I highly recommend working with Estate of Affairs for estate liquidation. They were kind, efficient, and did an excellent job maximizing the value of my dad's estate. Context: When my father passed, he left behind a house (in Tracy) packed with 30 years of collecting cookware, books, art, records, telescopes, camping gear, and clothes. He also left behind 3 storage units. I had spent a couple of months trying to make sense of things, and then realized I wasn't making progress on my own. James responded within a day to my initial inquiry, and then toured my dad's property and advised there was so much stuff that we should probably do 2 separate estate sales. From the beginning, he was transparent about his process and professional. Once preparation started, his team came in quickly to sort and display SO much stuff, and priced it to move while also maximizing the value of items sold. Things were priced as small knick knacks up to thousand dollars+ telescopes and stereo equipment. I really appreciated the time the team took to look up these specialty items so they could get their fair value while still being sold within the time of the estate sale. Some other nice touches: I gave James his own codes for entry and arming/disarming the house, which allowed him to self-manage estate sale prep. He always made it clear when his team was to be expected on site. James consistently checked in with me about anything he had questions about (e.g. what to do about items that probably wouldn't sell due to damage, or if I was okay doing a second day.) His team took the time to set aside any personal items that I hadn't yet uncovered within the boxes in my dad's house. It's also clear that EoA's marketing system works really well, as I heard from a neighbor there was a line down the block to get in. After the sales, I worked with EoA to finish clearing out my dad's house to prepare it for sale. They left the house spotless, and even took the time to lay out missing closet doors that had been uncovered. I can't recommend working with James and his team enough. I was able to reclaim my life and also made enough money to put towards my kids' college fund. read more

Attended their estate sale in Modesto CA on Dec 14th. They jacked up prices so high and the garage set up was set up terrible, people were having to climb over others just to get through to the back. The cashiers were rude, especially the gentleman. I will never attend their sales again nor will my mother in law that got trampled on by one of their workers in the livingroom as she was looking at the crystal animals. My sisters and I hired Estate of Affairs after speaking to many different companies. I was really touched and impressed by James' story of how he got into the business and his open and honest discussion of how things work. I loved him from the first day I spoke to him. He explained everything thoroughly and responded to all questions that my sisters and I had throughout the entire process. He and his team are experts at what they do and the process was flawless from the pre-consult, to the contract, to the set-up, actual sale days, clean up and the removal of things that were not sold. We lost both parents (married for 66 years with a lifetime of collectables, furniture, books, artwork, electronics, clothes and many other priceless belongings) within a year and 2 months of each other, and he and his team were caring, compassionate, respectful and considerate of us (my sisters and I), my parent's home and it's contents. Ours was a smaller estate sale, as I am moving into their home and needed to keep some of the pieces of furniture, so living spaces were secured each day of the sale and they made sure that the floors were vacuumed and covered in plastic to prevent any damages from the customers. I engaged the services of Estate of Affairs after my mom passed away. I began to go through her home with friends, and the job was just too big for me to handle on my own. During my first contact, the owner James explained that his experienced team will go through the house, stage and price all sellable items, hold the sale and remove everything afterwards. EOA accomplished more in two days than I was able to do in a month. I also let James know that there might be hidden money and jewelry. He assured me his team was very ethical and would turn over anything they found. He wasn't wrong--they came to me with coins, dimes and pennies, they found on the floor. Losing a parent is a difficult process, but Estate of Affairs makes the logistical portion much easier. I was so impressed with their process and ethics. read more

I don't know where to start or how to fully articulate how great my experience was with James and his company. In short, James was extremely professional, reliable, and compassionate. We ended up not doing an estate sale, due the likelihood of not earning much from it, but James cleared my mom's entire house to get it ready for sale. Some was donated, and some was thrown away. Horrible customer service we arrived 2 hours early for estate sale and was 4th in line. Sales people arrived and started taking names of those that just arrived and those sitting in their cars they didn't honor our space in line and told me I was 14 in line because I was not there when they started taking names. Their posting reads FIRST COME FIRST SERVE. That's a LIE went on to tell us that's how they always do it. What a joke of a company do not use them to sell your families estate or shop their they are dirty the way they conduct their pathetic wannabe business. Top rating! The website says "We do it all for you" and they are not kidding. Sold home in Jan 2021 and wanted/needed to empty it completely of everything except personal effects. Contacted James Souza james@estateofaffairs.net before sale -- then again as soon as escrow opened. One week before sale they swept the garage, emptied all closets, cabinets and boxes, and organized/displayed/priced everything on tables. The photos on the website accurately depict the setup and the many people who showed up on the day of sale. Almost everything sold. On Sunday, they took care of hauling everything that didn't sell either to charity/donation or trash and thoroughly cleaned up. On Monday they provided a detailed financial accounting and a check. Commission (40%) well worth it. Excellent, professional service. read more

I attend a lot of estate sales and really enjoy them . A few weeks ago I attended a sale in Merced hosted by Estate of Affairs which I do on a regular basis . I am very attune to how these sales are conducted and the fact is some of my best friends own these businesses . At this sale something happened to one of my items and I couldn't find it . I relayed this to James ; one of the owners and expressed my disappointment and concern about this situation . I left my name and number with James and he assured me he would try and find out what had happened . We'll long story short ; James called me the following day and said he recovered my item . Now I don't know James but I don't even get that kind of effort from my own friends ! I went to two of Estate of Affairs (EOA's) estate sales to see how they worked, not, being a fan of garage sales. They were organized and staff were polite and offered to help load the heavy items. When I needed some help with mom's mobile I called for their help. Because it would be a small (to them) sale, they were able to do it within a few weeks. I tried several days to clear out the fullest room and was only able to fill a few boxes of picture frames. When I told James, he said, "We do all that for you," all I had to remove was personal items. I was amazed at their organization and staging skills with just 3 or 4 staff. Within three days, the home and garage were ready for the sale. I expected to pay for their service because the heavy furniture and home items that were left after the sale, but I got a check in the mail within two days after they cleared out the home. They also cleaned out the cupboards, including food, and closets, and vacuumed the whole house before leaving. I will definitely use Estate of Affairs again, and have already recommended them to two friends who will be needing their service in future days. read more

This was our first time going to a Estates of Affairs' (EOA) estates sale. We went to one of their Stockton Estates Sales recently. I was appalled. The house and the area outside looked like a mob stampeded and was stealIng the owner's stuff. There was no organization, no social distancing, wearing mask seemed to be optional, and there was no common sense. We couldn't wait to get out of there. While we were waiting in line to pay, there was no direction on the line. A female staff member who looked like she hated her job (couldn't blame her with that crowd) told us there's 1 line. We didn't know that since there were no sign saying so and there were two registers. We and others were standing for quite bit of time in the other line that wasn't supposed to exist. Signage would help! The male cashier could have told us when we first got in line. By the time that we got our turn we were surprised that there's a 2% fee for using a credit card. Again, a warning sign would have helped I'm surprised that they don't show any respect to the property and surrounding area. If this estate sale is for a deceased person, showing some common-sense organization would result in some respect to the place and memory. I would never travel this far again to go to an estate sale hosted by them. read more
