They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

    After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

I had to take the matter to court to defend my rights. Once the case was filed, they quickly tried to reach a settlement and return my money, which says a lot about the situation. It was a stressful and unnecessary process that could have been avoided if they had acted fairly from the beginning. Tenants should be very careful and make sure they document everything when dealing with this company. Based on my experience, transparency and fairness were lacking.Anait Diaz.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

I was asked to ZELLE over 13000 dollars to them for my year lease. I had to be the one to tell them that that is literally not something possible.. I offer them a cashiers check for that amount and get the keys to an entirely different unit in the building next to the one I'm supposed to! Completely un renovated barely a sink, everything rust tinged. I immediately called to tell them the issue and they were super dismissive about the issue and proceed to tell me to just switch the keys out. I asked if all maintenance issues would be addressed before move in and I was told yes. My tub has a consistent leak, I had no hot water or even water pressure on that side for almost a full month. I got extremely sick after my first few days in the apartment, and couldn't stay because I had NO WATER TO EVEN SHOWER. Keep in mind I have a big dog, she needs hot water for her food( avoiding Bloat), so even her feeding was messed up, I actually gave myself a third degree burn because I had to BOIL the water for her food. Once it was fixed I was able to come back to stay in the apartment and slowly got sick again. I spotted mold and wood rot in multiple spots. Including mold spots on the blades of my ac. Immediately called and put in work orders and all that was done was bleach. My ac smelled like bleach for a few days, then back to being sick slowly. Now I've been in the er in and out twice this week. Out from both jobs for the same amount of time over the mold issues. The mold spores are completely integrated into the ac. My moldy door in the bathroom is still there. I've been coughing up blood and sneezing up blood. Passed all viral infections testing no cold no flu no strep no Covid. MOLD. PURE MOLD. I immediately called the emergency operations line and the woman on the other line was as horrified as I was, both times I called. I was told I'd get a call about it first thing in the morning. Did not. I had to reach out to them. They responded saying the manager was on a call and she'd call me back when she was off. I said okay, but this is serious as my doctors have said that the conditions are UNLIVABLE. I am immunocompromised, I had already been recovering from a reaction to something and this was having extreme effects on my breathing my doctor said the symptoms were going on for concerningly too long for it to not be from the mold in the apartment. I was then called saying the manager was with someone INFRONT OF MY DOOR. I once again immediately said I wasn't there, I have a big dog, so I'm not allowing them to go in. And that any conversations should take place in the leasing office, and all documents like doctors slips and photo evidence of mold had been sent and I could even print it for her, but it was not in my best interest for my health to sit in there and have this conversation. Once again I only spoke through the secretary not the manager who said she was on the way back to the leasing office. It took another 20-30 minutes for her to contact me even though it's a six minute drive from one to the other. She dismissed my issues and asked how i figured it was mold. I told her " I wasn't diagnosed by an fing doctor" she proceeded to say she didn't like my tone and hung up on me. And proceeded to be combative, telling me it's not that big of a deal, what should she do about it etc. after enough of the back and forth with no plan of actually solving the mold I took the six minute drive to the leasing office myself. She immediately got combative and started to cut me off, and even threatened to call the police on me, which I have on video. She just insisted I get out, and gave no follow up as to what would be done despite having the doctors note and pictures in my hand physically. I went straight to billing code enforcement with both the pictures the doctors note and the video of the interaction and they put a flag on the complex. The apartment association will be filing an investigation into the complex and its management. DO. NOT. EVEN. TRY,, My last apartment was a safety issue because of robberies, but this one CAN LITERALLY KILL ME. My dog is extremely sick and coughing hacking even spitting up from the exposure. We still have not been reached out to about how it will be solved.

I tried to remain optimistic, and hopeful, regardless of what was said. Shannon Ruiz is our leasing agent. I met her 3 days via text message before I received the keys to my home. We were taunted and pressured to ensure that we made payments to move in. We are fully moved in, and this house clearly was not ready for us. There are many maintenance issues. All of the maintenance workers are super friendly and professional however, I cannot say the same about the representatives at Invitation Homes. I've talked to about 10 people who seem to work overseas, it's hard to reach someone in the Houston office, a Direct point of contact. INVITATION HOMES, I AM EXTREMELY DISHEARTENED MY FAMILY AND I FEEL SO VULNERABLE AND ABANDONED. We have no point of contact to deal with issues directly.     Horrible lacking of consistent enforcement of property maintenance guidelines within our…read moreneighborhood. During the Christmas holiday season, a neighboring property placed more than ten loose plastic trash bags in the public view area of the neighborhood. According to city trash collection guidelines, these bags would not even qualify for pickup in that condition. Despite numerous complaints and requests submitted over the course of more than 30 days, the trash remained in place, creating an unsanitary condition and negatively impacting the appearance of the community throughout the holidays. It ultimately required contacting the City of Houston Health Department before the situation was finally addressed. In addition, RISE recently distributed warning letters regarding exterior lighting requirements and the possibility of fines for noncompliance. However, at least three homes in the neighborhood -- including the same property referenced above -- currently have nonfunctioning exterior lighting with no apparent enforcement action taken. Similarly, warning letters were also distributed regarding trash cans being left visible outside of collection days in order to "maintain property appearance." Yet there are currently multiple homes, including the same property, that have continuously left large trash cans visible on a daily basis since we purchased our home, again without enforcement. As homeowners who make every effort to follow community standards, it is frustrating to see selective or inconsistent enforcement of these rules. We value maintaining a clean, safe, and attractive neighborhood and simply request that all homeowners be held to the same standards equally and consistently.
