    Moved in September (been living here for about 2 months). 1 bed room. Con's: BLUF (bottom line up front): *Potential health hazard with painted dishwasher racks - slowly is getting resolved after two months - will rant more at the end of this review. (apartment complex's doing the cliche "fix" with painting any issue and thinking that makes it look "better"). *Maintenance request response times are not great. *must have spectrum internet & cable (non negotiable - flat rate $115 a month - I've heard other complex's do this - "bundle" deal, but I think it sucks since I know I can find an affordable rate elsewhere). Pro's: BLUF: Location & middle of the road in apartment price for how much space you get. *location: close to my work, gym, restaurants, and most of all: feels like a safe neighborhood because there are all ages that live here. *Space: living room is the biggest I saw for the price compared to LC New Albany & the Gardens (2 other complex's I looked at). Could be a con: expensive if you have a pet here ($700 nonrefundable pet fee) but not a terrible deal as long as they keep their word and don't rip me off leaving the apartment (will update what happens after that). The dishwasher saga: Below are the email correspondence. If you don't wanna spend the time reading them; BLUF: sometimes being polite and nice doesn't work til you tell them they need to do their job and provide the service you pay for. I'm renting because I do not have the flexibility to pay for every appliance that has issues & the expectation when moving in is to have things that work and are safe to use. Dishwasher washer racks are not supposed to peel (pictured below). What I think happened is the racks were looking gross, but they were too lazy to buy new ones // they wanted a quick fix so they spray painted it and said it was good to go. I have paint chips as proof if they ever come back and want to get them tested - after speaking to people smarter than I, there aren't products out there where small paint chips are edible for consumption. I ran the dishwasher 4 times and every time small white speckles appeared on the glass and then it was annoying to scrub off. (This isn't my first time using a dishwasher, I've had them growing up so I'm not dumb enough to know that it's normal to have speckles attach to your dishes). At this point I wish they didn't have a dishwasher and could use cupboard space. (They're now in the process of buying me new ones so hopefully it comes before I move out lol). But truly, this is a decent place to live, just their service kinda sucks and I'm excited to buy a condo in the future so that I can take responsibility and not rely on mediocre service to fix simple problems.

    We moved from here several months ago. I would not recommend this place. The office people are nice enough but they don't take care of issues here. In the beginning we had a issue with pests, rude neighbors & things in the apartment. Most were fixed. They overcharged when we moved out for cleaning things, it's ok. It's in a great location but this place is too pricey for the problems they have. Way too many teens that don't take care of the property. The trash area & bulk area is always a hot mess. They have the audacity to charge the residents for trash removal. Making you get cable. Planning on increasing the rent. Then they put you in this goofy RBS thing & they try to explain why you are paying what your paying twice. Renting is a huge scam. Beware of things appearing nice but turns out to be garbage! I deleted most of my pictures but I found one of the trash area we pay for turn to pick up... On top of my complaint they had the nerve to send an $8 check from my deposit talking about painting & cleaning!! Right, you guys apparently paint & new carpet each time someone moves...I'm just disgusting with this shady place!!!

    We moved in two full weeks ago and this has been a horrible, near-criminal experience. RUN RUN RUN AWAY as far and as fast as you can. Never mind the bait & switch in terms of units, showing us a property with a fenced-in yard (as we had expressed to the staff that we were prioritizing green space and a yard for our dog) as well as a fireplace but instead getting a property with neither. The unit was disgusting and had very clearly NOT been cleaned or had a single person walk through. The unit had: human waste in a toilet that had been sitting unflushed for so long it stained the bowl (fun!), blood on blinds, the entire property was covered in a layer of dust, grime (see below for example of what it looked like vs. what I cleaned on left), and all the walls/windows had a layer of brown residue that appeared. We had to buy over $100 of cleaning supplies and over 3 bags of trash JUST to make the property clean enough to live in. The vinyl flooring was violently peeling up in multiple bathrooms and they still have not fixed / replaced it so subflooring is showing through. The unit smelled HORRIBLE - like someone had been smoking inside for 10+ years, which of course management claimed they didn't notice. Very few of our appliances work (despite the staff assuring us that they had tested everything). The dishwasher/kitchen sink are too clogged to use/back-up immediately as we tried to run the dishwasher the first time. The bathroom sinks are all leaking - fixtures do not even fit & were so shoddily installed. Our clothes dryer doesn't even work - one maintenance team member indicated we would likely need a new machine, until his boss came over and decided that decent living conditions weren't worth the $ for the company. We've been in the leasing office nearly every day for the last 2+ weeks and we still cannot use appliances. There's been no sense of urgency or even sympathy for A SINGLE PERSON in that leasing office. Overall, if you're looking to pay over $2 GRAND for a "luxury apartment" that barely has running water & criminal landlords, would highly recommend!!!

    I would give a zero rating if I could. I was on a time crunch to find a place with new Albany schools for my children and the staff seemed really nice and attentive. I went to look at the place I was renting and noticed that there was a lot of work that needed to be done and was assured that it would all be completed before move in. The day of move in, nothing was done and everything was still filthy. My carpets downstairs were disgusting and had two big black spots and one of the rooms upstairs smelled like urine. There was also a missing doorbell and one of the mirrors upstairs look like someone burned it. It took a whole week for them to come clean the carpets( when they should have just replaced it) and that was after I had to act a fool in the office. They kept telling me someone would come on a certain day and no one showed would show up. One of the employees (Kat) told me that they weren't going to drop what they were doing to fix the issue even though it should have been completed prior to my move in. I haven't even been here a month yet and there are so many issues on top of the ones I brought to their attention already. Two of the three toilets keep clogging. We can't use one of the showers because we can't turn it on. The knob is stuck. There is a leak under the sink and a leak in the refrigerator. I'm still finding grime and crud everywhere and I have bleached this house from top to bottom! There are these little silver bugs that I keep finding and one fell on me while I was in my bed last week! I went into my bathroom and there were 3 more in the light fixture. To put the icing on the cake.... All of the fire alarms keep beeping and I have high ceilings... I went to ask them to change the battery and they handed the battery to my daughter and told us that no one would be over any time soon. How in the hell am I supposed to get up there?!?! I have called and emailed the company and no one responds. Don't move here. I'm going to do my time and then I'm out. I'm also filing a complaint with the bbb AND contacting the news. No one should have to go through this and pay this much money.

    Starting in May of 2024 I reported the AC malfunctioning to the property manager. Over the course of 5 months and multiple work orders my AC's compressor was finally replaced. They have insisted that the "AC Unit" was replaced. Please see the photographic evidence that proves otherwise. In addition to the AC malfunction my power bill has drastically increased over the course of the 5 months by over 100%. The extent of these issues did not only affect me but also my 2 1 year old twins who are currently teething. I was unable to maintain my child's temperature because the house was over 80 degrees resulting in a visit to the emergency room. Due to the negligence of the property manager to fulfill their obligations to provide adequate air conditioning as stated in the lease I am now forced to leave a negative review as they also will not offer any financial compensation for their actions or lack there of.

    Run don't walk run as fast as you can do not rent from the Conner group. They will nickel dime you to death and they have horrible customer service. I was told I did not have to pay any of my deposit back and they were nice enough. This is what they were nice enough to charge me. They charge you $200 to clean carpet, which is where in tear I would rather live in the ghetto on the west side of Columbus in rent from the Conner group again.

    I am writing this review to share my experience with this complex and their unethical business practices. I had to relocate for work and attempted to speak with them 4 months prior to the end of my lease and the start of the "new lease". I wanted to discuss a way to work together and no answer to any of my emails or phone calls. I decided to go to the office to talk to them and the manager was unprofessional, disrespectful, very defensive and argumentative. I attempted to explain why I needed to move and she did not want to hear me out. The reason for my relocation was work related and out of my control. I had no option but to send them a 90 days notice via certified mail and moved out 50 days prior to the end of the lease and paid my rent. I was confident that they would be able to rent the Appartment Easily if in fact they only had "one" Appartment left as advertised on their website. Off course everything is a mirage with this company. Fast forward 5 months after I moved I received a bill for almost $4000 for skipping out on rent without notice and repairs ??? I gave them 90 days notice via certified mail. I will let you judge by the pictures of the filth in the Appartment when I moved in And the pictures when I moved out. I believe that they did not put the the apartment in the market when I gave them my notice. This is new Albany schools (which is the only reason people live there) and it was end of May. How can you not rent 1 or 2 Apartments out of hundreds in 90 days ? Either they choose not to rent them, are incompetent or both. Also be aware if they call you for walk through it is a set up to have you renew a lease 5 months prior to the end of your current lease and threatened to increase the rent by 300/500 if you don't sign it right then.

From day one, I've been dealing with non-stop noise from upstairs: banging, yelling, stomping, kids screaming, dogs barking -- it never ends. I made complaint after complaint to management, and for weeks they fed me the same lie: "We're taking care of it." Eventually, those tenants were evicted, but just when I thought I'd finally get relief, it got worse. The new tenants? Two kids, two dogs, two loud adults -- same circus, different clowns. The noise has been unbearable and ongoing, and despite raising the issue multiple times, management once again dropped the ball. Now here's the kicker: after all the inconvenience they caused, I was finally told I could move out of the unit -- but only if I pay another $700. Why? Because they claim they'll need to repaint, clean, shampoo the carpets, and touch up the unit. As if I'm the one who created the chaos. I'm being penalized for trying to escape a situation they created and failed to manage. Make it make sense. This place is a complete joke. Mismanaged, disrespectful, and careless. The only thing consistent is their failure to act -- unless it involves charging you more money. If you enjoy being ignored, stressed out, and financially exploited, this is the place for you. Otherwise, keep looking.

When sent the report I see that there are incorrect items and I stated my concern. They told me to wait a year before re-applying, gave me the credit agency and basically just said contact them, with no concern to the issue whatsoever. I encourage those to check credit as well before applying because combined I applied with my girlfriend and our income together is over 7,000$ which is well over 3x the rent and should be easy approval had they allowed us to re-apply once the credit issue was addressed. Not only does this seem like a shady way to collect application Fees but no one reached out to follow up with me, I had to call a few times a day and send an email just for a result.

    I would not recommend this community based on my experience…read more My interaction with the property management team, particularly the manager, Anah, fell far below the level of professionalism and communication I would expect from a company that markets itself as an upscale lifestyle community. I applied for a townhome on May 18 and understood there was a possibility my application might not be approved. Before applying, I specifically asked about all application related fees and what would happen if my application was denied. I was informed by Jake that the $250 administrative fee would be refunded within 10 days if my application was denied. My application was denied on May 21, but I only learned this after repeatedly calling the leasing office. Unfortunately, the call center staff could not provide any information and could only forward messages to the property manager, Anah, who did not return my calls or respond to my inquiries. When I was finally able to discuss the refund, I was informed that the processing time was actually 30-60 days, which directly contradicted what I had been told before applying. It is difficult to understand why a company would retain an applicant's administrative fee for up to two months, particularly when applicants are required to pay several hundred dollars in fees before even being approved. On July 8, I emailed Anah requesting that my refund be mailed to my new address. I received no response. On July 18, I called the office and spoke with another employee while Anah was reportedly unavailable. During that conversation, I was asked to verify my forwarding address, confirming that my email had been received despite never being acknowledged. I was then told it would take an additional 30-45 days to receive my refund by mail. After expressing my concerns, I was told the check would instead be mailed to the leasing office within seven days so I could pick it up. I requested either a phone call or an email once it arrived. As of August 1, I have received neither the refund, a phone call, nor an email. Despite multiple follow-up calls throughout the week, I was repeatedly told someone would contact me, yet no one ever did. Adding to my frustration, on July 18 I received an email stating that my application submitted in May, had just been denied. This raises concerns about whether denied applications are being processed in a timely manner, which may explain the lengthy delays in issuing refunds. On July 29, I received an automated email from the company's processing service indicating that a refund check had been submitted for bill payment processing. However, this conflicted with what I had previously been told that the check would be sent to the leasing office for pickup seven days from July 18. When I contacted the office seeking clarification about where the check was actually being sent, I was once again told that no one could assist me directly and that a message would be forwarded. Once again, no one returned my call. I also attempted to contact the corporate office. Their phone line only allowed voicemail messages, and my email to corporate went unanswered as well. The most disappointing part of this experience has not been the denial of my application, but the lack of transparency, inconsistent information, and complete absence of customer service throughout the refund process. A simple phone call or email would have gone a long way toward resolving these issues. Based on my experience, I cannot recommend this community to prospective residents due to the lack of communication. I can only imagine what the communication would be like if I were approved and had any issues with the townhome.

    Recently attended a graduation party at the "Baylor Place" complex. The facilities were nice and…read moreclean, EXCEPT for the swimming pool. This pool was so murky and cloudy that I would not even let my dog in it. I have seen backyard ponds cleaner than the pool. The residents of this complex deserve better, cleaner, and more usable pool than this. YUCK !!! The party was a week after Memorial Day. So it was not even ready for the holiday. The residents deserve better.

They always respond within a reasonable amount of time when things are in question, or if there is an issue. (Which hasn't been often.) My only complaint, which I don't know if this is their fault. Google maps does not recognize my apartment. Whenever I have friends come over, or attempt to deliver a pizza or takeout here no one can ever find it!! I know it's because the apartments are fairly new, but it's still irritating at times. But that's my only complaint so I still consider it a great place to live. The community is nice as well!! Just the other morning my neighbor helped me scrape ice off of my windshield. I would definitely recommend this place, and so would my roommates.

The apartment, though small, is still roomy enough to hold all our stuff. And my wife has a lot of stuff! My previous apartment had a kitchen barely large enough and sufficiently equipped to boil water or fry an egg. At Albany Corners there is an abundance of counter space and the appliances are first-rate. And, speaking of appliances, I especially appreciate the full size washer and dryer. So nice to be able to do laundry without leaving the apartment and hoarding quarters.

    Overall, I really enjoyed my time at Albany Woods and would recommend it to anyone…read more First, the apartments are big. You get a lot of square feet for what you pay. It's a good rate compared to other New Albany apartments. I liked being within biking distance of the library, churches and the Kroger grocery store. The pool is very nice and often used by the residents. It closes in the winter and opened Memorial Day weekend. There was always plenty of parking for myself and guests. It was never an issue. The walking trail around the property is something that really sets Albany Woods apart. It's great for walking and jogging at any time of day. There is also a nice dog park and community garden. The dumpster was near my apartment so taking out the trash wasn't a big deal. If you're ever looking for free crappy furniture, that's the place to go. There were always couches, TV stands, mattresses and other random old furniture there. They also have a 24hr fitness center connected to the leasing office. It has two TVs, an elliptical, weight machine and two treadmills. It's hardly ever used so it's a nice workout room. I had soft fluffy carpet (while a weird color, it hid stains nicely) that I liked. I also had nice stainless steel appliances. The leasing staff was always very friendly. They would answer my questions and be happy to grab packages that were held for me. In the leasing office, there is free Starbucks coffee, movie rentals, book rentals, newspapers, magazines, printers and computers. Best of all, they often had popcorn and freshly baked cookies. It's a great leasing office! I often felt that the grounds were very quiet, like a nursing home almost. I always felt safe, especially with the gate. Even for living relatively near the highway, the noise was not an issue. I was worried it would be an issue but it never bothered me. Maintenance requests can be made online and are responded to in a timely fashion. The men are very friendly and leave a note inside when they've completed the request. I never had any major maintenance requests that weren't properly handled. Maintenance was very good about salting and plowing during the winter. They did their best. The only reason I'm moving is because of the location. I want to be closer to downtown Columbus and right now it's a 15-20 minute drive with no traffic. They do have an online rent payment system but it doesn't seem to take the money out on time and so I've heard horror stories about people being charged late fees when they use the system. In regards to other complaints: yes, there was flooding around the grounds but it was just after a big rain storm came through. The gates did stay open in the cold weather to prevent the gates from freezing, so it was for a justified reason. I never saw a lot of dog poop in the grass, like previous people have complained about. Someone mentioned garages are rented out for storage to people who don't live there. From what I observed, that is correct. But, I never wanted to pay the $80 a month for a garage anyway so it was fine. The stairs were fine in my opinion and like I said, noise wasn't an issue. If you're considering moving to Albany Woods, I'd say go for it! You won't be disappointed.

I never knew how much I would miss the walking path until I moved out as it is super convenient and pretty to just walk around the complex to take the dog for a walk. The apartments were clean and management was super friendly every time I had a question or needed to stop in for something. The landscaping is nice, trash is kept in one spot and is a trash compactor so helps to keep that to a minimum. On Saturdays during the summer they have hot dogs and usually slushies of some kind while you are hanging at the pool and have at least one event per month whether it's watching a Buckeye game, poolside movie night, etc. They really care about and take care of their residents and I absolutely LOVED living there. My only reason for moving was that my office moved to the west side of town so I wanted to be closer to the office, otherwise I would have absolutely stayed here! I wish I could have picked up Albany Woods and dropped it on the west side of Columbus because it was awesome! Highly recommend living here if you are looking for a place to live. The prices are very reasonable as well!
