Sorry long but important post : I have an EXCELLENT example of why you can NOT forgo a home inspection, from personal experience. Someone very close to me recently put an offer on a home "As Is". This home was over 350k , it was a flip. The home was beautiful walking through, the skin of it was modern, updated and again very beautiful to the eyes...you know the house flip tv show kind of home. She had Chris Floyd with Certainty come do the inspection.... Side note , highly highly recommend Chris. After the inspection he went over his findings with her and the bones of the house didn't look near as good as the skin, nothing the avg person would see. This information/report was given to her and her agent and a request to repair was immediately submitted to the seller. The seller made attempts to "fudge" and or get out of these requests. There was several back and forth conversations trying to come to an acceptable agreement. These were not petty issues needing fixed. There were also numerous petty issues that they didn't request repairs for. A licensed professional basement repair company was sent in and the minimum appraisal for repairs on just the basement alone totalled over 17K, again...just in the basement alone. The lender went in to do their appraisal and the whole basement was completely flooded by a couple feet of water, including the furnace and water heater and the appraisal came back aprox 7K lower than the selling price. No loan until everything in the basement was remedied. She did end up getting out of the sale and her $2,500 earnest money returned as she was able to prove major repairs and the bank wouldn't even approve the loan. I am writing this to say be very careful in purchasing a home , do NOT do NOT forgo an inspection. This could have cost her a HUGE amount of money in repairs and also buying "As is" she would have had no recourse. Chris with Certainty did a fantastic job locating the numerous issues with this house ... This house was an excellent example of a "Money Pit" and she was extremely lucky to get out of buying it. Again....Do NOT forgo an inspection. Do NOT buy "As is". The housing market is going to tempt and pressure you into a deal you will possibly regret down the road by forgoing important processes that can cost you thousands. Not all sellers, builders, flippers are "shady", unfortunately some are ... Who you can guarantee is not "shady" is your home inspector, they work for YOU the buyer and are going to have your back making sure you are making the best decision in a major life investment for you and your family. Of course I obviously recommend Certainty as they not only in this inspection but countless other buyers inspections have proven how qualified, experienced, professional, personal, thorough, etc, etc they are. If the home you are buying has any issues big or small you will know , without an inspection by these professionals you will not. Do not be smooth talked or let your naked eyes deceive you.... Get that pre purchase inspection done !!!! read more

Just dont horrible communication faulty equipment being plug up in the house by them causing other issues and refuse to take responsibility. The inspectors are not licensed electrician they just go by looks. Do your self a favor homeowners if u see them dont let them inspect alone. Record phone calls they will lie. And for buyers do u want a non licensed guy telling u yeah that breaker box is good just off it looks no real test. read more

Paid $1,140 for inspection. Moved in to NO HEAT. William came back out, looked at the thermostat, said the furnace was "fine," and told us to file a home warranty claim instead. He assured us his inspection warranty would cover our out of pocket. HVAC guy found cracked heat exchanger, water inside the furnace, rust damage--all should have been caught during inspection. Furnace must be replaced. Home warranty out of pocket $1971 Inspector's warranty maxes out at $500 (if approved). William continues to tell us inspection met requirements and he has no further obligations. His website boasts "$125,000 in home warranties included"--which is marketing nonsense when it actually matters. When we told him we are contacting an attorney, he told us not to bother as he has been through that process multiple times & would be wasting our money. If you like spending money for nothing, then more money because the thing you initially paid for was pointless, fighting with warranty companies and freezing in your new home through a winter freeze, then Certainty is the company for you! I had my first home inspection with Certainty. As a first time home buyer this can be a daunting task. I couldn't have asked for a better experience! My realtor who has been doing this for many years agreed to the fantastic service they offered. They brought up a screen recorded video that the inspector spoke into while going over everything with us. What a fantastic way to review your home and get a first hand summary of what's going on. Chris was an outstanding inspector thorough and diligent. You could really tell he took pride in his work. He answered all of my questions and even did and additional garage inspection at the last minute. Would 10/10 recommend Certainty to friends and families for an quality home inspection. read more

This is the second home I've bought that's been inspected by Certainty, and I can't thank them enough. I had one house that was under contract, and had it not been for Certainty, I would've bought a money pit. They caught all of the big ticket items, alerted us to minor issues, and educated us on all of the maintenance items. We felt informed about our purchase and knowledgeable about the condition of the house. Chris Floyd was excellent at thoroughly explaining his findings and answering all of our questions. Sure, the fee isn't inexpensive...but all of the issues a less-experienced inspector would've missed would've cost us thousands. It is worth every cent! read more

Look through the smoke and take a glance behind the mirror with these guys... William is a very seasoned talker! If you refuse to do a job with integrity then people will in fact hear about it! Your excuses, do not right your wrong doings, that's for certain! -and for whatever reason you feel an area is not safe to inspect, which I suspect that is the case far more often than not, then why do you not step up to the plate of responsibility and purchase a few pieces of equipment that with help you deliver a vastly more complete and honest home inspection????????? There are hundreds of different camera configurations and a host of other things that can be done other than providing a sorry excuse as to why you refuse to do the job that you were hired to do! Also, it's highly suspect that you charge an extra premium for you to look for termite damage, but not anywhere in the video, pictures, audio or written report do you even once whisper the word termite under your breath let alone be clear as you are in places that you did manage to inspect.. it's pretty interesting how you adamantly stand up for your failures when that video is every bit as incriminating as it is any provided benefit! Shows all of your shortcomings and failure to maintain the integrity your customers are paying a very high price for!! That is exactly what it shows. read more

You can tell a lot about a company from their customer service. Certainty definitely missed the mark by refusing to own up to miscommunication & delay on very important mold results. Waited over a week for results which then obviously deemed them useless. No refund from the company. They instead held the results until I told them I didn't want a refund, I just wanted the results. Family company with family values?? Ha. Amazon's customer service is more understanding and helpful. Unfortunately for Certainty, negative word of mouth advertising (and less referrals) goes a lot father than a hundred buck refund and a genuine apology. We have used Certainty Home Inspections and 5 stars isn't enough. This was our 4th time using them, and again we had an excellent inspector do a top notch job. Elmer was a great guy and was extremely thorough. We use CHI because we know we are getting our moneys worth from them and know they do a great job every time we've used them. We used them several years for a home inspection on a home we nearly bought. After what the CHI inspector found, he saved us from buying a home that had some MAJOR issues that would have cost us tens of thousands of dollars in repairs, we keep looking after seeing their report. We recommend you all to all our friends, our realtor originally told us about you all and after the first inspection we haven't even considered using anybody else to do home inspections for us. Certainty isn't the cheapest, but absolutely worth the cost. read more
