Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

The other night the same happened, the raging alcoholic tearing up the house, outside screaming and cussing at the top of his lungs. Police was there 2 times in less than 1 hour. Upon contacting Rainbow, they simply say there is nothing they can do about the problem. Next step is filing a civil complaint with the city against the Realty company. Bottom line is criminal background checks and employment verification needs to be a must. I sure hope Noone else has to deal with unruly neighbors like us because here is literally NO peace here.

Discover Properties has a long, long way to go before I could ever begin to fathom recommending…read morethem to anyone I know or love. I have been a renter under Discover for nearly six years at this point. During my six years I have had my fair share of shady business practices as well as continual back and forth with the office. From my perspective, Discover cares about themselves and their owners. If you are tenant you will be a rather low priority to discover. The reason I am giving a two star review, rather and a one, is because if you are ambitious and tenacious enough small progress can be made. However, that progress will come at a cost. You will be gaslit and often made to feel like an inconvenience for asking for any changes or help. Discover properties will almost always hire a subcontractor to perform maintenance or repairs. When you advise discover that the quality of the contractors hired is subpar at best they will argue with you, or ignore you altogether. Two examples I have are 1) When I needed bathroom repairs due to water damage, and having a rather not so great sink/bathtub surrounding. I asked to have these things replaced/repaired. Discover reached out to the owner for approval and hired a team to come perform the maintenance. However, the guy doing the bathroom work used extremely foul and vulgar language and griped and complained about his work the entire time. I work from home for a call center. His extremely loud cussing and griping could easily be heard by the professionals I was trying to assist. When I advised discover of what was happening they did not rectify the situation or even stop doing business with this contractor. And 2) I asked to have a gas line connected to a new appliance. The landlord approved my request and discover sent out an unqualified 'plumber' to do the project. When I noticed a really bad gas leak they sent the same guy over five more times to attempt to fix it despite me and the gas company asking for a licensed professional. I went nearly a week without access to hot water, heat, and the ability to cook! Each time I asked for help it was made to seem as if I should be more appreciative that they were trying to help me and that I was the bad guy for wanting/requesting the appliance be connected to the gas line in the first place - rather than anyone accepting that the original contractor was not competent in gas line work and should not have been doing it in first place being he was not licensed. The tl;dr here is that if you are considering discover properties. Know it comes at a cost as discover will drag their feet, not hire quality professionals, and make you feel like you are the crazy one.

I paid a professional 500.00 to clean out the house because the reviews I read said that they will find something to charge you for and try to sue you. They still charged me 370.00. They make it so tedious to dispute the charges so that its easier to just pay them. They charge to come out to fix the garbage disposal, they charge to unclog the drain, and it waz never totally fixed because it continued to drain slow. We continue to contact them about problems and they drag them out. So when we moved out it was still draining slow and they are charging us for a problem they previously charged for, but nevet fixed. They are charging us for window screens that were NEVER installed, they are charging us for a porch light that nevet worked. I do not recommend any rent from these people especially if you are living paycheck to paycheck. I cosigned for my daughter and I feel like if I wasn't there to help guide her they would have charged her for much much more. The last problem i will speak about out of MANY is the air filter. They gave us the wrong size and when there was a problem they tried to say we put it in wrong. I had my daughter video tape the maintenance man while he was replacing it,he said in video that THEY had put the wrong size, and they still tried to charge us.
