Terrible company that refuses to do its duties as reflected in the contracts. Refused to follow up on dangerous conditions they were responsible for. The amount of money being siphoned off to do absolutely nothing is astounding. Avoid at all costs. Scumbags of the highest order who are colluding with landlords to coerce tenants into signing away their rights with incorrect information meant to intimidate. My landlord uses EPM and after passing the 90-day autorenewal date, the landlord attempted to amend lease terms to add extra charges. We refused to sign these terms. Landlord is now colluding with EPM to send notice of fake charges amounting to $25 a day for not signing a new lease, when our past lease contains previously-mentioned autorenewal language. EPM is therefore attempting to use coercive and unrequired charges as a means of intimidating tenants into signing their rights away. Legal action is being taken place against EPM and the landlord for these coercive and intimidating statements. If you are a landlord, use EPM at your own risk of legal concerns in the future. read more

Executive Member on one of the boards EPM is contracted to support EPM as a company reflects the poor business acumen of its owner Len Barber. Our board recently met with Len; Our villages objective was to ask EPM/Len Barber about their performance under the current contract provisions with our village, as we wanted to understand their proposal to significantly increase our management fees to help EPM subsidize their inability to meet their contracted performance responsibilities. To our disappointment, our inquiry was met with arrogance and belittling of our concerns (e.g., that we were being "absurd" in the concerns we were bringing to his attention), which we did not appreciate. Yes, Len Barber told his customer, a board several volunteers, that their concerns were "absurd" because we did not agree with what he was proposing. He even sent a follow up email to the board reinforcing/defending his belligerent behavior. Further ridiculing the board's decision and the boards elected president and spokesperson. To anyone considering EPM for the property management of their organization BEWARE. There are better management companies, that invest in their employees and provide the modern tools needed to efficiently perform their duties. Lastly the customer may not see things the way you do, but they are still the customer and deserves the respect of the people they employ; a lesson that Len Barber needs to take to heart. read more
