It's tough when you need to rent and the property manager is the criminal Crookstool Modem Realty. They rip off their TENANTS AND PROPERTY OWNERS too. They will rip off anyone anyway they can. The Klamath Courts know this but look the other way. Watch out for how Crookstool weaponize's gaining added revenues. The inital set up with the portal for rent payment is used to kick out payments so they may charge a late fee. Then fees on top of the late fee. They like disguising their ownership of rentals so they don't have to do any property maintenance. If you ask for any maintenance then they will ignore your requests. these people are slum lords and tried to give me every excuse to make me leave there apartments on riverside. they also charged me for the plumber to come fix the sink which should not be my problem. they are the worst company to rent from and I would recommend anyone to stay away. they may seem nice until you rent from them and then you have to walk on eggshells in fear of being thrown out to the streets. god forbid you have an infant child and can't take the baby with you downstairs to take out the one garbage bag sitting outside only for a few ours until your husband to come home to bring it to the dumpster. they are really rude people and will threaten you the whole time you live in the houses the manage. they need to get sued and shit down. they are bullies and they are mean people that everyone hates. read more

Awful experience. My mom gave them first, last and a deposit, over $1,400 and signed a rental agreement. They decided since we documented all the damage prior to moving in (like the filthy carpets, holes in the wall, and the broken stove) they didn't want to rent to my mom. They did refund all the money so there's that. But they didn't compensate me for the 3 hours I spent shampooing the carpets in anticipation of her moving in. Why 3 hours? They were that dirty; I have pictures of the filth I cleaned out of the carpets and pictures of the filth I couldn't clean. Stay away from this company. They are not BBB accredited and have only complaints filed with the BBB. read more

These people are the worst!!!!! I rented from them for 5 years and asked for a few things here and there to be repaired! The biggest thing was the black mold in my house! I asked several times for it to be addressed and they never did and then the last time I asked they came up with all these fees trying to charge me and they gave me a 30 day notice! Piss poor customer service! BLACK MOLD IS A HEALTH HAZARD! Do not rent from these people they will charge you for anything and everything! They wouldn't even replace my fridge when it broke! Rookstool does not even deserve one star. I am a property owner who lives out of town and had no idea that hiring them to manage my properties would be such a disaster. When I finally did a long overdue visit to Klamath Falls to check up on my property (a nine unit apartment complex) they had run it into the ground! There was dog shit everywhere on the property plus a scary pitbull chained up outside one of the units, garbage and old furniture outside of the apartments. I discovered that damages I had been charged for and paid to have taken care of had not been done. Yes, I paid $1200 to replace broken windows that were still broken! When I asked the new tenant living there if the windows were like that when she moved in she said "yes" and that when she mentioned it to them before moving in they told her, "well, you're a felon so you'll just have to take it as is." The three bedroom apartment I had paid to have repainted was a disaster! Not only did they must have run out of paint because one bedroom was only partially painted but there was paint on the floors, counters and kitchen sink. One unit had a woman living in it with three dogs which she just let them shit on the floor. She never let the dogs outside. I can't even comprehend how someone can live in that stench and why the hell was Rookstool allowing someone with three dogs to rent from me in the first place?!!! Several apartments were infested with mice and cockroaches. When I brought up my laundry list of complaints to the owner of the management company he was rude and lied to my face about numerous things. He tried to tell me that the one vacancy I had had been professionally cleaned and the carpet shampooed. It is beyond me how someone can say a carpet had been professionally shampooed when it clearly had not even been picked up or vacuumed. I could have taken a rack to that carpet for all the crap that was scattered on it not to mention how absolutely filthy it was. They are liars and crooks and you'd be a fool to use them to manage your property. read more

The real estate side sees the usual dealings of the industry, including "pocket listings" and "premium showing charges," (meaning that you have to slip some money under the table if you want your property to be shown to the good buyers.) The rental side of the business is absolutely horrific. During the first quarter of 2015, Rookstool Moden attempted to collect rent from tenants of a property that had been auctioned off due to foreclosure, with no relationship with the new owners. Basically, they were trying to strong arm rent out of someone else's tenants. At one point they refused to accept rent in order to charge a late deposit, and after accepting the rent, they first applied the money to the late charge, giving an excuse to generate a 72-hour eviction notice. Some renters have been faced with evictions for requesting repairs. Repairs do not occur under almost any circumstance, even if it's a broken heater in the dead of winter.
