This is my experience from living at Babylon village at Fairfield since 8/2023. I rent a Junior bedroom and although it's called a junior the br size is average and the living room is a decent size it's the kitchen that is small but that's OK for me because I don't cook . The heat works OK although there are times where it does get cold and the temperature isn't reached, I would suggest getting a space heater. The AC works good although it's very loud and outdated. it's very close to the train station for those who work in the city. This is an ideal location. Don't expect a lot of amenities. There aren't many here and the ones they have are below average. when I first moved in, I did a quick glance to the apartment and emailed a few complaints of what was wrong. I was in a hurry. I didn't really got a good look at the apartment when I first checked it out. the window on the front door iwas broken when I moved in and it hasn't been fixed and we are in February now. The bathroom walls are disaster and when it gets steamy, the paint on the walls will actually become wet and you can get paint on your hands. I'm assuming they used the wrong paint I complained about this, but they said it was fine and I should open the window when itaking a shower. there is no ventilation in the bathroom at all.The tub was chipping. I filed a complaint they claim they fixed it, and then the chipping got worse and finally after a month or so they reglazed the tub even though they didn't show up the first time, and I stayed out of the apartment for three days because they said it would be three days to dry before I can use the shower. The grounds of the complex are not maintained. You will see garbage on the ground and two weeks later it will still be there. I see wood on the grass and glass all over the place and it takes a very long time to cleanup. They recently replaced the windows but didn't put screens on so I've had no use of the window since they put them in and that was a few months ago. I made a complaint about this they said when they're finished with all the windows in the entire complex, they will start installing screens, it's amazing. I can't open the window if I'm hot and I can't turn the air conditioner on because they have a cover on it for the winter. I made a complaint but they don't care. the kitchen when I first moved in the kitchen had two different kinds of paint on the wall, I had to complain that it looks like somebody forgot to finish. The ceiling fans were peeling paint on the blades. I would find paint chips on the bed when I turned it on I filed the complaint and they replaced the blades. The place is under construction and I was aware of that but I didn't think that means garbage woukd be all over the place. My view in the back window is almost of a swamp. They obviously have a water issue going on. It was almost as if the last person just left and they didn't do much to get it ready for the new tenant and first impressions mean a lot to me and this was a disaster. I find it unfair that I'm the one that has to report all these little things that should've been taken care of before I moved in. I decided to try to break the lease. I'm still considering it, but it will probably cost me more, I will just stay until August. I hardly stay at the apartment anymore because of how much I dislike it so I'm basically wasting a lot of money. if you're going to decide to live here, check out the apartment up and down do not sign the lease until you view the apartment. I made a mistake of signing the lease in the office and then going to see the apartment. The tenants in my section are quiet and I hardly hear them when I'm there. everybody seems to be friendly in my section. They are redoing the exterior of the complex but they're probably going to jack up the rent considerably and its not worth it . Fairfield Babylon Village was a huge disappointment and this was my experience and my experience only I can't wait until August to get out of here. read more

They are expensive and the customer service is horrible. I would rather live in a cardboard box. They got caught stealing money from tenants. Find somewhere else to live. I might be a hard task but, well worth it if you do! read more

Last year, I was moving from out of state & I needed an apartment near my new job. I called Fairfield Properties in Babylon & spoke to Dawn Rubin. Immediately she made me feel comfortable, cared for and important. She was there every single steps of the way. She always picked up my calls & answered my emails. I had a fantastic experience with the Fairfields Apartments because of Dawn. She spent a significant amount of time helping me each & every time I needed her. She was patient, kind, professional and reliable. I am now a lifelong happy tenant of the Fairfields Properties and I have made it a point to tell other people about my positive experience every chance I get. I now have a brand new job this summer & I decided to transfer to another Fairfield Properties. Once again, Dawn Rubin was there to help me with the process of going from one Fairfield Apartment in one town to another. This kind of service & attention is PRICELESS!!! Update: Finally received our security deposit back less almost $600.00 for carpet removal and replacement...we lived there for 3 years, it's called wear and tear but okay. The new place I live in charges half as much and I actually have NEW appliances unlike Fairfield and bigger. Fairfield replaces the carpet and paints to give the new renter a feeling of the place being up to date but when you look at the microwave and stove and fridge you will wonder why they have not been replaced. Again, glad to be out! If you decide to rent beware of your rent going up up up and your home not improving the slightest with your rising rent. GOOD LUCK read more

Be warned, do not do business with Fairfield properties. Worked with a "carol" she was flaky and non responsive we had been accepted to a place. Upon walk through it was quite obvious they are cheaply made and poorly put together. We decided to go in another direction thank the lord. Unfortunately, we could not get our 200 of the 260 it costs to apply back. I feel bad for the people who are basically stuck there. Would give 0 stars if it wasn't an option. The blonde at the Babylon village office also needs to get over herself. read more

I'm looking to move to the Babylon area, and this apartment complex seemed like a nice, cost-effective option. I spoke with a "Carol" and asked if I could come by that weekend to take a look. She said yes, gave me her mobile number, and told me to call/text her with my time and price range. I don't live in the area, so I made arrangements to come out to Long Island and stay with family so I could see this apartment. Friday morning, I texted Carol - no response. I tried calling that afternoon - no response. I texted and called again (as did my boyfriend) on Saturday morning - no response. We even tried the general number listed on the website, but the switchboard had been disconnected. Later that afternoon Carol texted me and said she'd been off for a few days, so "possibly tomorrow" (Sunday) or Monday, which was ridiculous since I had told her I'd only be available on the weekend. At any rate, I asked if we could set something up for Sunday afternoon - no response. I tried contacting her one final time Sunday morning and never heard back. It is now Monday afternoon, and I never heard from her. I can't believe how unprofessional this entire experience was. I'm not sure why Carol didn't tell me she'd be away when I talked to her earlier in the week or at least have an out of office message in place for people trying to get in contact with her. I also don't understand why Fairfield didn't have other people in place to help. FYI - Sunday afternoon, we ended up driving by the complex anyway just to see it in person. There's a "nice" area (clearly where all the photos on the website come from), but most of it looks like a run-down shit hole. read more

DO NOT RENT AT FAIRFIELD OR YOU WILL REGRET IT! THIS IS A LONG REVIEW BUT PLEASE READ IN ITS ENTIRETY. MANY PEOPLE WHO LIVED AT FAIRFIELD ALSO HAD SUFFERED THE SAME ISSUES. ONCE YOU SIGN A LEASE YOUR COMPLAINTS AND ISSUES WILL BE IGNORED. FAIRFIELD PROPERTIES IS DISHONEST AND SCHEMING AND WILL LOOK FOR ANY OPPORTUNITY TO CHARGE YOU AND TAKE YOUR MONEY. I initially rented at Fairfield Properties in Babylon Village. I met with a leasing agent named Monica, who has also been mentioned in other reviews. She was completely unprofessional, crass and vulgar. I signed a lease but soon thereafter inquired about a transfer to Babylon Townhouses, further down the road. For months, I would call into the Leasing office to see if I could transfer and never received a return phone call. Finally, a year and a half later I did get a phone call from Monica stating that there was an opening and she was doing me a "favor" by calling me even though there were others next on the waiting list for the apartment in the townhouses. She also told me I would only have one day to make a decision if I wanted to transfer. I did sign the lease and transferred over to Babylon Townhouses and it was the worst mistake I ever made. The apartment had to be updated and renovated after the last tenant moved out. With only two days before moving day, it was still in shambles. The walls were gutted, no carpet was down and you couldn't even tell which room was going to be the kitchen and which was the living room. I was assured it would be ready. Needless to say, on moving day, I had to stall the movers because the place was not handed over to me until noon. Monica never showed up to give me keys so when I called her she told me to borrow keys from the maintenance worker who was finishing up and make a copy. I had to then return the key that I borrowed from the maintenance worker back to the leasing office being left with only the copy that I had made. Upon moving in, I had to call up because there were several things that were still in need of repair, like the bathroom door that wouldn't close. I moved in the first week of December and there were very bad storms. The gutters that were directly over the entrances to my apartment and the apartment next door were damaged. Anytime it rained it would pour down directly over the door ways. When temps dropped, the water would freeze which resulted in a sheet of ice that me and my neighbor used to slip on anytime we came out the door. I registered a complaint many times and requested repairs. I never heard back but several weeks later it was repaired. In the late summer, we had a very bad rain storm in the month of August. Rain poured through the roof and came through the bedroom ceiling and since the sump pump failed, I also had water 1 foot high in the basement. I was told by my neighbors that this property was notorious for flooding and should have been told about that when signing the lease but I was not. Due to the water damage and mold, the entire downstairs had to be gutted and repaired. It took over two months to complete. When I asked about a reduction in rent for the loss of living space I was completely ignored. For months, I made phone calls, sent letters, emails and faxes. 2 months later I received a phone call and was told I couldn't be granted a reduction because the finished basement was meant for storage and not as living space. This was a complete contradiction from what Monica had told me prior to moving in. One of her selling points was that people used this finished basement as a 2nd living room so even the furniture I had kept down there had to be thrown out. The vinyl tiles on the floor starting bucking and lifting as a result of the flood and I was told by the contractor that they couldn't be removed because there was asbestos underneath. The solution was re-gluing and applying pressure. After a few weeks they lifted once again. Just two months later, the basement flooded once again resulting in more water damage. I called it in but no one ever came to check it out or follow up. I mopped up the water and dried it out to the best of my ability but mold came back as a result. I couldn't wait to move once my two years was up. My lease expired on the 28th of November so when I sent in my check on November 1st, I deducted those 2 days off my payment. I also included a letter of explanation. I never heard back. Instead, when I finally received my security deposit refund in LATE JANUARY I noticed the days that I deducted were charged back and deducted from the amount that was due me. They also charged me for having to change all the locks because the original keys weren't returned. I did return the copies I made with a letter explaining to them that I never received the original keys when I was handed the apartment. PLEASE PLEASE PLEASE, if you are thinking of signing a lease with Fairfield Properties think again. It will be a horrible experience for you read more

i spent 30 bucks just to do 3 loads of laundry because the washers are so small i had to use 6 different washers . washers dont even clean ur clothes .. dryers dont even dry ur clothes ... i left my clothes to dry for 3 hours and they are still dry... service here is nasty.. everyone has an attitude ... rent is sooo expensive . what am i even paying for .. dont move here . look at the reviews this place sucks read more

My Situation trying to find a place for my son and I was extreme and needed a professional to act fast. I was blessed to come across Fairfield Babylon Village. Dawn R my Leasing consultant was professional, to the point and understanding of my time constraints and the need to act fast. Her OUTSTANDING customer service made the process go quickly and smoothly. Upon Moving I have had the pleasure of meeting Superintendent Naser D and his Staff. When you say kind courteous, clean professionals they take the cake. As soon as I called for an inquiry on a repair and I had some maintenance questions, he and his team members got back to me as soon as possible. I keep asking myself if this is a dream because this is a dream come true. I really hope this continues. Fairfield has so far been a great experience as this location is clean QUIET and truly a place where professionals could relax after a hard days work. read more
