I am handicapped and the staff here has been really amazing with helping me here ... during the incredible ICE-IN of 2026 Denny even came out to clear my walker so I could make a medical appointment (I fall well enough on my own without ice that my cane could not even puncture). I'm pleased... except ebery time I get a closet organized, there is some maintenance required and I have to empty the closet and start over. I truly lived a nightmare there. Parking is an issue even with paid passes. My car was towed with my pass on the dashboard. Maintenance and contractors made a massive mistake when inspecting the sprinkler system which resulted in soaking my living room and bedroom and no one wanting to take the blame. I had to stay in a hotel for the Thanks giving/Christmas holiday season. the mangement suggested I sleep on my sofa, so I received no assistance from them. My kitchen sink kept overflowing and management/maintence would not listen to me about the problem resulting in overflowing into my living room and drenching my carpet. Roots were growing in the pipes and made the water backup. As a result, they replaced the carpet, but gave me carpet thaat did not match the carpet in the unit without letting me know beforehand. I was forced to live with two tone carpet. My list goes on and on. I felt disrespected living there, even though I paid my rent on tie every month. They raise the rent by hundreds annually. Management is too small for the size of the community. The onsite staff constantly changes. I don't recommend it, but each his own. Good luck!! read more

Me and my husband stayed here for 2 years! Great community, no crazy complaints. I had a somewhat noisy neighbor but that's to be expected. Walls are thin. Management: here's the problem, management has changed. Its hard to get in contact with them for billing issues or questions. Sometimes they are in the office, sometimes not. It's not consistent at all. Parking on clearwood ( the back street) can be a nuisance. There are vehicles that don't work that take up space. I guess because it's a public street, they ignore it. Parking in the community is not free. We had issues with our ac in 100 degree weather, they had 1 staff person doing maintenance at the time. He was nice but overworked and tired. We kept having ac issues but he eventually fixed it. When we decided to break our lease, we had to pay 2 months rent before we moved out ( which we knew and paid $3500 there was a separate cleaning fee $175 and they charged for utilities for 2 months. After reaching out to them multiple times about final payments before we left, they tried to charged us $700 for carpet replacement. Our carpet was not ruined, we had no pets. We also did no get our deposit back. They nickel and dime you a lot, and honestly it's crazy. Also, rent went up $400 per month this year here just like everywhere else. :) Also, loved the pool. Didn't like the computers/ printers barely worked. Toner was always low. I complained and they didn't fix it. They try to have random "events" for the community but it's so random, i never went. Management was great when we moved it, now it's lacking. Overall I'd give it a 6/10 because we really enjoyed our time here. Not a bad place just a few annoying things. read more

The Community is amazing, clean, well organized and friendly. I only have 1 complaint. parking, you should be required to list your vehicles and should have a parking pass, however you should not be charged. This is the only community where that happens. The Community has great amenities from the pool to the gym. Friendly staff that knows your name and will fix any issues you have. The neighborhood is friendly, neighbors will wave and say hello. The Community is very clean, you don't have any issues or crime either. I would definitely recommend this community to friends/family and coworkers. read more

My time at Gayton was very pleasant. I stayed for a year in a two bedroom, two and a half bath. I had peaceful neighbors and had no issues with parking or the townhome itself. It's absolutely beautiful inside. The only issue I saw was that the trash compactor would jam sometimes- but only took a day (maybe 2) to fix. But that was no one's fault- things happen. Snow removal was prompt and the grounds and landscaping were well maintained. A bit pricey for just myself but I loved it so much I made it work. My move out experience was great (moved early August). I completed my walkthrough with Mr. Stanley and it was quick and easy. I turned in my keys with no issues, and received my deposit back within 2 weeks. I'm pleased all the way around. read more

In the three years I've rented here my rent has gone up by $500/month. And just this year they decided to increase pet rent by $20 per month PER PET, so I'm now paying $55/mo per pet. They also decided to double their parking fee from $20/mo to $40/mo. All of this with no added value, no improvement of services, nothing. Also: -They only have one trash compactor for the whole community. It breaks almost every few weeks, for weeks at a time, and they haul out a huge unsightly open-top dumpster in the meantime. -Maintenance left a giant hole behind my fridge after repairing it and left it there for almost a year before I called and asked if they were ever going to fix it. -The downstairs toilet was installed so poorly that there was an inch wide gap in the caulking at the bottom and it flooded my apartment. They had to completely remove it and reinstall it. -The maintenance man came into my apartment while I was in the shower and proceeded to do work on my apartment while I was in the shower unaware, then he knocked on my bathroom door to tell me he was done. He should have left when he heard the shower running and come back later. -You can't call the office at all. Calling the number just leads you to a voice message saying to text them. It's anybody's guess when they'll actually get back to you. DO NOT RENT HERE. read more

I do not recommend this place at all. We Pay a parking fee yet there's no towing enforced. There one dumpster is constantly over flowed so trash all over the road. And we got a late fee on rent for something that wasn't our fault. I was told "sorry it's in your lease that it's this way" by a Britney. Washer and dryers and tiny and you have to run the dryer 5x to dry a regular load of clothes. For almost 2k in henrico i say keep looking. read more

If they do not get a guest pass from the office and the visitor spots are taken (by residents) you either have to park on the public street which is roughly a quarter of a mile down the road, or your car will be towed. Brian who works for Gayton Pointe Townhomes will lie straight to your face and is no help at all. I have called corporate and they will not do anything either. I moved in here two months ago. I was extremely hesistant to move in after I've read all the negative reviews on google. But it was the exact opposite of negative. I guess people don't take the time to write a review unless something bad halpens. This is a great place to live in, and I'm loving it so far. The staff here were extremely nice and professional before and after I signed the lease. Minor issues were fixed promptly when I complained about them. I absoloutely have no regrets moving here .. The walls are fairly thin, and the air conditiner system is kind of loud, but i personally don't mind it. read more

I have been here for a few months, and unfortunately due to Covid-19 I was laid off from my job temporarily. Rachel in the business office, as well as Teresa in the leasing office were very quick with responding to my concern for rent, and Rachel helped me come up with a reasonable and fair payment plan for rent. They have been prompt in the past with repairs and maintenance. The areas are clean and they just cleaned up the trash area which had been my only concern so far. My troubles began with Gayton the second day I lived there when the downstairs toilet overflowed and flooded my entire first floor while I was out. Thea told me it was because the resident before me flushed tampons causing a clog so far down in the pipes their snake couldn't reach it. I had to insist that a real plumber be brought in and even he couldn't reach the clog so I had to deal with spontaneously overflowing toilets all year. Immediately I noticed an awful lot of wolf spiders in the apartment and lost count after killing 50 spiders in the first 10 days. I'm sure I killed hundreds of wolf spiders and black beetles in the year I lived there. I had to request the exterminator come at least 10 times and it never worked. I requested maintenance to replace the weather stripping on the doors and they installed it incorrectly on my back door so water poured in every time it rained. I requested that be fixed twice and it never was. My next door neighbor was a total loser and trash hoarder. His back patio and front bushes were buried in garbage when I first moved in and it took over a month battling with Thea to have him clean up. He never fully cleaned up and he continued to throw garbage and car parts in the bushes all year. After telling Thea I was moving out, she was nothing but rude and unhelpful in emails. I even contacted UDR and they didn't care about any of the issues I had with the apartment or staff. The day I turned my keys in, the new girl in the office didn't have me sign a form and then emailed me threatening to fine me if I didn't come back in person to sign the paper work. The day I moved out I also discovered that both smoke detectors were years past their expiration day. I would never recommend Gayton to anyone. I strongly advise you find somewhere else to live. read more

This place was horrible rom beginning. When we first moved in the carpet was not replaced and filthy from previous residents and well as the kitchen and bathrooms . I brought this to their attention right away. I did receive a call but no solution. Move out time fumes and were now stuck with 700+ bill for carpet only after expressing this to them verbally and move in inform. I contacted Irvin today. A lazy office person who couldn't handle my questions so he decided to suggest that i was screaming at him when i wasn't. He refused to provided me with ALL documentation, placed me on hold for 15 mins to face like he was finding the billing department number to contact only to come back to the line to say he did not have it. The conversation did not go over well as i reminded him that I'm the customer and he hung up and would not pick back up. read more

We've been here a little over 3 months and so far we have had a very good experience with management. They are available to answer any question you have and are always very nice. Any issue that has ever come up has been addressed and fixed very quickly and I've only had to have 1 service repair and that was also fixed very quickly. Any comment stating management is rude or impatient is probably coming from someone who was very rude to them first. Overall this community is very nice and quiet. read more

If I could rate this community a negative number I would. We contacted the leasing office in December because we heard activity in the walls. Nothing was done! Fast forward to January....chunks missing out of a loaf of bread, droppings on the counter top and a gray mouse runs across the floor. Traps were set, 2 mice caught more traps set and a 3rd mouse was caught. Today, more activity in the upstairs sleeping quarters with more droppings! You have no regard or concern for your residents. My neighbors are wonderful, the location is great. But the property is over priced and poorly managed.

I hate this place!!! Too expensive for what you get. Limited parking....but they will sell you a space for $50 bucks a month. The garages are way over priced at $175. Rent is too high for such a small space. Not enough cabinets or closet space. Dryer vent was clogged for 3 months and after many, many complaints and them telling me they fixed it (by sticking a leaf blower in the dryer and trying to "blow out" the lint. Finally after I said I want a new dryer because it takes 3 or 4 cycles to dry anything...someone went up on the roof and pulled a big ball of lint out of the vent. They sent me pictures (which I still have)....of course...didn't compensate for my high electric bill. Floors are uneven in the bedrooms. And people leave vehicles sitting the same spaces for months without current inspection or registration...they might even be abandoned. And the management barely leave the office to walk around and inspect the property. They also talk down to you when you ask them a question. The pool was closed more during the summer than open...conveniently closed most weekends and holidays (but they have new pool furniture....woo). Garbage was piled up in front of the dumpster several times. Do yourself a favor...look elsewhere!!! read more

I moved here 4 months ago from out of town. I did a thorough search throughout the Richmond area and despite the overall rental cost in Richmond being much higher than where I'm coming from, this property gives me the most bang for dollar. The unit itself is wonderful with washer/dryer provided in the unit itself, gas range, and granite counter tops. What really stood out to me is the fact that these units have 2 bedrooms and 2.5 bathrooms. The staff has been wonderful since day 1 of me randomly showing up requesting a showing, and then an additional 2 more times prior to signing a lease. The grounds are very well maintained and give the overall complex a neighborhood type feeling. My neighbors are wonderful, the maintenance staff is attentive, the location is amazing and I really cannot say one negative thing about it. I am extremely happy here and plan to stay here for a very long time. read more

Hello! I am a current resident, been here for about 6 months. The property is very nice feels like home, however Monimia Court has poor lighting. The other sections are very well lit except this street. This is dangerous if you are coming home late. Next, parking is not the greatest, i am paying $50 to have a reserved space just to park in front of my door. I think that is crazy...there should be at least 1 reserved space for you to park like it is at their Wyndham Carriage Home Property. Dryer issues......takes forever to dry clothes at least 4 cycles. No outside storage or extra storage inside the 2 bdrm townhouse. This size townhouse is only good for 1 or people, it is small. My pantry is also my coat closet and storage. Stairs squeak going up and down as well as in bedrooms. Floorboards are uneven. Overall, the property is clean and well maintained. Okay place if you needed a place for a short period of time. read more
