When I first signed up to live here everything seemed great until move in day... The apartment was not cleaned so I had to spend 4 days cleaning it before I moved in. The closet doors come off the track and make it extremely hard to move. The utility's at this place after the Utility Package is around 300$ a month extra on top of rent. They charge 40$ a month just for trash! Went to turn the heat on in the winter and it didn't even work! After all of these problem occurred I asked for some money back because my apartment was unlivable. They said no and that they would take care of it all. It took over 3 weeks and 5 trips to the office before they would come fix my bathroom and dining room light bulb. Not a good place to live! Steer Clear! read more

The only good thing about this place is that fact that it has a fenced in back yard... however, for what we pay I wouldn't exactly call it a yard. It is more like a fenced in patio. The place is considered "pet friendly", but you're going to pay for it. The walls and floors are paper thin, you hear everything! We might as well have just Plexiglas for windows because they certainly don't do anything. In the morning there is frost on the INSIDE of our windows and water, not just condensation, as it "warms up" outside. The carpet comes up as you vacuum and not in that brand new plus carpet way... it completely comes off of its backing. The bathroom has black mold. You can tell that they tried to cover it up with paint, but it is very present around the tub. The tub had paint peeling off of it. The office staff is less than helpful and extremely rude, however I will say the maintenance staff is wonderful! We took over a lease and we still had to pay all the ridiculous fees associated with signing a new lease. They bundle your cable/internet, community trash and lights and water. Which would be great in theory to help save. Except you pay $100/month for JUST the cable and supposed "free" Wi-Fi. We had to provide our own router, or be charged $5 per month to rent one from Time Warner. The "cable" you get is terrible. There is nothing Time Warner can do for you unless you want to upgrade your service, which of course is additional money per month. With what is included for the TV channels you get 70+ channels and about 5 stations have 5 channels. So in reality you MAYBE get 45 other channels, that are terrible quality. Fairway also claims there is nothing they can do because they bundle it to "save us money." This is only the tip of it. Terrible place and can not wait for our lease to be up! read more

Fairway Lakes looks nice on the outside, but what you don't know is what goes on inside. The maintenance man Tad is the only good part about living here. He is as prompt as he can be, although things only get half fixed because of how old the apartment is. Everything is half-done and it shows. Counter tops are spray painted so it chips off easily, almost all the front of the drawers in kitchen and bathroom have fallen off, carpet was never replaced when we moved in and you could smell cat pee, dishwasher leaks (seal inside keeps breaking), screen doors are junk as they fall off every time you open it and STILL to this day do not have one for the upstairs sliding door (been there since August and said it was ordered when we moved in), and insulation is crap therefore making the heat run constantly making our gas bill almost 100 dollars a month for 2 poeple. Also, when I put in work orders (like for blinds that broke because the string frayed (not our fault)) they forget to even write it down! 2 weeks go by and I come to see if they were ever coming to fix my blinds and they didn't even have the order! As soon as I saw him right it down 2 days later Tad promptly came and switched them out! :) Another issue that we have is that they like to put stickers on cars as "going to be towed" on cars that look inoperable such as a flat tire or wrecked. It states in the lease that IF it is inoperable it is not allowed on the premises. If its wrecked and running how does that make it inoperable? My car got a sticker to get towed because of some rust! No where does it say in the lease rust is not allowed. Also there is not enough parking for 2 cars per building because some households have 3 and 4 cars parked making the people who have 2 cars park on the busy street! And they have chosen not to violate them and it states in the lease that 2 cars per household are allowed. And the messed up part about things you are not allowed to do (as stated in the lease) is that they pick and choose who they want to violate. Not allowed to work on cars in parking spots or in garages (as stated in the lease), but yet right down from me is a whole garage where they are CONSTANTLY working on cars. Where's their violation??? Last year there used to a groundskeeper that kept the grounds and area around the dumpsters clean. She is gone now and the grounds are ridiculous. Poop stations are always full, dumpsters are overflowing and have trash all over the place and I live right in front of a dumpster so that makes a difference. Because the poop stations are always full is that why people don't pick up after their pets? You constantly have to watch for poop mounds every two seconds when you walk through grass. Disgusting. Another major thing is that insane to me is that the force you to pay for cable and internet. They have a thing called first billing that gets paid with your rent (it includes water, sewage, trash, common gas, and common electric AND cable/internet). This is basically part of the cost of rent (that's how I look at it). It usually is about $250. $99.99 is the breakdown of what the cable and internet costs! What if I don't want it? Doesn't matter. That just doesn't make sense to me. During the season that the pool is open those trash cans stay full. Never emptied so there are always flies and bees buzzing around. The most disgusting thing I've ever seen was when I jumped in the pool with goggles on and see hundreds of MAGGOTS on the bottom of pool. EWWW! Lastly, the rent goes up every time you resign a new lease. So that is why we had to move to a different townhouse inside the same complex, last August, so we could have our rent stay the same instead of them just not making our rent go up. We had to do that because the cost of living here is outrageous. Only good part about the high cost of rent is that you get New Albany schools which is great, but still don't think it is worth it. I would agree with everything that Chelsea M. said. I have never posted a negative review online in my entire life but I have had a terrible experience here. I have had multiple maintenance requests that were either completely ignored, or not handled in a timely manner. In fact, I have had TWO windows that were wide open, fall out of their frame with someone standing near by. I even asked for maintenance to look at the second window when I put the request in for the first one, because it didn't seem stable. They said they completed my request but 6 months later the window fell on my boyfriends head. The leasing office also made it clear that they did not think that falling windows was a much of a safety concern as I did. There is a MANDATORY cable bundle that is not included with the advertised rent. This bundle took my advertised rent of $799 to a total of $1025 due on the first of each month. If you are not ready to pay $1000+ this community is out of your budget. The cable/internet is provided by Time Warner, who also has terrible customer service. In fact, I complained to both Time Warner and the leasing office for months and months that the wireless internet was not working. I finally convinced Time Warner to send someone out and they said that when Fairway Lakes repainted, they painted directly over the cable jack (not even the plastic, straight down over the jack). The gentleman also said that the person who had originally installed the modem would have known that this would cause a problem and was too lazy to fix it. This is my second time with Time Warner and I have had extremely better experiences with both ATT and WOW as providers (less expensive and better customer service/better wireless service). It is very frustrating that you don't have options in this regard. This cable bundle is also subject to change at any time, per the lease, and the price of cable has already gone up once since I moved in. I wish I could show you the picture I took of a pet waste station that was overflowing with Pet waste bags for more than 3 months. It was disgusting and due to lack of care, the bottom has rotted out of all but 1 pet waste station on the property. When I complained to the leasing office manager, she said that she walks the property weekly to make sure that it is maintained. I also sent the pictures I took to the home office and their representative replied that they consider the property to be "relatively clean." Prior to my lease renewal, the home office representative also said that they had plans to replace the pet waste stations with new ones and had already ordered the replacements. After my lease renewal, the leasing office manager let me know that this had never been the plan and 6 months later the useless, rotted ones still sit on the property. She did mention other improvements that they were making but I really do not appreciate being lied to. Upon lease renewal, my rent was raised $80/month (this is more than double the average raise for the area). The lease stipulates that you have up to 30 days prior to it ending to decide if you will be moving out or staying. The property sales representative presented me with the $80 raise 3 months prior to my lease ending and threatened a $100 raise if I did not sign immediately. My neighbors, who opted to move out, were offered at the last minute to stay with no raise in prices at all. This company cares much more about profit than their tenants. In fact, a tenant created a social media page that was dedicated to their terrible customer service. Instead of fixing the problem, they sued the tenant for defamation. PRO: the backyard is great, especially with dogs. CONS: where do I start? The apartment is filthy when we moved in. The toilet was dirty, as was the shower (the drain was clogged as well). The washing machine was connected wrong - we cannot wash clothes on the cold cycle...only hot water comes out. The closet doors were off the tracks. The handle to the refrigerator fell off. The front door would not shut properly. While trying to open the bedroom window, it completely fell off (YES, COMPLETELY OFF). Called Emergency Maintenance 4x, left messages (none of which were returned)...what good is emergency maintenance if they don't pick up or even return your call? They FORCE you to pay $100 for internet/cable even if you don't want it (is that even legal?). They did not disclose this up front; it was only once we were signing the lease that they informed us of this ridiculous charge. I could go on... read more

This is not a good place to rent. The worse thing about this place is the parking. The townhomes have no assigned parking. Which means you will have to park a mile a way from your apt due to the design of townhomes...all the apts in 1 building want same parking spot. Which sucks. Then on top of that there is no sign saying visitors lot..so your neighbors will not only take your spot but their visitors as well. Leaving you walking in the rain or snow to walk to your apt while unloading groceries. It would be easy fix..by just labeling and signing spaces according to apt location. but management will not take the effort. Rent amount is not worth it. You will get deal at sign up, but then rent goes up 600-1300 per year when renew. beware of the hidden fees...Heartland. Which is cable,..$89.99 for the insight 40 buck pkg. and also includes water for your building..and community electric and pest control. Which is a scam. no lights outside work..its scary and unsafe. and there is great big giant bugs that look like roaches. its too embarrassing to even have visitors over in my opinion. these bugs crawl in food, come out and crawl walls and ceiling at night...and GIANT black ants too. all over the stove, and behind the stove. I cannot stand it!!! I spend all evening cleaning up in fear that a crumb is left..no matter how much cleaning BUGS still problem!!! and fairway does nothing. but charge us for pest control. So a lot of fees but no maintenance! Also, cops are always called here due to teenage boys walking around smoking weed. These boys will also bully your kid at bus stop..and smoke cigs at stop and on bus. Other unruly teen boys attempt to run over younger kids and obsene jestures too.Same three boys drink beer in parking lot on saturday night and throw bottles in lot. Dogs poop everywhere...dont plant flowers. wont last for 2 days. New people in office are rude and nasty. not helpful at all. You will be cold in winter, although has bill runs about 300. and HOT in summer...although electric is over 250. Especially the bedrooms...master in particular. do not get cool in summerif you put in extra window air...prepare for bigger bill. Water pressure is so low you cannot rinse shampoo out of hair. Basement has mold...they paint over it, and it comes right bk. screen doors do not work..hang off. No privacy. can hear thur walls. my neighbors are neighbors from hell. This is the absolute worst place you could move in to. The staff (Peyton) will LIE to you about the utility bundle fee, the 48 hour maintenance "guarantee" (hilarious), the condition of the housing (literally falling apart, floors sinking in, floor boards squeak through every single inch of the house), he will lie about anything to get you to sign a lease. He will then send you MULTIPLE personal texts about writing a google review about him so that he can WIN A STAFF CONTEST, even though this guy will all along be giving you 100 reasons why they cannot simply change the old, dirty, never shampooed carpet from your home you spend over $1400 a month on. All of the wood under the sinks are wet, molded and mildewed. When I asked them to change that (not safe, mold allergy!), they came into my house (didn't call, I was in my underwear in my kitchen, they didn't knock either), and they didn't replace the wood, they COVERED it. Doesn't fix the mold issue! There is black mold EVERYWHERE in the shower and I said that day 1 of living here, I've been here since December, still haven't fixed it, and I keep calling. The doors to the closets are ghetto and fall off every time you slide them, instead of fixing the track they wanted to take the doors away entirely, so I would be left with NO closet doors. The ventilation is a joke, your gas bill will be so high because the middle floor barely gets any heat and ALWAYS stays cold in the cold months. ALL AIR VENTS ARE PACKED WITH DIRT AND DUST. Literally seeping out. They don't wipe anything down before you move in, like the insides of cabinets and drawers. So you must do that yourself. All of the outlets are so loose nothing stays in them and they are dangerous because they spark when you plug things in! They don't provide you with bath tub plugs, kitchen sink plugs, or a middle shelf for your refrigerator. When you call to talk about the LEGAL VERBAL AGREEMENT that Peyton made with you about your utility bundle, he will LIE HIS A$$ OFF on the phone (it's recorded), and try to make you feel like you're wrong. They do things awful here. Lots of legal issues with how they got me in on a lease. I absolutely hate this place and I wish I had NEVER stepped foot into that leasing office. I have a friend that stays here and Peyton said she would get $500 off of her months rent once I moved in AND WE HAVE A FLYER FROM THEIR WEBSITE STATING THAT AMOUNT FOR REFERRALS (I moved into a townhome) and he REFUSED to give her any more than $300. She even called their corporate office. I suggest you run far away from this place, or, if you're a lawyer and you are reading this, TAKE THEM DOWN! They are CRIMINALS here. They are lying to get your money. They do not do shit here besides change the balloons outside and sit in that leasing office. The leasing office staff is deplorable. The maintenance guys are great but it is up to the idiots who run the show to tell them what to do. This place is low quality, ghetto and an embarrassing place to live. read more

Whatever rent they quote you be prepared to pay an additional $200, minimum, on top of that for trash and water. Mine usually varies between 230 and $250 a month on top of an $1100 a month townhouse. They tell you that that fee also includes basic cable and Internet, which it does but the Internet is so weak he will be forced to upgrade it. For that $1100 I get floors that continually squeak and a furnace that shut out six times this winter but they kept on trying to Jerry rig to get it to work. The walls are very thin, you will hear your neighbors sneeze. If you're unlucky enough to live beside a dog owner, you yourself are now also a dog owner, you were here every single yap. Because the floors squeak you will hear every single time your neighbor goes up and down the stairs. I have been woke up by impromptu people who decided to get drunk and making noise on their patio next to mine, dogs barking, neighbors fighting, etc. management does nothing when you bring it to their attention. Whatever repairs they did to the basement wall before I moved in didn't last more than a month. The wall weeps every time it rains. I have had to kill mold. The pool had to be closed this summer due to health concerns. Apparently the filters weren't working well enough and there was paint peeling on the pool walls. The grounds crew are either understaffed or really don't care. When people miss the trash dumpster it's pretty much just gonna blow around the complex indefinitely until a resident decides to pick it up. I came here because of limited time to look for a place. They advertised that everybody had fenced in backyard, but that's actually less than 10%. The maintenance overall is extremely weak. The people that painted were obviously paid minimum-wage. The carpet is threadbare and my guess is it's extremely cheap and certainly more than a decade old. If I turned on the microwave at the same time I had a space heater on ( I had to have space heaters because I never knew when the furnace would cut out) it would trip a breaker and the power would go off. If I had it to do all over again I would stay at a hotel and research thoroughly before deciding. Look on Facebook and other places there are more reviews than on here, they are very telling. read more

I advise potential renters to stay far away from Fairway Lakes Apartments. My husband and I were supposed to move in June to this apartment complex. We had nothing but problems since the new manager took over our agreement. I had to constantly keep calling the office about our paperwork in attempt to have everything ready by the time we were to move in. I never received one phone call back from the new manager even though I was told that I would. We were shown a beautiful model in March by an associate whom does not work there anymore. When we went to do our walkthrough of the apartment it was a disaster. The shower door would not open, the shower and tub were stained and disgusting it looked as if they had tried to paint over parts of it to cover up the stains, along with a multitude problems. We discussed our concerns with the manager and were told they would be resolved and we would receive a call back when everything was ready. Well our move in date came and passed no call received. My husband went to discuss the matter with the manager. She then raised her voice and yelled at him. Please stay far away from Fairway Lakes this is not a complex that will treat you with respect. read more

I moved to Fairway Lakes on Little Turtle Friday January 27, 2012 and since then I have had nothing but issues since. Approximately six days after I moved in I received a letter advising that an engineer would be conducting inspections and needed to view an occupied apartment of each floor plan. The letter further advised that my apartment was chosen because it represented the best of the best in the community. I immediately went to the office and spoke to Rebecca who advised that it wasn't a big deal, it was just a walk through and she heard that my apartment was really nice. I was present the day of this "walk through" (that didn't go past the kitchen) and the inspector left a small tin can and advised that they were testing the air quality. I researched the company and found out the tin can that she left was a test for radon gas. Neither the letter nor the leasing agent advised of this test and why it was being conducted. To date I have not received the results of that test. Other issues include: Being without a refrigerator for approximately eight days. There was a loss of food and had to purchase a cooler to keep water & juice cold for my children. Reported ants in the kitchen and hallway bathroom on more than one occasion. Reported visible grime and what appears to be mold on both the bathroom faucets. Requested to have those replaced and that hasn't been done. Reported that the toilet in the master bathroom is not mounted on the floor which has the water continuously running. Maintenance advised that they needed to order parts over two weeks ago. Toilet still hasn't been mounted. Reported that the blind in the master bedroom needed to be replaced and it took over three days to have it replaced. Because the window faces the street I went out and purchased a blind since it took maintenance over 24 hours to replace. Received bill from First Billing that includes a common electric charge however I pay American Electric Power for electric services. On that same bill I'm being charged for cable/internet that I was told was included with the unit. I was told that I would only be billed for equipment from Insight Cable. After speaking to a rep from First Billing she advised that Insight Cable and Fairway Lakes have a contract with a negotiated rate of $89.99 per unit for basic cable/internet which at no time was I made aware. Prior to moving in I scheduled an appointment to have my own cable installed with Insight with what would have been affordable for me. I was told to cancel that appointment since the cable was included with the unit. The noise over top of my head from the neighbors who want to blast their music all day and night. I was locked inside the apartment because the knob on the door wouldn't turn. I had to go out the patio walk around leaping over the abundance of dog poop to let myself in from the outside. It was suppose to have been repaired however within two days the door started sticking again. Now that I want to be released from my lease they need 10 days to make the repairs. What about the last 50 days when I'm reporting problems that are going unnoticed? Don't be fooled by the Craigslist post like I was. I contact the leasing office on a daily basis about something. The leasing agents seem to be so unconcerned and have things done on their schedule (if they remember to schedule it). I'm working hard to get out of this lease even if comes down to getting an attorney. From April on there rent will be in escrow until I'm out of this nightmare of a lease. read more
