that I would get a portion of my money refunded (but he was so confident so I went with it ) BIG MISTAKE I have been asking him for my refund since a May 15 2024 and he kept saying that he would get it back to me as soon as he did this and that and spoke to the office ! ALL LIES !! He then blocked me and when I got a new number he just ignored me with read receipts.He had assured me that he was confident in his ability to find me and my children a house and I understand things happen but he then stopped communicating with me when he saw that he couldn't live up to his promises . I had a very negative experience with Virtual Properties Realty, specifically with Jamie Mertz. I called them to ask for mentoring for one of their agents Ellen Yi as there was confusion on a house she sold regarding a covenant, easement and other strict regulations. Jamie, a broker, was unprofessional, dismissive and a very poor listener. She talked over me and would not listen to the facts. She said she would talk to Ellen and follow up, but she never did. She just got me off the phone. Jamie did not take the time to understand the whole situation as she wouldn't listen. I contacted Steve Wagner and instead got another unprofessional email from Jamie making false claims because she didn't take the time to talk to me to get the facts. It appears Jamie may be a bottleneck to get to the owners which is negative. It is critical for all companies to ensure a positive customer experience at all times. Every interaction with a customer (or potential customer) should be helpful and engaging as that interaction reflects on your brand. Jamie failed in every aspect of customer experience. She allowed her ego to control her and conducted herself in a very unprofessional manner. VPR's mission mentions doing what is "right and fair" and creating a "win-win" situation while focusing on honesty and integrity. Jamie was not fair, did not create a winning situation and did not show integrity by not handling the problem and not following up when she committed to do so. I came to VPR with a simple request, mentoring for Ellen Yi, what I got was a new problem with Jamie. That is the opposite of a positive fair customer experience. Jamie needs mentoring from senior leadership. I can understand why they have a D- rating on the BBB. I would not recommend this firm. read more

I Love the company virtual properties but the one star comes from the agent that was assigned to us Evan WAGNER he absolutely did not do anything for us to get the home we mostly did all the work with the help of the sellers agent if it wasn't for her making sure everything got done because she had to make sure her sellers sold their home we will still be searching for a home and she was the only one who congratulated us when we closed Cheryl Watkins literally took the stress off of us..He did not have our best interest.We told him we just moved from Louisiana and I needed a nice home for the family to be settled before I went in for heart surgery I regret to say it was a horrible experience with the agent but thankful for the sellers agent making sure everything was promptly done.I will not Recommend Evan but the company itself is an awesome company. read more

Would never do business with this company again. Ken Guillen was our selling agent and he was a nightmare. Unreliable , unpunctual and untrustworthy. We were forced out of the house so he can make repairs he promised to the buyer for no more than $10700 and we wound up paying over $14000 and still have contractors calling us for payments that should have been payed at closing. Virtual properties brokers this thief and judging by the other reviews ...quite a few other shady characters. They should be ashamed and investigated. read more

Virtual Properties Realty has 3 unethical agents, Carol Britt is one of them and broker Jamie Mertz does not care if her agents are unethical. Agent Britt terminated my contract with her agency, without cause, 2 days before the deadline of my diligence thus leaving me without an agent to present my "Needs for Concern" and the potential of losing my earnest money. A critical point in the offer process. Unethical, unprofessional and twist clients words as well. Carol Britt did not have the competence or skill expected of a professional to call and tell me why the terminate of the contract but she simply emailed. Carol Britt did little to nothing to find the property that I was looking for. I explained in detail what I was looking for and where, she could not deliver. I would give 0 if there was an option. This agent is wicked! I reached out to her who is the listing agent thinking that I might get the house for cheaper since it is a cash purchase because I wasn't happy with my realtor at that time and I explained my personal situation why I reached her without my agent . Then, she recommended me to have agent because either way someone has to do my paper work which make sense. I asked her nicely please do not tell my agent because I knew she would be upset and Stephanie salamando promised me that she won't mention anything personal talk we had and asked my agent name so she know not to say anything. So I contacted my agent again and we went and looked at the property. I did like the property and was willing to buy. I was in the car with my agent and my agent called Stephanie while I was there, Stephanie salamando texted my agent to call her while I'm not there. My agent dropped me off home. 10 mins later, my agent call me and she was furious about what I told Stephanie. Stephanie told my agent everything and burned the bridge between us. I still went ahead and was going to purchase the house even though I'm mad at the fact, home inspection came out pretty bad and I did terminated my contract within due diligent date. She was holding my deposit money for a week even though she had another contract!!! She is not trust worthy!! I do not recommend her at all!! This is the 4th house I'm purchasing and this was the worst experience and very unprofessional!! read more

Mark Scwartz was the selling agent for a house we bought in Newnan. He was an absolute abysmal person to deal with. He promised to replace the broken deck that was a code violation with a new deck, and even put that in the contract. We agreed to come up on our offer and pay for half of a new deck. But instead of a new deck, he he pieced on only a few boards to the old deck. He breached the contract and did not care. He hid behind his phone and argued the word "new" with me for an hour. I compromised and made him agree to replace more boards but he still left the existing deck. It is easy to see that he used the money we agreed to pay for half of a new deck with for repairs. The contractor he hired was an absolute joke as well. The paint job was horrible. The inside of the home has been an adventure. The day after we moved in we started finding things that Mark and his contractors hid from us and our inspector. He kicked in several electrical boxes and covered them up with blank plates. He cut several coax cables and cat5 cables and hid them in the walls. He installed a ceiling fan that requires a remote to operate and did not supply the remote. He told me to send him $20 and he would ship it to me. I could go on and on about the problems we have experienced and we have been in the house for 4 days now. I am positive there will be more. This guy is a liar and a con-man. I imagine he learned his con-man ways from his upbringing and fine tuned his lying negotiating skill with Virtual Properties. This agent and this company are scam artists. We are paying for a mistake and I suggest that everyone AVOID THIS COMPANY AT ALL COSTS! read more

My selling experience has been a total nightmare thanks to Mr. Guzman that is an agent with Virtual Properties. From the initial offer Mr. Guzman has been slow to respond to simple inquiries to ensure that this deal was successful. As an agent you are the representative of your clients. As an agent you are also the consultant and should provide sound advice to the client. So how do we get to one day to close and your client can not secure a loan by themselves and they need a co-buyer to add to their loan? As the agent you should know that information and provide counsel to your customers before they even make an offer. The seller agent had to ask repeatedly for information from Mr. Guzman before he would respond. Now that we have extended the closing to 10 am today with a co-buyer the loan still can not be secured. Both the mortgage banker and Mr. Guzman are not returning phone calls or emails. How is this even possible?!? Now I have wasted valuable marketing time and I must re-list the Home and pray for a quick sale. If you are looking for a agent please do not use Mr. Guzman of Virtual Properties he will not represent you well at all. There should be a evaluation process that is tied to the agent performance. Based on that rating that would dictate the amount of compensation that they agent would receive at the closing of the deal. If this was in place Mr. Guzman would only be compensated for typing up the offer letter and nothing else. read more

I don't even know where to begin. Ms. Geema Oliver was the buyer's agent working for Virtual Properties Realty.com on a house I recently sold. From the beginning, we couldn't get her to answer the phone and communicate like an adult. Then she didn't share information for days and days after she received it, or the fact that the closing attorney didn't have any availability on the date scheduled or the fact that the lender couldn't get closed on the date scheduled, but to top it off, she tried to get documents signed without everyone's knowledge which would have voided the contract and left the buyers losing their earnest money and then she lied about her broker having full knowledge of the things she was doing. She prolonged the closing for weeks after it should have closed. It was so bad the broker had to come to closing instead of the agent. Buyers and sellers beware! She could cost you the deal or your earnest money. It's unfortunate that Virtual Properties Realty chooses to employ agents like Ms. Oliver. She gives the profession a bad name and reflects negatively on the really good real estate agents out there. read more

In addition, one of the door was very hard to close due to installation error. 5 Roof- Roof has moss growing 6 Trees limbs- Tree was touching the roof of the house, I have requested to remove the limbs. They did remove and pile up to hide the tree limbs in the backyard. Also, the cutting work was not professional, there are no uniformity at all. The limbs appear to be look like someone to pull and break off instead of cutting. 7 Old mattress- I requested to removed it and they removed and relocated to hide in the backyard where it was covered with trees limbs. Very disturbing decision to hid it from the buyer. 8 Remain of construction item- I requested to removed it because it was piling up underneath the back-yard patio. They did and relocated and hid it with the mattress. Very disturbing decision to hid it from the buyer. 9 Exhaust fan- In the kitchen it seems newly install however the cover was missing and the property owner never even thought of checking it. 10 Leaves- The entire front and rear year had several layers of leaves. We bagged up over 200 40 gallons of leaves and still working on it. Felt that this should be taken care of prior to us purchasing. 11 Garage ground- At first it looked great with the paint they put in, after parking my wife car several times the paint started to peel off making the garage look cheap. Why Painted the floor? 12 Damage walls- It was requested to repair the outside walls in the back yard, the property did with a cheap solution after 2 month the pasted started to show and peel off. Very unprofessional work. 13 Lights in the master bathroom- the lights for the mirror was installed upside down 14 Master Bedroom Shower- The shower head is now coming out slow, something is wrong with the plumbing. Property owner should have check this thoroughly. I keep finding these types of bad quality work. Looks like this property remodeling only focuses on quantity instead of quality of work. Completely waste of my money and time to revisit the repair of the inattentive work quality. I normally not a person to complaint but this is beyond my control. I felt cheated and should never sign the paper for the house. read more
