This is a predatory apartment complex that thrives on you staying long enough that you forget about your security deposit. We paid nearly $350 to have the apartment cleaned for move out and had our contact cut with the management office and never received a final bill. We gave notice to vacate before we moved and provided our forwarding address (more than once, verbally, written, and emailed) and it took several months of trying to call on the status of the bill (they answer the phone maybe 1/10 times and never return voicemails) to find they just sent it to a collections agency instead of sending it to us like they said they would. They just wanted to wreck our credit instead. They kept our entire deposit on claims that can't possibly be right, but since it's been months since we moved it's their word over ours. Tried to pay days after we moved out but the office was always conveniently closed and their phones just ring or get screened. They didn't even walk through with us at move-out, which I now see is how they were able to charge us $450 to repaint the apartment (we never painted anything or damaged the walls with any sort of installation). They charged us extra for "not giving notice to vacate" when we talked to the office 3 months before moving and they assured us they wrote our notice down and that they'd make sure to enter it in the system. I could go on but this has been a frustrating experience overall. It's clear in hindsight that all their verbal promises they make are on purpose, so they can avoid responsibility and pin it on you when you move out. I always thought it was strange that they never responded to a single email I had with move-out questions and clarification. Now I see why. Save yourself the headache of Gina at the front office (she will just threaten and hang up on you over the phone) and the management and parking situation here. Nothing ever works, you pay a ridiculous rent that seems to increase every year, and on top of that have to park in a gravel lot and walk to your apartment because they didn't plan well enough to make sure their actual tenants have parking. It's not new for an apartment complex to be so predatory and terribly managed, but I hoped with my diligence and all the time I spent moving out and cleaning they would have been easier to work with. Oh well, I was wrong. This has sucked all around. Don't forget they also use CoServ since it's in Krum, so make sure you account for up to $250 extra a month sometimes for AC. Our small apartment was charged that in the summer and still our AC never cooled the place past 76 degrees. Overall the complex looks nice but don't be mistaken. Save yourself the time and find somewhere else to live. read more

I love living here. The apartments are nice, it's very quiet (even without COVID-19) and Management is awesome. The one downside is unless you rent a garage, parking can be a pain from time to time. Even with that, this is a really great place to live. read more

We lived here for a year while we built our house and they were fantastic! The complex is clean and well maintained and the staff in the office and the maintenance people are awesome! The pool and common areas are super cute and the community events are the best! read more

DO NOT MOVE HERE!! It's been problems after problems since I moved in two months ago. First off the management is terrible they didn't give me a tour or show me my unit till I signed the lease...it takes almost a week to get any maintenance done (no matter how small). They will move you into a unit that they have put little to no work into & claim they didn't know about the damages...It's very old & outdated with a huge price tag. When i moved in my unit had this horrible chemical smell that made me & my son sick when I told the leasing office she responded "It just needs a good vacuum" & marked the service request as done when they did nothing. You pay almost $40 for trash alone & valet picks & choose when they gunna take it. Personally my unit is riddled with bugs & I have yet to see the pest control. Our new home. Love this place. My husband and I have been renters for 30 years and this is by far the most lovely home-like place we've ever lived. We had a quick turnaround when we moved in and Taylor in the office was a true rockstar processed everything the same day and got us approved that afternoon. We moved in the next day everything was seamless. Ronnie the maintenance gentleman introduced himself. When we arrived to move in they were steaming the carpets which was really nice to see how well they care for the place. Upon move in the apartment was immaculate. The layouts are unique the outdoor spaces are very big. We are very pleased to call Estate Villas in Krum our new home. read more

This place was such a great place to live until the office staff turned over a couple months ago. You can never get thru to anyone on the phone, they never return voicemails, there's no one in the office half the time when you walk in, they took away parking stickers so now I have trouble finding a parking space and have to park a long way away. Sad it's gone downhill so much, because I really loved it up until now. Would not recommend signing a lease here, wish I could get out of mine. read more

The apartment complex has relatively nice apartments, for the most part. The appliances are very low-end and function is debatable. Security was non-existent. The security gates were broken more than they worked. There is a "courtesy officer" who was never present and did not return calls consistently. I am certain my locks where not changed when I moved in or moved out. I think I might still have a key even. The maintenance man however is top notch, he was brand new when I was leaving. He really did his best with what he is given to work with, He is a genuinely nice guy. I think his name was Justin. The management changes people more often than some of the residents brush their tooth, Yes, I said tooth. On a rough estimate there were three or four new managers when I was there and as many assistants. This means that no one really ever knows what is going on. There is a terrible parking problem at this complex, far too few parking spaces and the only options are to pay extra for a garage IF one is available or park in the grassy field and risk getting stuck in the mud if it rains. It was a regular occurrence to find people parked illegally in fire lanes, handicapped parking, blocking garages or parking spaces and other non-parking spaces. The residents were lousy for the most part. There was a prevalence of drugs, I frequently smelled marijuana there, from inside my apartment and outside. People let their dogs shit on the lawn and DONT pick it up, rude trashy people. Predominately a White and Hispanic community. The children were allowed to roam freely around the parking areas at all hours, I have personally ALMOST hit two kids who darted from between buildings into the parking area without looking....I am talking so close both touched my car as I slammed on the brakes. It was not uncommon for them to be running around unsupervised at 10-11 o'clock at night, screaming and making noise. The attitude of the office is one of polite neglect. The rules were NOT enforced. People openly cooked outside with charcoal BBQ grills which are prohibited. They cooked on balconies and porches which is also prohibited. Dogs were constantly out off of their leash which is prohibited. Cars parked where ever they wanted, regardless of legality which is prohibited. Loud music, television, and screaming matches between dysfunctional families was not addressed. The office was polite about listening to the problems, but they do not act to make things work in the community, so bad behavior persists. The drug issue needed to be handled MUCH more seriously. If the office were to start enforcing rules it would be a much better place to live. The courtesy officer should actually get out and be proactive and look for violators and fine them for breaking rules. There should be some sort of parking permit for residents so they get first choice on parking. A towing company should be contracted with to tow violators off. Complaints to the office should be taken seriously and addressed definitively and in a timely fashion, with real outcomes. Anyway, I am glad to be out of there, hope this review helps future tenants to be aware of the issues and maybe for the office to use to clean the place up. read more

We have been here two months to the day and so far, we couldn't be happier! The place has a home type of feel with friendly neighbors and staff. We can walk our dogs or take them to the spacious Bark Park. Kids actually ride their bikes and play outside, the scenery is beautiful and there always seems to be a nice breeze outside. The apartment itself is gorgeous with high vaulted ceilings that make it look even bigger. The only downside we have seen is that parking can be limited some days depending on the time you get home. We've never had to park too far away though and if you get a garage then you can park in there. Our detached garage is big enough for several boxes AND my SUV in there. That and any guests have to park outside of the gate (unless they have handicapped plates/placard) in a designated area by the Leasing office. If you can get past that, its a great place to live. And did I mention the amazing POOL???!!! :) read more
