It's done, it's over... I remember my parents driving us to this mall when I was a kid. Toy stores, hobby shops, arcade. The 1990's reinvention of updates and food courts. It's a ghost town, unsustainable in its current form. The land is worth more that than the business that occupy it. "Food court" had 2 places to eat, only 1 was open and neither were a popular chain. I remembered it being packed full of people, you'd have to zig and zag to avoid them. Now you have to try really hard just to find someone who isn't working at the "mall". Just fill your tank and drive to Birch Run. My parents and I went there and the mall has like 10 opened stores and they all either have terrible options or smell like weed or both (mostly just the first though). Also the lady at the Auntie Anne's said they didn't even serve pepperoni pretzels (the stand was dead and it was the afternoon, which means there was no reason for there to be stock issues and also sums up the mall in general, especially because we went on a Saturday) which makes literally no sense because they had stickers for pepperoni bites on the display. Why would you not be able to stick a couple slices of that pepperoni on a pretzel at the very least? Genesee Valley Mall level garbage except surrounded with stores that are just as bad when it comes to options. read more

Very weird mall... a few stores appear like they're trying, the rest, no. The mall is shabby and needs upgrades. The good country is spacious, yet lacking. The floors, sitting areas, and exterior need work. I noticed a bunch of dated-looking stores, a sears store in its final clearance sale and a ton of vacant storefronts. They have a Macy's, Yankee Candle, FYE, H&M, Claire's, Francescas, Sears (store closing up), VS, and a some weird middle of the mall crap. There wasn't terribly much to see. I half expected to see tumbleweeds. It was a sad little ghost town. Honestly, while the VS store was nicely upgraded, my wife and preferred the Flint location. Same with the Macy's and Yankee Candle locations. None of the stores really had any customer service and were stocked by employees who openly had attitude, were rude or acted like you were furniture. Very odd. No wonder this mall looks like a dinosaur.... some elbow grease, cosmetic upgrades and a few pleasant, acknowledgment smiles from employees could go further. Fashion Square Mall isn't necessarily a dead or even dying mall..but there sure were a lot of empty storefronts there. The mall seems dated and to have seen it's better days go by long ago..but on a Sunday morning a couple weeks before Christmas it was pretty busy. Besides the empty storefronts, the other thing we noticed about this mall was that the stores themselves were a lot smaller than they are in other malls. American Eagle & FYE are two stores that really come to mind, we noted that they might be the smallest versions of those two stores that we've ever been to. The food court seemed alright..they had a Taco Bell and a SBarro, so in my book that's a pretty solid food court. Pretty average mall overall. They seem to keep up with things, it seems old but not like it's falling apart. All they have to do is get some of those vacancies filled up. And maybe consider allowing some of the existing stores to expand to bigger storefronts. I would go back to this mall if in the area, but I would seriously feel jipped if this was my local mall and it had the store sizes it does for some of it's more popular stores. read more

It looks less deserted than Midland Mall but it still lacks a good selection of shops. They have the usual H&M and Yankee Candle as well as some seasonal stores and stands. The design seems trapped in the 80s and the chairs have never been cleaned. I know that there's no way to redo the building but at least clean the chairs and put in some plants. read more

This is the only mall in Saginaw with anchor stores macy's, sears, and jc penny's. The other stores have rotated fairly frequently, but you can generally expect to find lower end merchandise, and a few higher end designers. read more

I've been coming to this mall since I was a kid. It has gone many ways. But it seems to be on the downslide now. There are many vacant stores and those that are here do not seem busy. I don't know what the future will bring but I'm not sure malls are the place people like to shop anymore. Nice clean mall with great variety of stores NO it's not biggest but it serves it purpose and has all the stores necessary to full fill my shopping don't have to deal with big crowds. It's simple shopping at its best read more

Fashion Square Mall seems to have come back from the brink of death this Christmas season. The stores are bright, beautiful and full. The place is clean and vibrant. The one thing that is SORELY MISSING is the "park feeling" the place used to have in the mall itself. Where the HECK have all the seating areas gone???? It is SO IRRITATING not to have a place to sit while waiting for someone to shop in a store!!!! There seems to be about 4 park benches in the entire place. And before someone says, "That keeps people in the stores shopping", no, it will keep me popping in and out of the mall for what I need and not going to the mall for the day to walk around enjoying a day of shopping. I will gladly increase the stars and update the review if things change! read more

Who would venture out to this mall? I can't believe the condition of the parking lots. The area behind Macys and Penny's has pot holes that will swallow your tire. There are so many it's like driving an obstacle course. Why would you not patch these? Mall looks very very worn down and not cared for. It's a shame when the outlet centers and Walmart is cared for better than our Regional Mall. read more

This is a ok place to go shopping.I just doesn't seem the same as it used to be. I used to love going there as a kid and playing in the arcade, but now it seems less active. Maybe it is from the Amazon effect. I will still shop their and support the local community. read more
