If you don't, know that Evan and Laurel bent over backwards to make sure we found the perfect home! They were so dedicated, supportive, and truly cared about making sure we completely fell in love with our new home! I want to explain our situation, so you can truly understand how amazing they are! When looking for a new home we were in a different situation as most buyers. After leaving a "cookie-cutter" neighborhood my husband and I wanted something more unique, but also traditional. We weren't interested in a new build. We wanted an older home that provided more character, but we didn't have the budget nor the desire to renovate. Both agents warned us of the issues related to older homes and let us know it might be difficult to find exactly what we wanted, but we were willing to take the risk and they were willing to take on the difficult task! After looking at about 15 self-selected homes, we found a home we loved, put in an offer, and proceeded until we then retracted our offer due to issues with items on the inspection report related to the age of the home. (All of which we were warned about!) Evan and Laurel were so understanding and while they were more than willing to work on negotiations concerning repairs, we felt that it was just too much to take on and weren't prepared to deal with safety issues related to old electrical wiring and galvanized piping! After this experience, we altered our desires and started focusing on a newer build. With their guidance, we were able to find a great home in an amazing neighborhood and placed another offer. Once again issues arose during the inspection, and we realized the home needed a new roof. Evan and Laurel went above and beyond to negotiate the replacement for us. The situation was difficult due to it being an estate sell, so the negotiations took quite some time due to the sellers as well as contractors visiting the home while the nation was dealing with Covid 19, but we are so grateful that it did! During the option period, which we had to extend due to the sellers and the virus, an older home in a well-established neighbor popped up on the market with tons of character and looked to be everything we wanted. Laurel immediately made plans to show the home (during quarantine and maintained social distance) in which we instantly fell in love with! Laurel and Evan quickly retracked our offer on the pending home and presented the new sellers with a lower offer that reflected the sales in the area and was ultimately accepted. (Once again, Laurel and Evan were so kind and supportive concerning the retracted offer and had no complains about the extra workload we caused them!) As expected, there were also issues that arose in the inspection due to the age of the home (electrical, structural, and some appliances) in which Evan and Laurel worked to ensure all major concerns were replaced or repaired by the sellers. When I found out that I was moving to the Houston area from Charlotte, NC due to accepting a new job, the first thing I did was open YELP and begin the process of finding a Realtor. As I always do, I picked out 3 Realtors and called each to begin the interviews. It is EXTREMELY important that you find someone you can trust, find it easy to talk with, someone that listens to you (instead of loving to hear themselves speak), and lastly someone that knows the area well. Evan won out during the vetting process and I let him know we would be in town in about 2 weeks to begin hunting for a home to purchase. Two weeks turned into 4 but Evan was very patient. We arrived on a Wednesday and Evan had lined up 4 houses to look at the very next day! We had no concept of how sprawling a city Houston is and what the driving time to my office in rush hour would be like. Our main search area was Sugar Land, Missouri City and West Houston. Our personal on line searches turned up some very nice homes in Cypress, Tomball & Katy. Evan showed those homes to us and also explained the time it would take to commute daily. Evan was always willing to show us homes, regardless of his schedule or the location of the houses. If we had the time and a house or three that we wanted to see and he couldn't make it due to other showings he had already scheduled for that specific time frame, he would have one of his associates show us the home(s). It was during one of these times that we had the very great fortune to meet his associate Pilar! She was not only a joy to be with but she also knew her stuff. Extremely knowledgeable, very personable and diligently observant. To shorten the review just a bit, fast forward about 3 weeks and Evan told us about a new listing that just hit the market in Richmond. We LOVED the house, the backyard was an absolute Oasis and loved the community of Pecan Grove Plantation. Evan suggested that in his experience if we liked the house more than any of the other 20 homes we had visited, we should not delay... Was he right? Oh yeah, first week it was up it received 3 offers... Our offer was accepted! During the next 3 weeks, Evan was there guiding us every step of the way. To say that I am beyond thrilled with Evan Compean's performance as my realtor would be an understatement. His integrity, professionalism, knowledge and work ethic impressed me to no end as he helped my husband and myself navigate the murky waters of first-time home buying with ease and grace. He quickly responded to questions late at night, early in the morning, and on Sunday afternoon. He kept abreast of things we didn't know where problematic--paperwork issues that needed amended or collected from the seller of the house we purchased, for example. When our walkthrough the day before closing turned up several unaddressed issues (green pool, non functioning A/C, dishwasher issues) Evan kept a cool head mediating between ourselves and the seller; facilitated by Evan's negotiation, the seller was able to turn things around in a matter of hours--not days, HOURS. Evan told me that he enjoys negotiating and problem solving and thank god for that. I would never have the patience to deal with the types of unpleasantries that can occur in between sellers and buyers in the home buying process.
