Ben will not rush through the inspection. If he senses an issue, he will keep working to find the cause. He will give you the independent assessment on your property that you need to be the most informed that you can be. DO NOT just use the inspector your agent provides. HUGE MISTAKE. If they don't recommend Ben....ignore their recommendation and hire Ben. If he can access the roof....he will. If he can crawl in a crawl space or attic....he will. Within the last two months, Ben performed two inspections for me. He was prompt and systematic. He WELCOMED that I was there and explained things as we went through and was patient with questions. Ben found a significant structural issue with the first property that was not readily apparent at the showings and the issue would have very likely been a significant future liability for me. The issue was so significant, I decided to walk away from the purchase during the inspection period and not even pursue seller remediation. The second inspection was just as thorough and though Ben found some correctable issues, we are proceeding with the purchase. If I was in Louisville or the surrounding area, I would not use anyone else even if that meant not being able to make a purchase. That's how good Ben is and how valuable his inspection provides.

We used Jeff for a "partial" home inspection to help determine whether our house had structural…read moredamage following several months of renovation after it flooded. We used a different company (who I won't name here) for the mold remediation work. They spent many months tearing the house apart and redoing everything. Though the finished product looked AMAZING, my gut was telling me something was awry. I'm immunocompromised following months of brutal chemo and 3 recent surgeries, so relayed my concern about living in the house if ANY mold is present. They assured me that every inch of the house had been completely remediated for mold, so I moved in. On my hunch over structural concerns, we had Jeff from Wright Choice do a partial inspection. Though he didn't feel there were any structural concerns (the main reason we called him in the first place), he pointed out several areas that appeared VERY suspicious for active mold growth. He strongly recommended I get a mold aerosol test, which I did. Holy cow I'm SO glad I did!! The house failed with flying colors (that's an understatement). The black mold levels were over 30 times over the level considered toxic, and the aspergillosis levels were over 130 times above the toxic/unhealthy levels. Needless to say I'm livid with the team who did the supposed mold remediation, and we considered suing them. That's being addressed elsewhere, though for this review I'll just say that Jeff probably saved my life. Literally--that's no exaggeration. I used the sister company to Wright Choice Home Inspections, Breathe Wright, to perform the aerosol test, and they have been equally reliable and driven from a place of integrity, candor, and honesty. I've been VERY impressed with both companies and Kristie, who does the scheduling for Breathe Wright. Though I haven't personally met the owners, I understand it's a husband-wife team (husband runs the inspection side and wide runs the air testing side), and have heard so many glowing commendable things about their character and business philosophy that I would wholeheartedly recommend using either company to friends and family. We've subsequently had Breathe Wright do a follow-up mold aerosol test, and are in the process of scheduling #3 (to verify the alleged "clean" results from another company). I don't want to move back in until Breathe Wright gives the house a clean test, that's how much I've grown to trust and respect them. Very grateful to have found this company.

I recently hired Wright choice for not one but two property inspections. The first uncovered some…read morerather concerning items so we backed out of that contract and found a better place. Both times Chris was our inspector. He was super thorough and took his time then went over each item with me. I love that it's super easy to schedule on their website and they have lots of availability and both were scheduled within a day or two of me going online. You can select add on services like termite and radon as needed. The report is thorough with images and descriptions with recommendations of everything. I feel confident in their assessment and will definitely use them for any future inspection needs.

Sorry long but important post : I have an EXCELLENT example…read moreof why you can NOT forgo a home inspection, from personal experience. Someone very close to me recently put an offer on a home "As Is". This home was over 350k , it was a flip. The home was beautiful walking through, the skin of it was modern, updated and again very beautiful to the eyes...you know the house flip tv show kind of home. She had Chris Floyd with Certainty come do the inspection.... Side note , highly highly recommend Chris. After the inspection he went over his findings with her and the bones of the house didn't look near as good as the skin, nothing the avg person would see. This information/report was given to her and her agent and a request to repair was immediately submitted to the seller. The seller made attempts to "fudge" and or get out of these requests. There was several back and forth conversations trying to come to an acceptable agreement. These were not petty issues needing fixed. There were also numerous petty issues that they didn't request repairs for. A licensed professional basement repair company was sent in and the minimum appraisal for repairs on just the basement alone totalled over 17K, again...just in the basement alone. The lender went in to do their appraisal and the whole basement was completely flooded by a couple feet of water, including the furnace and water heater and the appraisal came back aprox 7K lower than the selling price. No loan until everything in the basement was remedied. She did end up getting out of the sale and her $2,500 earnest money returned as she was able to prove major repairs and the bank wouldn't even approve the loan. I am writing this to say be very careful in purchasing a home , do NOT do NOT forgo an inspection. This could have cost her a HUGE amount of money in repairs and also buying "As is" she would have had no recourse. Chris with Certainty did a fantastic job locating the numerous issues with this house ... This house was an excellent example of a "Money Pit" and she was extremely lucky to get out of buying it. Again....Do NOT forgo an inspection. Do NOT buy "As is". The housing market is going to tempt and pressure you into a deal you will possibly regret down the road by forgoing important processes that can cost you thousands. Not all sellers, builders, flippers are "shady", unfortunately some are ... Who you can guarantee is not "shady" is your home inspector, they work for YOU the buyer and are going to have your back making sure you are making the best decision in a major life investment for you and your family. Of course I obviously recommend Certainty as they not only in this inspection but countless other buyers inspections have proven how qualified, experienced, professional, personal, thorough, etc, etc they are. If the home you are buying has any issues big or small you will know , without an inspection by these professionals you will not. Do not be smooth talked or let your naked eyes deceive you.... Get that pre purchase inspection done !!!!

Just dont horrible communication faulty equipment being plug up in the house by them causing other…read moreissues and refuse to take responsibility. The inspectors are not licensed electrician they just go by looks. Do your self a favor homeowners if u see them dont let them inspect alone. Record phone calls they will lie. And for buyers do u want a non licensed guy telling u yeah that breaker box is good just off it looks no real test.

The first home that we were considering buying turned out to be a potential money pit with ~$40K in repairs that would have been needed just to get it livable. Mary Anne found those issues and saved us a ton of cash. Her positive review of the next home has helped convince us to go forward with the purchase. If you can be there during the inspection, I highly recommend it. She is all over the house and crawls into tiny spaces that could easily be neglected. Potential problem areas are pointed out, photographed and documented via a room-by-room full report delivered in short order. She really knows her stuff and can explain where a problem lies, what to watch, what the most likely fix is, and can recommend contacts around the area to help you get the job done right. I don't have any previous experience to compare the service of Home Inspections of Kentuckiana against, but with the thorough work at a reasonable price, I don't see myself wanting to try anyone else.
