    The Flats at West Broad Village's "community care team" cares little for residents. They do not…read morehold themselves accountable for the issues raised, and present excuses regarding fixtures to the package delivery system, the broken package room door, gym equipment, or creating partnership/incentives with the local businesses that create "the village" they market . They will say "they are working on it," and months later, the issue still stands. With the exception of the maintenance team, the "community care" team does not care for their own accountability. However, they do care about ensuring you are accountable. For example, they switched the rental insurance system and requested residents upload their new insurance by 9/1. The morning of 9/1, I uploaded the insurance, cc'd them in the email, and they charged a $13 penalty. Do note residents verify rental insurance before moving in, thus I do have rental insurance-- they simply did not choose to transfer the prior documentation to the new system and left the hassle on residents to do so. Additionally, 8/21, I paid $2,536 in rent in ADVANCED based off of the charges in the portal (proof attached). On 9/6, Katina mentioned I owed $63 + the $13 charge but said it would be removed over a phone call. I was very grateful as numerous changes have taken place due to shifts in property management in July. On 7/31, they stated, "Moving forward, your monthly rent will be posted on the 1st of each month. You will still be able to review your monthly charges through your conservice statement, but the official charge will not be posted until the 1st". I neglected to remember this; by paying my rent early I did not see the conservice statement in the portal as the 2 systems are not merged. On 9/6, after I was notified of the $63 by Katina and thought the phone call reminder was very kind -- on the same day, I returned home after a long day of work, to a "notice of failure to pay rent" posted to my door stating I would need to vacate the premises in 5 days if I did not pay rent. A Notice to Pay is a 14-day letter for money-related issues.This notice is used for failure to pay rent. The landlord gives the tenant written notice that rent must be paid within five days of service date or the tenant must vacate the premises. During the pandemic, the original 5 day notice was extended to 14. While it is still listed on Henrico County's website (https://henrico.us/sheriff/civil-process-section/eviction-process/) , it may have resorted back to 5-days following the pandemic-related state of emergency. However, despite the legality of it, I do not have a pre-existing history of late payments. While I did not see the $63 due to my initiative in paying rent early, the documentation of the $2,536 clearly shows that my intent was to pay rent. If the Flats at West Broad Village's community care team truly valued its community of residents, you would think they would have taken the context into consideration prior to posting a notice. Instead, this made me feel as if I am simply a disposable inhabitant of their property. Minimally, giving me to the end of the day to pay the rest of the amount would have shown an ounce of compassion or empathy, but they do not have that. In this chaotic world where everyone is hustling to cover inflated groceries, gas, rent post-pandemic and amidst a recession trying to survive, they are heartless. While West Broad Village is beautiful and the apartment will be beautiful, if you choose to live here, live with zero oversights or mistakes or they will clock you while making no improvements theirselves.

If I found a spot that sounded good, I checked apartmentratings.com, and often, I discovered cockroaches, paper thin walls, parking lot parties, safety issues, and a plethora of other horrors, hiding behind possible homes. At one point, I finally ended up sorting by ratings in apartmentratings.com, and that's how I found Three Willows. Last I checked, they still had a 100% rating, which I admit, made me a little suspicious. But I have to say that it has been pretty good. The complex is quiet at night, and I can hear my neighbors if they go up and down the stairs next to me, or when they close their front doors, oh, and I can hear TV coming through the wall a bit in the living room, but mostly, I don't know a darn thing about what's going on next door, and I trust the same is true for them. My home feels very peaceful and quiet. There have been maintenance issues here and there, but they are quickly dealt with--successfully! One of the apartment managers lives in the complex, and she takes no sass. Things run pretty darn well around there. I've had one spider cricket (or whatever they're called), and there have been a few other bugs. Mostly, I find them dead. When I first moved in, I bombed the place with Raid foggers. I don't do well with spiders. I've found a few here and there, but only one has been alive! And he didn't last long. Neighbors seem real nice, and there are cats in windows and dogs on leashes. It's a good place. I'm pretty happy here.

Three Willows didn't have a single negative comment about it. Once you move in you tend to stay until you buy your first house is what we were told and we can see why. Our townhouse is spacious with tons of cabinet and closet space. Who doesn't love storage space? If there's a problem, which rarely happens it gets fixed immediately by the maintenance workers. The management stays on top of everything and makes sure that you're satisfied. The development is very pet friendly and family oriented. We get a monthly newsletter and notices on our door about the occasional goings on in the development. In the past there has been a garage sale and lately there was free pizza courtesy of Comcast. For the most part the development is very peaceful. You can hear the occasional front door closing next door or the television on, but for the most part you don't hear your neighbors. You forget that you aren't living in a single family home sometimes.

"Click 'Sort by Lowest' to see what it's actually like to live here." Save your money and look elsewhere. Living here has been a nightmare and it is definitely not worth the high rent they charge. It is never peaceful. I have to deal with neighbors constantly screaming at each other and kids who think it's funny to knock on doors and run away at all hours. The management policies are also ridiculous. They have this invasive "bike process" where you have to pay fees and get passes just for your kid to have a bike on the property. Then they threaten to "dispose" of it if it isn't in their specific rack. It's my property and my child's toy--treating residents like that is wrong. On top of that, the trash service is lazy; they just throw the cans around, and you have to go hunting for yours every week. Don't be fooled by the "Short Pump" location; the environment here is totally disruptive.

They leave bags on top - looks really trashy everybody that visits comments on it and other residents know about it as well. I talked to Cameron on the phone today and he said they couldn't just leave the office to come and look at it that they needed proof. I suggested they get on their little golf cart and come over and look at it. It is now June.

Management has changed hands many times since I've lived here. Overall maintenance is pretty good. I had one incident where 6 men came for a minor leak by the sliding door, which was weird and unnecessary. They (all 6) couldn't figure out what was happening, but it turned out to be really high humidity in the apartment, which a good dehumidifier fixed. There's been a few times where kids have run around banging on doors in the middle of the night, and once where they tried to open my door. It creeped me out, especially since I was playing music so they knew I was home and intentionally tried to open the door slowly so as to sneak up on me. I really don't want to know what they were thinking, but because of this I got a ring, and I haven't had issues since. Other than these incidents, security is generally good. You have to have a fob to get in the building, and most people don't leave the door open so it stays pretty secure. I wish they had cameras in the buildings, and had better package handing. I've had a solid dozen packages stolen over a couple years because they don't monitor the package room at all. Overall, 4/5. Pretty safe, new apartments. Really expensive. Apartments are tinyyy. They have a pool now, as well as a gym.

Walk around the property a little bit! The breezeways in every building are gross and never cleaned. There is always trash specifically in the lower levels and they never clean them, I would take my personal blower and clean it. They painted the stairs last year in all the buildings yet they didn't even clean the areas first, they just painted over Hair ,dirt, and leaves. We were nightly frustrated with loud music and people in the street screaming. Christmas night there was a huge fight just outside my apartment. We had our delivery packages repeatedly stolen to where we had to get an Amazon locker for delivery's. The back trash area of the trash is ALWAYS over flowing and so gross you don't want to go near it. Yet, you are forced to pay the mandatory charge of $30 a month for "valet trash service" at your door. This only 4 days a week if you're lucky and depending on the mood of trash people they may or may not take your trash, yet you can't opt out. Run far and fast from this property.
